1 Tucson Association of REALTORS Monthly Statistical Digest July 27 FOR IMMEDIATE RELEASE: August 13, 27 CONTACT: Judy Lowe, President - (52) Rick Hodges, CEO - (52) LETTER FROM THE PRESIDENT There are a number of interesting statistics to report for July 27. After rising for several months, both average and median sales prices have decreased compared to this time last year. The average sales price in July 27 was $268,983, down 1.73% from $273,717 in July 26. Median sales price also decreased 2.78% to $218,75 in July 27. Pending contracts were up last month, rising 63.18% from July 26. Pending contracts totaled 1,777 in July 27 our second largest total this year. We should see these contribute to an increase in unit sales for August. Unit sales in July were down 1.51% from last year, totaling 1,98. New listings are also slowly decreasing, down 3.52% from July 26 to 2,766 in July 27. The number of new listings taken each month has slowly decreased over the summer from a high of 3,85 we saw in April 27. 2 JULY 27 RESIDENTIAL SALES OVERVIEW Sales Snapshot Home Sales Volume Decreased 12.6% from $335,85,8 in July 26 to $295,343,432 in July 27. Graph on page 4. Home Sales Units Decreased 1.51% from 1,227 in July 26 to 1,98 in July 27. Graph on page 3. Average Sales Price (all residential types) Decreased 1.73% from $273,717 in July 26 to $268,983 in July 27. Graph on page 5. Median Sales Price Decreased 2.78% from $225, in July 26 to $218,75 in July 27. Graph on page 8. Pending Contracts (not yet closed in escrow) Increased 63.18% from 1,89 in July 26 to 1,777 in July 27. Graph on page 9. Sales Analysis Pending Contracts Up Over July 26 Pending contracts in July 27, totaling 1,777, rose 63.18% when compared to last July s total of 1,89. While down from last month, July still had the second largest amount of pending contracts for the year - which we should see translate into sales units next month. New Listings Decrease Over Summer The number of new listings has steadily decreased over the summer, after reaching a high of 3,85 in April 27. The number of new listings in July 27 was 2,766 - down 11 listings (or 3.52%) from July 26. Average Sales Price Decreases After posting year-over-year increases since April 27, the average sales price in July 27 has dipped below what we saw in July 26. The average sales price of $268,983 is down 1.73% from $273,717 in July 26. Active Listings Decreased 2.94% from 8,955 in July 26 to 8,692 in July 27. Graph on page 1.
