Public Land Ordinance of May 20, 1785
Act of May 18, 1796
Act of May 10, 1800
Act of March 26, 1804
Act of February 11, 1805 Principles and Rules continued: Corners of half and quarter sections not marked shall be placed as nearly as possible equidistant from those two corners which stand on the same line.
The Government can now dispose of parcels of land as small as 160 acres or a quarter section, and has the statutory rules in place to monument and/or define the boundaries.
Act of April 24, 1820 This act provided for the division of a quarter section into half quarter sections of 80 acres. The division line was to be run north and south, in the manner, and on the principles directed in the act of Feb. 11, The 1/16 corners were not marked in the Original survey so they are placed as nearly as possible equidistant from the corners on either side.
Act of April 5, 1832 This act called for running an east-west line through the halfquarter sections, in accordance with the principles contained in the act of Feb. 11, This created the quarter-quarter section of 40 acres. This is the smallest legal subdivision defined by law.

Subdivision of Regular Section Regular sections are subdivided in accordance with the laws of 1805, 1820 and FIRST- Recover all existent cors., restore any lost corners. Second- Run Straight lines between opposing quarter corners. Third- establish 1/16 cors. equadistant between the two corners that stand on the same line. Fourth- Run straight lines between opposing 1/16 cors.
Corner Names
Subdivision of Typical Anomalous Sections The parenthetical distances are the derived distances on the plat that were not measured on the ground, used in the calculation of areas. They are to be used to prorate the new measurements obtained in the retracement of sections, whenever there is need for establishing sixteenth corners for control points for subdivision of sections.

Subdivision of Typical Anomalous Sections FIRST- Recover all existent cors., restore any lost corners. Second- Run Straight lines between opposing quarter corners. Third- establish 1/16 cors. equadistant between the two corners that stand on the same line, except the 3 closing lines.
Subdivision of Typical Anomalous Sections Fourth- prorate new measurements for 3 closing lines. rrrrrrrr oooooooo = rrrrrrrr oooooooo = X X = Fifth- Run straight lines between opposing 1/16 cors
