Flood Protection The entire site is protected by the levee system 3. Access to primary transit corridors The site is directly adjacent to SE 14 th St. and near the SE Connector 4. Centrally located within City The site is within 3 miles of downtown Des Moines 5. Percent City owned property 56% of the site is currently owned by the City 6. Access to utilities Utilities are currently on site 7. Adjacent land use The adjacent land uses are Commercial and industrial 8. Catalyst for redevelopment The MSP can play a role in redevelopment of this key economic corridor

16 Objectives for the Municipal Services Park Master Plan: Create a cohesive vision and plan for the development of a MSP that: can be phased and implemented over a period of many years includes a realistic long-term facilities and space needs program improves efficiency in delivering City services takes into account needs resulting from population growth in the City, incl. annexed areas Identify long-term physical facilities and space needs for the Municipal Services Park Create a detailed facilities and space needs program and cost estimate for initial phases of implementation Improve worker safety. Incorporate industry standards and best practices for service facilities Revitalize the SE 14 th Street Corridor Create a facility that adheres to sustainability principals and best environmental practices Consolidate services in Des Moines to deliver services more efficiently and effectively (potentially in collaboration with other entities) Accommodate and encourage economic development in the City of Des Moines that positively contributes to the quality of life in the city and to the tax base
