Site Description The Acres is highly visible from Mockingbird Lane and occupies a high point in the area. It is roughly rectangular in shape with over 633 feet of frontage on Mockingbird Lane and feet frontage on Harry Hines. It is accessed via 2 curb cuts on Mockingbird and off Harry Hines on Treadway Street to the south. Parking is provided for over 150 cars. It s IR zoning allows a large number of flexible uses including office, residential, retail and medical. All municipal services are provided to the site. Other available land sites in this submarket are extremely limited. Virtually everything southeast is owned by UT Southwest Medical or Parkland Hospital. Land availabilities are priced at $40.00/SF to $75.00/SF. Currently, development is extremely active with numerous multi-family projects and other mixed uses announced or pending. Improvements Description The original two-story ±50,000 SF office building is complimented by a 15,000 SF basement. There is also a below-grade, covered loading dock in the basement area along with the building mechanicals. In 1987, a chapel was added increasing the size by 16,620 SF to its present 81,195 square feet. The whole structure is built from reinforced concrete with concrete block and metal exterior. The office has a flat roof with the chapel roof being pitched. Interior finish is typical gypsum walls with significant upgraded fine wood paneling. 4 Area Characteristics Dallas Southwestern Medical District is home to the city s most significant medical facilities. The University of Texas Southwestern Medical Center & Medical School has a 400 acre campus with one of the premier research institutions in the nation. The Dallas Design District is adjacent to the Medical Center with the Apparel Mart, World Trade Center, Trade Mart, Market Hall, Infomart and the International Floral and Gift Center, combining to generate over $7.5 billion in annual wholesale transactions.
