Login to your MLS One time Setup Paragon4 MLS (ex. NNVR MLS) We are going to create a Custom Spreadsheet View. We do this one time and you will be able to use it from now on. Click on PREFERENCES then click REPORTS Click SPREADSHEETS, then choose ANY UN USED Spreadsheet. I am choosing MLS DEFINED SPREADSHEET #2. If your MLS lets you create NEW spreadsheets, you can create a NEW one. 1 P age
Select RESIDENTIAL as your CLASS NAME your new CUSTOM SPREADSHEET View Then click REMOVE ALL to clear the SELECTED fields. Highlight the needed fields on the left, then click the ADD> button. It is CRITICAL that the fields be listed in the ** EXACT ORDER ** shown Then click SAVE & CLOSE Use the MOVE UP and MOVE DOWN buttons to correct the order if needed 2 P age
** Your Fields selected must be in the EXACT ORDER as shown ** Your column names may be different then shown above. Here is what we are looking for: 1. SOLD DATE aka CLOSE OF ESCROW DATE aka TITLE TRANSFER DATE 2. DAYS ON MARKET aka MARKET TIME 3. LISTING DATE 4. LISTING PRICE aka ASK PRICE 5. LISTING STATUS aka STATUS 6. SOLD PRICE, aka PRICE AT CLOSE OF ESCROW You ve created your custom extract Now you can move on to DOWNLOADING Data 3 P age
Downloading Your Listings If you already have LISTING DATE as a search criterion you can skip ahead to the next section if you don t have LISTING DATE then, Click CUSTOMIZE SEARCH Find and Click on the LISTING DATE, then click the ADD button. When you are finished click SAVE & CLOSE 4 P age
Click on SAVE SEARCH, then SAVE SEARCH AS NAME your search, you can choose to save WITH criteria or WITHOUT. Then click OK 5 P age
Downloading Data Enter your search criteria to create your Comparable Sales Result Set. You can use ANY of the fields that you want to create your comparable SEARCH RESULTS. You can use sq footage, bedrooms, geography, school district, etc. ANY fields that you need to create a SEARCH RESULT of COMPARABLE sales based on your subject property. Once you are happy with your search ** ERASE ALL Date Search Criteria ** Enter a LISTING DATE range that goes back 24 Months (2 years back) from your effective date of appraisal. Select ALL ACTIVE, PENDING, and SOLD listings. Then select the CUSTOM DEFINED SPREADSHEET then select SPREADSHEET and click SEARCH. You can also include Expired/Withdrawn listings if you feel they are comparable to your subject property. On the FAR RIGHT, open SPREADSHEETS (click BLUE +), then choose your CUSTOM SPREADSHEET In the example above we called it TADA APPRAISAL SERVICES 6 P age
Then click the EXPORT button On the FAR right of the screen, select SPREADSHEET COMMA DELIMITED 7 P age
Click the CREATE FILE (ACTIVEX) button to export your data. Depending on the features you have previusly accessed on the MLS website you may or may not need to allow an Active X control to install. If prompted to install something, click the AFFIRMATIVE answer. In the ABOVE example, the file CommaDelimSS_2009 3 23 21 11 15.txt was created on my DESKTOP Depending on your internet security you may get this warning when you click the CREATE FILE button. Click YES. If you get a different message about internet security, see INTERNET SECURITY SETTINGS after the DOWNLOADING DATA section. You re DONE!! Your data file is now on your desktop. Go to http://www.1004 mc.com Click on LOG IN Uploading the Data is EASY Login Click on UPLOAD A FILE 9 P age
Click on BROWSE, find your file. Then click NEXT Browse to you file and OPEN it. Image below is If you saved your MLS file to your DESKTOP 10 P age

Optional INTERNET EXPLORER SETTINGS CHANGE If you receive the error message below, you need to modify your Internet Explorer settings to allow Paragon 4 to save a file to your desktop. It is possible that your Internet Explorer will require you to modify your security settings to enable you to click the CREATE FILE button. Follow the instruction below if you get this error message Click on TOOLS then choose INTERNET OPTIONS Choose SECURITY 12 P age
Choose CUSTOM LEVEL Scroll down to INITIALIZE and SCRIPT Active X control not marked as safe Change the setting to PROMPT.If it still doesn t work, come back here and select ENABLE 13 P age
