NAVIGATING THE HOME PAGE MY ACCOUNT INFORMATION NAME, ADDRESS, UNIT NUMBER WILL BE THE FIRST THING YOU SEE ON THE ESTAR HOME PAGE. YOU CAN EXPAND THE BILLING INFORMATION AND BILLING ADDRESS BOXES UNDERNEATH ACCOUNT INFORMATION. On the left-hand side of the home page, see your last payment date and the amount. Click on Account History, and a complete personal account ledger will open in the main window for your viewing. If necessary, you can Edit Contact Information, also located in the left-hand sidebar. When the contact form appears, edit whatever information you need to, and click Save. Automobile information can be added or edited here as well. To place a work order or information request, click Contact Us in the left-hand sidebar. A form will appear. Choose between Information Request and Work Order and make sure your contact information is accurate. Please provide additional details in the Description box. Click Submit, and this request will automatically be sent to the LMS Resident Services department where a representative will handle your request as soon as possible. The Budget and Architecture links in the left-hand column allow a homeowner to view the budget or architecture change request form for the specific property (if provided), both in PDF form. PAY MY BILL Multiple Payment Options! OTHER PAYMENT OPTIONS You can also pay your assessment via credit, debit card, or echeck from your personal bank account. PayLease accepts MasterCard, Discover, American Express, and Visa. On your estar homepage, go to Pay My Bill and follow the steps. Please note a convenience fee applies to credit, debit, and echeck payments. Important: Please disable pop-up blocker before clicking Pay My Bill. One-Time Payment (Fee Based) Use this option to make a one-time credit card or ACH payment for any dollar amount. AutoPay Fixed Amount (Fee Based) Use this option to schedule a recurring credit card or ACH payment for a fixed dollar amount. This is the side menu associated with My Account Information. (Please be advised when paying through a personal bank account, there is a $2 standard processing fee for a 3-business-day payment. An express payment for a 1-business-day payment is available for an additional $9.95 fee, for a total of $11.95. When paying by credit card, there is a $2 processing fee plus a 3% credit card transaction fee for 3-business-day payment. An additional $9.95 fee applies for an express 1-business-day payment fee.) Click Continue. On the next page, you will be able to review your payment information and read terms and conditions. When satisfied, click Submit Payment just once. (Multiple clicks could result in duplicate charges!) On the final page, you will be able to review your receipt and print. AUTOPAY FIXED AMOUNT (Fee-Based)* Click inside the Please Choose Date box. Choose from the calendar the date you wish to have recurring payments taken from your bank account. Then select the payment frequency monthly, quarterly, biannually, annually from the Payment Frequency drop-down menu. Then choose your final payment date, if applicable. If not, keep the default setting to Indefinite. Please be sure you choose a date that will allow the payment to be received by its due date to avoid late fees. Click Continue. Enter the dollar amount on the next page. Click Continue. On the next page, enter your bank account and routing information OR credit card information. Menu Bar across the top MY ACCOUNTS Under My Accounts, you can add a personal bank account and save the information here. The system will save the information so you do not have to re-enter the information each time you make a payment. Click Add Bank Account and enter your bank account information. Click Continue. The My Accounts page will refresh and your newly added information will appear. MAKE PAYMENT (Fee-Based)* Clicking on Make Payment allows you to make a one-time payment using a personal bank account or a credit card. Simply enter the amount you want to pay, and click Continue. On the next page, enter your bank account and routing information OR credit card information. (Please be advised when paying through a personal bank account, there is a $2 standard processing fee for a 3-business-day payment. AUTOPAY (Fee-Based)* Clicking on AutoPay allows you to set up two different kinds of automatic payments with PayLease. To set up AutoPay for a fixed amount or for a date other than the 5th of each month, click Set Up a New AutoPay. Click on Please Choose Date. Choose from the calendar the date you wish to have recurring payments taken from your bank account. Then choose your payment frequency. Then choose your final payment date, if applicable. If not, keep the default setting to Indefinite. Please be sure you choose a date that will allow the payment to be received by its due date to avoid late fees. Click Continue. PAYMENT HISTORY Payment history allows you to search for personal bank transactions you ve made with PayLease. If you want to search within a specific date range, click inside each date box. A calendar will pop up where you will choose your specific dates. Then, click Date Range and your results will appear. FAQ Users can browse the FAQ section (frequently asked questions) if they have a question or concern. Scroll down and browse the different question topics for example, Registering Your Account or Returns on Payment. Click the + symbol to the left of a question to see the answer. Here you may be able to find the answer quickly. If not, see the Contact PayLease Support bar on the right-hand side of the page. Fill in the boxes with the requested information and click Submit. Your inquiry will be automatically forwarded to PayLease and a representative will contact you as soon as possible. LOGOUT Click Logout to log out of the PayLease system. CHANGE COMPANY OR DEACTIVATE ACCOUNT If you need to deactivate your PayLease account (due to moving or another circumstance), click Change Company or Deactivate Account and then Click here to deactivate your account. Your account will be automatically deactivated and you will be taken to a confirmation page. MY BUILDING INFORMATION Under Building Information, you can find information about your property manager, assessment coverage, directions to property, move in/move out information, utilities, or rental percentage. There are expandable sections further down the page where you can see Important Numbers (fire department, public works, utilities), Amenity information for your property (pool hours), Dates and Fees (late fee information, payment due dates), Parking Information, Scheduled Projects, Landscaping (scheduled days for landscaping at your property and specific tasks completed), and Meeting Information (time and location) for your specific property. MY REFERENCE LIBRARY The third tab from the top is My Reference Library, split into the Document Library and Work Orders section. In the Document Library, view various property documents, such as Rules and Regulations, Budget, and Declarations and Bylaws. Clicking Expand All will expand each category below so you can view every single document all at once. Clicking Collapse All will collapse each category, the default setting. Clicking on the left arrow next to each category will expand only that category. ASSOCIATION DOCUMENTS C l i c k i n g E x p a n d A l l w i l l a l l o w y o u t o v i e w e v e r y d o c u m e n t i n e v e r y c a t e g o r y! Under Work Orders, see a list of work orders or information requests you have placed and the status of each one. Hover over a specific row and click and a separate tab will open where you can view more detailed information. There are search boxes above each category where you can search for a particular term in order to narrow down the list. Search all columns for a particular term in the Search All Columns box at the right-hand top of the grid. Click the up and down arrows next to each category header (Call Type, Date Created, Status) to switch the order of the list to your liking, such as oldest to newest date created, complete or open status, reference number by alphabetical order, etc. If you desire, you can Print to PDF or Export to Excel after creating the list of your choosing. MY COMMUNITY TAB Clicking on the My Community tab will open to your community s Amenity Calendar. Navigate the calendar by clicking the arrows to the right and left of the month/year. You can reserve a date and time to occupy a community space, such as a clubhouse or party room, at your property. Note: A reservation s confirmation is pending your property manager s approval and is not confirmed until they approve. The entry will switch colors from yellow to green after it is confirmed. To create a reservation, click the ADD button at the top of the calendar grid. A new window will appear. Enter all information required. Choose the correct category Clubhouse, etc., and the correct date and time. Enter any pertinent details in the text box below. After clicking Submit, an automatic e-mail will be sent to your property manager so they can confirm it. The entry will appear in the calendar in yellow text until confirmed. When confirmed, the entry will appear in green. The second tab in My Community is the Wiki tab. A wiki is a forum for just your property, where all owners and Board members in a community can collaborate to create and edit content (Think of a Wikipedia entry). For example, a user may create a wiki for an article about the history of the property, a list of good restaurants in the area in the community, or an ongoing list of items for sale in your community (your property s own Craigslist!) How is a wiki different than a blog? A blog s content typically belongs only to the original content creator/author, but a wiki consists of content that anyone can write or edit. It is a collaborative effort and has many authors and editors. To create a new article in your property wiki, click Create a New Page in the right-hand column. Enter the Subject, and create your content in the main text box. Feel free to choose a specific font, size, or color. You can also add a picture by clicking the Insert Image icon, Attach a File with the paperclip icon, or insert an Emoticon with the smiley face icon. When done, click Save. Add a tag if you wish a tag is a keyword describing your content. Each wiki in your property s forum will be organized by tag words in the right-hand column. It s a convenient way to find and organize wikis by subject matter. You can also add an attachment. To see a list of wikis for your property, see the right-hand column. Here you can sort the list of wikis by alphabetical order, recently added, recently edited, or pages you created. To add information to a wiki, click on the headline and the article will appear in the main window pane. Click Edit. A text box will appear where you can make edits. When finished, click Save. By expanding the Page Information tab (under the main text box), you can see the wiki s tag words, when it was last updated, when it was originally created, and how many revisions it has undergone. By expanding the Revisions tab, you can see every revision made to the wiki and by whom, along with a timestamp. The third tab under My Community is the Picture Gallery where you can see photos of your property. Picture galleries are managed by the property manager. Page 7

MY BOOKMARKS TAB The Bookmarks feature allows a user to save pages in estar to a personal favorites list as a way to access them quickly. It works in the same way as a bookmark list on a Web browser for frequently visited Web sites. For example, if you know you ll be frequently viewing the Amenity Calendar, or the Rules & Regulations, bookmark these pages. The next time you log into estar, simply visit your Bookmarks for quick access to these pages, and save navigation time. To add a Bookmark, click New Bookmark. Enter a Title for the page and the full URL. Click Save. You will see it appear in your Bookmarks page and the Global Bookmarks link at the top of the page. The sixth tab from the right is the Board Room tab that grants access only to Board members, Property Managers and LMS personnel. The Calendar tab allows a user to view the property s calendar and various events. The Action/Tasks tab allows a Board member to view a list of ongoing projects or actions and their status, for a property. You can change the amount of entries shown from 100 (default), to 10, 25, or 50. Hover over a specific row and click and a separate tab will open with more detailed information. There are search boxes above each category where you can search for a particular term in order to narrow down the list. Search all columns for a particular term in the Search All Columns box at the right-hand top of the grid. You can also click the arrows next to each category header (Description, Status, Date Created, Date Started) to switch the order of the list to your preference oldest to newest date created, oldest to newest date completed, complete or open status, etc. If you desire, you can Print to PDF or Export to Excel after creating the list of your choosing. The Management Report tab allows Board members to view management reports for their property. This list is searchable, can be narrowed down by the user, and can be printed to PDF or exported to Excel if desired. The Delinquencies tab allows Board members or Property Managers to view all homeowners who have past due assessment payments. Users can sort by property address (including tier and floor for high-rises), by name alphabetically, from lowest to highest amount owed, or account status. Each category is searchable, as well as the entire grid (Search All Columns.) A list can be printed to PDF or exported to Excel if desired. The Work Orders tab allows Board members and Property Managers to view all work orders or information requests and status for their property. Users can sort each column by call type, property address, by vendor, by status or by reference number. Each column is searchable with the search boxes directly above the column, or users can search all columns with the Search All Columns box in the upper right-hand corner of the grid. A list can be printed to PDF or exported to Excel if desired. Page 9

The Homeowner Listing tab allows Board members and Property Managers to view all homeowners at a property. Columns can be sorted by name alphabetically, property address (including tier or floor), contact phone number, e-mail address, or primary or secondary resident. Each column is searchable with the search boxes directly above the column, or users can search all columns with the Search All Columns box in the upper right-hand corner of the grid. A list can be printed to PDF or exported to Excel if desired. The Vendor Reviews tab allows Board members and Property Managers to view reviews and ratings for vendors that perform work at LMS properties. These are written by LMS property managers. This list can be sorted by vendor alphabetically, number of stars, the name of the property manager who wrote the review (alphabetically), or date of review. Each column is searchable with the search boxes directly above the column, or users can search all columns with the Search All Columns box in the upper right-hand corner of the grid. A list can be printed to PDF or exported to Excel if desired. Page 10
