2 Overview The Heathrow Data Centre (HDC) is London s largest enterprise facility. It has an ultra-low latency pair at Croydon where the bank who occupies the facility also plans to release some of its surplus space and power. The occupier is able to offer an almost completely separated area of approximately 6,500 m2 (70,000 sq ft) gross internal area, which is capable of being doubled by the installation of a mezzanine. The space is fitted out as a high bay warehouse within the HDC compound and is available to a single or a number of large occupiers in shell & core condition with the benefit of a separate 2N power supply of up to 41 MW. The HDC is located on the city side of Heathrow Airport in West London a few minutes from the M4 and M25 motorways and close to the Piccadilly Line London Transport Underground. West London has the greatest concentration of enterprise and hosting data centres in the UK making this an exceptional opportunity for the right party. The data centre The facility was created in 2003 by converting the newly constructed high bay warehouse and office building of 23,133 m2 (249,000 sq ft).

3 The data centre The facility was created in 2003 by converting the newly constructed high bay warehouse and office building of 23,133 m2 (249,000 sq ft). Security was enhanced with a raised perimeter fence, cameras, man-trap and enhanced vehicle gates together with ram-raid countermeasures. The power to the property was upgraded to a dual feed of 55 Megawatts. Approximately two thirds of the converted building had a mezzanine floor installed to increase the floor area. The rear one third of the property is without the deck; however we understand that the footings for a future mezzanine were installed as part of the original conversion. It is the full-height part of the property which has been set aside as surplus space for sub-letting. The sub-letting area will effectively be selfcontained with a separate entrance from the street, subject to a shared loading area to be designed and access to certain service conduits conducting fibre and power around the perimeter of the building. The subletting area is available in shell and core to a single sub-tenant or a small number of large space users. The occupier can explore installing a mezzanine if desired to create more computer hall or to house plant and service areas. The approximate ground floor area available for build out is approximately 6,500 m2 (70,000 sq ft) for subletting with further plant and transformer buildings of 1,390 m2 (15,000 sq ft) together with a bunded fuel store area and a large yard for a plant compound. The facility has no external branding to reveal the identity occupier and the address of the property is not generally associated with them. The bank wishes to remain invisible at the property, however it is understood that a sub-tenant may wish to promote their own presence.

West Hounslow London Underground station is a few minutes from the facility.

4 Location The HDC is approximately 5 minutes drive from Junction 3 of the M4 on the east side of Heathrow Airport. In light traffic it is approximately 35 minutes drive to the City.
