2 Where To Find Them Attorneys They work with Probates all the time, often the family doesn't know what they are going to do and the attorney can always pass your information to them as a reference Newspapers Under Legal Notices, look for Probate or Deaths (not the obituaries) States often require a Notice of Creditors to be printed in a newspaper of general circulation You can subscribe to these papers in your target market and check them daily County Assessor's office They will usually require a name or case number to get the info you need Case number can be found on the notice Title Company

3 Notice Of Death (example) Went to google and did a search for notice of death in my area I found Mr. Walter White with quite the backstory Does this look like a promising lead I have his name Area where he lived Age at time of passing Family members he left behind In all seriousness, this is obviously not a good lead, however I did get his name Area where he lived Family members names With this basic information, I can use the internet to get everything else I need This search didn t cost me a dime

4 Notice Of Death (example) Look for the name Check for the address Make note of the descendants, one of them is likely to be name the executor of the estate by the Will You can even call in to get more information if you needed, such as the best contact for the deceased These notices are posted on a daily or weekly basis, check them out in whatever areas you are going to be investing

8 Marketing Funnel - Step 1: Direct Mail Initiate contact with a direct mailer using a yellow letter like this one Make sure to be sensitive to whomever you address the letter too Be prepared to take the phone calls, don't let them go to voic Send in small batches Use an answering service like Not everyone will be ready to talk about the property Make notes about the lead Be sure to set a follow up call to anyone who isn't ready to talk about the property Give them a good contact number to call you back

9 Marketing Funnel - Step 2: Slybroadcast Make sure you update your list and remove everyone you have made contact with Listen to the attached audio file Create a simple message like this and send it to your updated list Take the inbound calls As with the mailer, some may not be ready to talk about the property Take notes Setup follow up calls as needed

10 Marketing Funnel - Step 3: Postcard Update your list Send a postcard similar to this to your updated list Be available to take calls or have answering service setup Setup follow up calls as necessary

11 Marketing Funnel - Step 4: Text Message Update your list Using a text messaging service, send out a text message to list Use a simple message just to get them to call you back These are people who are either Not getting your earlier messages Ignoring your messages Not sure what they were doing about the property

12 Marketing Funnel - Final Steps At this point you have made 4 contact attempts, these remaining leads are either: No good Not ready You should be getting new leads, put these leads into a final follow up list We don t want to spend too much of the marketing budget on stale leads We still want to grab whatever deals are left in this list before dropping them Step 5: Postcard Send a simple postcard with a more urgent message Step 6: Voic Send out a final voic Make the message more urgent Let them know this is the last time you will contact them (AKA - The Takeaway)

13 Understanding Sale Types Private sale Usually handled by the attorney, bids are solicited independently. Attorney will invite bidders to submit their bids in sealed envelopes. Highest bid accepted Public auction Similar to the Private sale, the auction is usually held at the attorney's office in a traditional auction fashion Highest bid wins Direct from heirs Get the property when it has little to no exposure to market Speak with executor to get it started

14 Personal Property Personal property is basically all the property within the estate at the time of death In many cases, families don t want the struggle of trying to clean out a house, they will sell it as is with everything inside. This can be a treasure of trove of hidden gems that you can sell off Makes it a smooth transaction for the family, eliminates their need to worry or fight about anything A good example was a car that we were able to pick up with a property, we were able to sell the car and make a nice little cash profit with the car on top of the profits from the wholesale of the property
