You will learn how to prevent design-intent loss, making sure the design stays relevant during the complete project process. Software tools that work well together is the key to success, and this class will focus on FormIt 360 software to Revit Architecture software. There will be stops along the way into 3ds Max Design software and Navisworks software. Use the full suite to streamline a process and stay within your fees. 2 Learn how to effectively create a process leading from design to document Schematic Design Using Sketching software to create and prepare the general view of the project This process with FormIt can easily be used in the client meetings to facilitate the detailed discussions for the project. At the end of Schematic Design the project needs to move to Design Development, by using FormIt the move to Design Development takes the concept into the documentation software.. Using FormIt to move forward Use FormIt to transition the sketch created into Revit, you can even take that SketchUp model into FormIt then Revit. First you need to clean the sketch model, either in SketchUp or FormIt the model still needs to use solid surfaces, closed geometry, and simple modeling practice. Garbage in is still garbage out. Even if the Principal or Project Manager, who are the client contacts, use SketchUp you can transition to Revit through FormIt. FIGURE 1: FORMIT PROJECT TRANSITIONED FROM SKETCHUP 2
3 BIM Execution Planning In order to provide the information required while still making a profit you need to make sure the BIM Goals and Deliverables have been discussed with the client. The Client should be educated on what you are willing to provide per your standard fees. A standard fee usually includes DWG files, standard coordination practices using Revit at LOD 300, and Construction Documents. Extra services should be added for Navisworks Clash Detections, a higher Level of Development, working with an FM contractor, providing the model at the end of the project and so on. Identify the BIM Goals and Uses Identify the BIM Goals as setup by the Client and Principal, what was the discussion on the fee and what the goals would be. Once the measurable goals have been set you can start to identify the BIM uses. Some examples of BIM Goals from the PENN State BIM Execution Planning guide: Increase Field Productivity, Increase effectiveness of Design, Accurate 3d Record model for FM Team, Increase effectiveness of Sustainable Goals, Track progress during construction, Identify concerns associated with phasing on campus, Review Design progress, Quickly Asses cost associated with design changes, Eliminate field conflicts. What are the Deliverables Remember to focus on the contract for this piece. It s important to understand what was discussed and promises made by the Principal/Project Manager in the fee agreement. You should also be prepared to mention items missed, question them to find out if the client discussed additional resources they may want to use, or if the client made any passing comments about what they want or possibly could require. It s important to be prepared, getting that call in the middle of the day from a technician asking if they can send an owners consultant the model is not fun for you. Understand the Fee s established Your office should have a standard list of fees and what is covered in those fees for each project. Make sure you clearly understand them and now what is required of the model to achieve them. Identify the Level of Development (LOD) What level do we need to provide and accomplish the BIM Goals and Uses? The Construction Documents only require LOD 300, but what if we are required to provide a model to FM, or if there is a Record model requirement? The LOD would have to change, and in that change there are extra fees. Don t give away your ability to provide a higher level of development, and don t do it for free. Focus on the deliverables Efficiency is the key, don t over model or under model. Focus on what the contract requires and provide that, nothing more nothing less. File out and write up your BEP (BIM Execution Plan) The information added to the BEP is meant as a living document, this document should change as the project grows and changes. Anytime you receive an extra service fee, or there is a new requirement by the contractor, this needs to be added to the BEP and sent to all consultants involved. 3
4 Template Changes Changes View Templates, and View organization Organize your project browser so there is a sketch chapter to keep all the FormIt massing. Setup a View Template that has Mass turned on. This information needs to be added to your BEP. Figuring out the families When you bring in the FormIt mass it comes in with a lot of families, pay attention and prepare to purge when finished with process. Design Development Design worksflow The Design workflow involves processing the FormIt file into Revit, keep the design intent intact. Make sure you open the file in the original modeling software, you will have to likely do clean up. You can use this time as a learning process for the Principal/Project Manager designing in it. Clean the file by removing extra, or lost lines in the file, making sure you have closed geometry, and remove all those floating objects. Here is a video that takes the sketch from SketchUp to FormIt - AU10743 Design Workflow Video 1 Once you are satisified with the file in FormIt lets move it forward to revit: AU Design Workflow Video 2 Bringing the sketch into Revit Once you have the FormIt mass into Revit begin modeling with the Level of Development (LOD) that was discussed during the BEP in mind. It s important to use the information given to in FormIt or SketchUp and following the design intent. Participating in the process Once you have moved the mass in line within Revit you will want to make sure the client is still involved, keeping their approved design moving forward. Send them a link to the free viewer form Navisworks Freedom, let them walk through the model. When they walk through the model elements can be identified, it can also help give them the feel of the building. Make a client feel involved can help the process if the owner is educated fully. Visualization Now that you have the design in Revit you can use Revit Interoperability with 3Ds Max, allowing the ability to live link in the model. When design changes happen in Revit they are then updated in Max, thus pushing the button on visualization needs takes less time and less design loss. The days of remodeling in 3Ds are over, link it.. 4
5 Construction Documents Begin the Construction Document phase The first step in every phase when working in Revit is to archive the model. Once the model is properly archived remove all views that do not follow through to the next phase. It is now time to remove the FormIt families, and Sketch Phase views. Once the Construction Phase begins you will need to have a kick-off meeting with all consultants. Go through the BIM Execution Plan with them, talk about model ownership and responsibility. Make sure all the objects set to be used in the model meet the required Level of Development. Move the model forward When you move to the next phase you will need to adjust your project browser. In an ideal world you keep to just 2 chapters; sheet views and model views. We all know this isn t usually possible, phases don t have a clean end and beginning. Try to keep the chapters to a minimum, you want the project to flow naturally and efficiently, there is always a way to stream line the model. Coordination It s time to coordinate the file will the consultants, setup that change management plan. During the project kick-off meeting you should discuss this plan with the consultants, what works best for each. Simple s aren t always enough, not everyone read their s. There are several ideas out there, my favorite is the ability to have instant communication using something link Lync from Microsoft. I also like the use of OneNote, you can use the web based feature and have a location for collaboration, and notes on the project. There needs to be a consensus on what you are going to use, everyone needs to use it for the process to work. Use Navisworks and setup your clash detection meetings. Try a big room review, have everyone come with a decision maker and modeler. Go through the model and find those major issues that can be resolved in a couple hour meeting. The ideal meeting would have all the models in a central location like Revit Server. Have someone taking notes on OneNote about the changes and decisions made, keep it all documented. Miscommunication, or waiting for a change is a huge time lose and money waster in every project. Prevent that, make the project successful. Tender Phase Sending out those 2D drawings This is the phase you send out those drawings to have the government approve the permits. Get information on cost from contractors, have the subs work out the plan. How about if we send them the model? What about keeping it all in 3D? You don t have to send your intellectual property of templates and objects, send them a Navisworks model. Make the process streamlined by finding those contractor that use Navisworks and let them use the file for Quantity take offs and construction time lining 5
6 Issued for Construction (IFC) Ready to update the model Again archive that model, never forget this piece when moving through the proectss. Go through the model and clean all the views so you only have Sheet Views. Make all the updates required by the Government entity and costing changes. Contract Administration (CA) Sketches and Revisions Again archive that model, remove all unused families, schedules, views, and sheets. Use a sketch annotative symbol rather than making a sheet. You can schedule the symbol and keep track of them in the project. The record of your ASK s or RFI s are the PDF not the model, the model changes. Use the revisions in the model, Revit makes them easy to use. Great class in 2012 Managing the Construction Administration Phase in Handing over the model Time to give up the model Backup the model, remove all the sketch symbols and any extra views, legends, schedules, or sheets. There should have been a discussion with the Facilities Management group prior to the start of modeling. If it is required in the contract all the objects have been updated with accurate information. Prior to handing off the model I like to strip it of all views but a 3D view. Keep all those details you created, and all the template setup from going beyond the office. 6
