4 DUE DILIGENCE This is undertaken to ensure full knowledge of the existing services within the building. The due diligence is based upon visual inspections and review of O&M manuals, record drawings, PPM records and information that can be obtained. The review will include details noted in the lease information and identify the client s commitment for potential plant replacement. DEVELOPMENT MONITORING Our team can review developer/contractor led design and installation from concept to completion to ensure that correct standards and installation methods are being utilised and that the investment can be maintained and operated in a sustainable and efficient manner. PLANT REPLACEMENT Replacing aged plant in an operational building requires careful planning around business needs. Replacement is an opportunity to review building loads and capacity and assess newer energy efficient technologies. Our guidance as a consultant in this regard is critical to the decision making process. FM AUDIT Assessing the overall performance of the Facilities Management (FM) providers and identifying any areas of concern in line with CIBSE recommendations. DILAPIDATIONS As building engineering services consultants we are able to prepare a Schedule of Dilapidations/Repairs Notice where necessary for landords or assist tenants in challenging those received from their landlord. VALIDATION On older buildings there may be some doubt as to whether the building services operate as originally designed due to either age or poor maintenance. An intrusive investigation can be invaluable to assess operation and highlight future repair or replacement strategies. 4 Cushman & Wakefield

5 BUILDING SEARCH Where multiple buildings are being reviewed this will include a comparison table of the options against the client s requirements and other useful benchmarks such as the BCO guides. The surveys allow us to review the building layout to assess suitability of riser locations and plant spaces with respect to the client s requirements for any additional plant required to service 24/7 operation of ICT equipment. BUILDING SERVICES PATHOLOGY The relationship between design, product selection, construction method, commissioning, maintenance approach and operational need does not always result in an appropriate outcome for building occupants leading to staff complaints and higher than expected reactive maintenance costs. Our investigations will review the symptoms and lead to a planned resolution of the issues. BUSINESS CONTINUITY/ RESILIENCE/ UTILISATION OF SERVICES Our Uptime Institute accredited designers can offer advice in the level of resilient engineering systems required to support a client s property portfolio and ensure that critical support services are in place to protect business functionality. Where clients have developed business continuity processes we can review these against the actual installations to achieve compliance. DESIGN Capital Allowances Project Management Our engineers utilise the latest BIM compatible design software and drawing packages to produce cost effective design. Working within a real estate company gives our engineers a better understanding of the full building lifecycle. Our designs consider maintainability and end of lease re-instatement obligations, targeting energy reduction to provide the client an efficient environment to work in.
