The extension to the park comprises of three new self contained office buildings up to three floors affording a total of approximately 8,579 sq ft (7,58 sqm) of Grade A office accommodation over open floor plates with suspended ceilings and raised access floors throughout. The buildings are of typical concrete frame construction with a mixture of clad and glazed facades to all elevations, and sit within an environment of another similar height commercial properties and residential premises. Weybridge Exchange provides excellent services including ADSL, ADSL+, SDSL, C WBC, FTTC and FTTP (to some areas) plus the availability of LLU services from Vodafone, Talk Talk and Sky all over BT infrastructure, plus comprehensive fibre based business services. Based on the existing standard copper services, it can offer broadband speeds of around Mbs at this time. This exchange has been enabled to provide BT Infinity services over FTTC technology with speeds of up to 80Mbs download and 0Mbs upload and is currently indicating availability to this location, albeit subject to actual building connection (Data via the BT website). Chertsey Exchange to the north west affords a similar level of services and could provide a level of diversity and resilience across BT business services should it be required. Telecommunications carriers with owned infrastructure located adjacent to the park are listed below for information. In addition to these, there are a number of alternative carriers that can provide service, albeit over a third party network such as BT. It must be noted that the presence of infrastructure within the search area does not constitute availability of service. British Telecom Tel: Virgin Media Tel: The BT copper and fibre services available at Weybridge Exchange, and added resilience of a second exchange afford Weybridge Business Park an excellent level of services to meet today's business needs, with the added advantage of good diversity and resilience opportunities. The physical presence of an additional carriers infrastructure to BT from Virgin Media on the park and in the local environs affords a choice of alternative carrier to provide fibre services to any incoming tenant, albeit subject to potential new building entry requirements and a degree of network extension to achieve connectivity. Based on the location and serving cells, it is envisaged that a good/variable level of coverage will be present throughout the buildings for G, G and G services, with potentially some degradation of services within internal areas or lifts. In cases of coverage issues, each of the operators can provide solutions to enhance their service of which we can provide details and assist in their procurement and installation should they be required. This extends to full in-building coverage, or specific areas or floors by means of Femto Cell technology. Further to the coverage levels, the availability of service is dependant on capacity. This is the volume of data and simultaneous voice calls the macro cell can accommodate at any one time. Capacity issues result in network busy messages or dropped calls. The level of capacity can be addressed by the operators should the building be populated with a high number of users on a single network which will impact on both them and others using the same cell. Any high concentration of users within the building may impact on the capacity available especially if this is confined to any one single network operator. The purpose of this survey was to clearly identify the presence of all existing fixed telecommunications carrier s infrastructure on the park, adjacent to the new buildings, or within the local environs. LOOKIG EAST ALOG ADDLESTOE ROAD SITE AERIAL VIEW (Site of new buildings highlighted in red) LOOKIG WEST ALOG ADDLESTOE ROAD Local Carriers Weybridge Business Park has access for telecommunication services from the main entrance on Addlestone Road from the north, plus further access from the east via the secondary entrance on Hamm Moor Lane. The existing level of telecommunications infrastructure within this area and the local environs extends to that of BT and Virgin Media. Typically BT presence is extensive with a number of chambers and cabinets located at the entrance on Addlestone Road (See Photograph ) and further chambers and cabinets on Hamm Moor Lane (See Photographs, & ). Service provision across the park to the existing buildings is good with noted chambers on the park to suit (See Photograph 5). In addition to BT, the level of infrastructure for Virgin Media (albeit historically marked CATV or TL ) is extensive with noted chambers and cabinets in the footway and carriageways on Addlestone Road and Hamm Moor Lane (See Photographs 6 & 7), with infrastructure extending onto and around the existing part of the business park. Typically existing chambers are located in the footways to the existing buildings (Building & ) either providing service or with the potential for connection at this time (See Photographs 8 & 9). It is understood that BT services will be provided centrally into each of the buildings to suit from the existing external network as part of the build. Based on our inspection of the current level of Virgin Media infrastructure on site, we conclude that this can be extended where required to provide connection into each of the new buildings. However, we are not aware if this is to be completed under the current build or will be subject to extension on a building by building requirement to suit future tenant requirements. Page 5 of 6

This exchange has been enabled to provide BT Infinity services over FTTC technology with speeds of up to 80Mbs download and 0Mbs upload and is currently indicating availability to this location, albeit subject to actual building connection (Data via the BT website). However, the current level of business tariff services available from BT will provide an excellent level of service at this time affording any level of speed and bandwidth required over fibre products. Furthermore, there are a host of companies that can provide enhanced products over the existing infrastructure providing smaller businesses a more affordable level of service if so required. The presence of Virgin Media on the park adjacent to the existing buildings, with potential to extend into the new buildings affords a choice of carrier to provide additional fibre based services albeit subject to potential new building entries, connection, wayleave and/or third party agreements. Summary Based on the local carrier infrastructure and the availability of services from BT s local exchange, we consider Weybridge Business Park has an excellent/good level of connectivity with the ability to enhance this by means of additional copper or fibre services from BT where required. In addition, the presence of Virgin Media on the park and able to provide a range of fibre based products to suit any tenant requirements greatly enhances the level of connectivity at this time.
