We are Schoo Management, Inc. and we manage the day-to-day affairs of your Association. We will need your information regarding your purchase to update our records for the Association. Enclosed is an owner questionnaire which requests information necessary to maintain accurate Association records. Please complete the form and return it to our office at 9411 Cypress Lake Dr. Suite # 2 Fort Myers, FL INCLUDE YOUR ADDRESS ON THE CHECK. DO NOT SEND POST-DATED CHECKS. THEY WILL NOT BE ACCEPTED Please let us know if you have not received Association Assessment Coupons so that we have some some to you directly. Please return your Assessment payments to the bank lock box at P.O. Box 9019 Naples, FL Any address changes can be made on the coupon or may be mailed to our office at 9411 Cypress Lake Dr. Suite # 2 Fort Myers, FL We have also enclosed a form for automatic withdrawal for your quarterly maintenance fees. If you wish to participate in this service, please return the form with a voided check in the enclosed envelope. Please note that it takes 10 business days to process. All Association related requests must be in writing and directed to our office. We maintain a 24-hour answering service for Association emergencies. Visiting our office? 2 RENTING OR SELLING YOUR HOME: If you are going to rent your home, an application must be filled out and sent to Schoo Management with a copy of the signed lease agreement, along with the application fee of $ plus $25.00 for each adult 18 years of age or older that will reside in the home and also a separate damage deposit fee of $ If you are selling your home an application must be filled out and submitted along with a $ application fee to Schoo Management. For Leasing or Home Sales Application forms, please contact Schoo Management, Inc. at or visit the HOA s website mycasadellago.com. MAINTENANCE FEES The amount of your maintenance fee is based on each owner s prorated share of expenses as determined by the approved current year s budget. Your maintenance fee is due quarterly on the 1 st of the month. It is important that your fees are paid no later than the 10 th to avoid any late fees. Maintenance Fees not paid by the end of the month will be subject to collection, liens and possible foreclosure. You are encouraged to complete and send in to Schoo Management, Inc. the form for an automatic withdrawal program in which your fees are electronically deducted from either your checking or savings account. Also, please notify us immediately of any change in address, telephone number, address, etc., including dates of change from primary to secondary (northern) address. DOCUMENTS Please be sure to read your documents carefully so that you become familiar with your rights and responsibilities as a homeowner. VISITOR When a visitor arrives at the entrance to our community they can locate a resident s name in the directory by pressing the up or down arrow keys. Next to each resident s name is a three (3) digit directory number. Enter this number into the keypad. The entry system will telephone the selected resident. If the resident is home the following should occur: 1. answer the telephone 2. verify the legitimacy of the visitor 3. press the number 9 on the telephone keypad 4. the entrance gate will open and allow access to the visitor RESIDENT When a resident arrives at the community s entrance he / she must enter their access code on the keypad. After the access code has been correctly entered the entry system will open the entrance gate and allow access into the community.
