The Retail Centre (or shopping mall or shopping centre) is a broad description of a real estate development purposebuilt to provide a consumer focussed controlled environment for shopping and entertainment. The traditional method of managing and controlling the facility assets within a Retail Centre involves the operation of a command & control centre to monitor each facility sub -system (i.e. HVAC, Fire, Security, Signage etc.). Each facility sub-system usually has proprietary control systems and operational equipment, often resulting in a bank of control workstations operating independently of one another. This also demands that the people resources be considerably skilled at operating each and every individual facility system evident in the Retail Centre, which increases training and employment costs. The centre s size and orientation is generally determined by the market characteristics of the trade area served by the centre. A mercantile establishment consisting of a carefully landscaped complex of shops representing leading merchandisers; usually including restaurants and a convenient parking area; a modern version of the traditional marketplace. A collection of retail stores with a common parking area and generally one or more large department, discount, or food stores; sometimes including an enclosed mall or walkway. A shopping centre enclosed within a large structure; often two or three stories high, often designed around a central atrium; may have numerous stores, as well as entertainment facilities such as movie theatres, fast-food outlets, restaurants, and public areas. A concentration of retail, service, and entertainment enterprises designed to serve the surrounding region usually amalgamated into one encompassing structure. Therefore a Retail Centre seeks to provide an accessible, comfortable, yet controlled and secure retail environment to attract consumers. A successful Retail Centre often has: well known high street retail brands as anchor tenants. convenient transportation links and ample car parking. a tenant mix which includes stores, restaurants and entertainment venues plus the provision of public spaces. an ambient, climate controlled, secure environment with clear and informative signage. There is often an obligation for near 24x7 operational hours and a corporate responsibility for the wider community. This unique environment creates exceptional facility performance issues: Heating, Ventilation and Air Conditioning (HVAC) must be independently controlled and monitored in each store and service area to ensure a comfortable shopping environment. Exacting environmental monitoring and climate control systems are essential in areas that demand precise temperature and humidity ranges (e.g. catering and refrigeration units, storage, waste management areas etc.). Effective and controllable lighting and shade is also a major factor, as well as a safety feature. This demand for variable HVAC and controlled lighting is balanced by a considered approach to energy management and carbon reduction regimes. Paramount in many facilities is the need for sophisticated physical and site access security. With many staff, service and visitor types the access to individual building units needs to be very carefully controlled. To assist with this monitoring responsibility, it is often a requirement to exploit the capabilities of access control systems, CCTV and Digital Video recording. It offers a flexible workstation interface that allows communication between different manufacturers' subsystems and presents information and control facilities to the campus operator in an easily comprehensible graphical format. CDC Integra is designed to monitor field equipment over an IP network and other transmission media (e.g. PSTN, ISDN, and WAN data services). CDC's approach is to integrate the building sub-systems at the "front-end" (user-interface end), so that the functional autonomy of the individual sub-systems is unaffected. This preserves confidence in the independent operation of all the sub-systems. CDC Integra Interface Library Versatility is the key to the CDC Integra concept. The CDC Integra Interface Library provides Satellite Communications Drivers for connection via Network Interface Units (NIU) to the hardware connected to each of the building sub-systems. The satellite communication drivers are internally based on the OSI ISO Communications Model framework, and certified by the sub-system manufacturer or issuing software house where appropriate. 7
