1 Mitchell Hall Renovation US Air Force Academy, Colorado Corp. was the prime consultant for this project. The project generally consisted of replacing all of the air handling units, exhaust fans, air curtains, unit heaters, heat exchangers, fluid cooler, pumps, expansion tanks, and air separators. Project also included modifications to the air distribution systems, hydronic piping systems, refrigerant piping systems to the freezers and coolers, and replacement of one of the rack refrigeration units. The mechanical systems replacement consisted of 10 new air handling units, 23 new exhaust fans, two new air curtains, 2 new heat exchangers, 13 pumps, a fluid cooler, and a new 80 ton heat recovery chiller. The air distribution system replacement included installation of new variable air volume boxes with reheat coils and new supply, return, and exhaust air ductwork in several areas. The smaller air handling units consisted of standard modular air handling units. These units were variable air volume and constant volume units with direct evaporative cooling coils, heating hot water coils, economizer cycles, and variable frequency drives. The larger air handling units were custom units with multiple plug fans to allow the units to be assembled in place. These units had direct evaporative cooling coils, hot water heating coils, economizer cycles, and variable frequency drives. One of the units (AHU-3) had an indirect evaporative cooling coil served by a fluid cooler. Control drawings consisting of system schematics, ladder wiring diagrams, I/O summary tables, and a detailed sequence of operation were prepared for each system. The control system was upgraded throughout the entire facility to an Siemens Apogee Building Automation System. The electrical systems upgrades included replacement of the lighting systems in the locker rooms and conference rooms and replacement of electrical distribution panels and motor control centers within the building. 2 Central Chilled Water Plant Expansion Colorado College Colorado College is currently in the process of expanding their campus facilities to provide additional programs. As a result of this expansion, the campus cooling load is also increasing. At the present time they have a central chilled water plant and several satellite chilled water plants dedicated to specific buildings. While these satellite plants are interconnected with the central plant system, several of the chillers in these plants are nearing the end of their useful life and utilize CFC type refrigerants. Therefore a master planned approach was needed in order to determine the best long term method of meeting future cooling loads while phasing out CFC refrigerants. SEC provided a cooling load analysis of the existing facilities, a hydraulic analysis of the campus chilled water distribution system and master planning for its central chilled water plant. The plant is located in the central part of campus with extremely limited expansion capabilities. In addition the current cooling tower location is a source of frequent complaints from faculty members as it blocks the view of the front range mountains. From a master planning approach however, the most significant factor was the current layout and limited space within the central plant and the difficulty of installing the necessary equipment for future expansion. After much discussion, investigation and analysis, we proposed a bold new concrete cooling tower structure to blend in with the existing facilities on campus. The proposed cooling tower structure was designed to house the condenser water sump, condenser water pumps, and centrifugal separator thereby eliminating the space currently used for them in the central plant. The project provide master planning to increase the central plant capacity to 2,400 tons. The current construction project increased the central plant capacity to 1,400 tons and included installation of one new 900 ton chiller, a three cell 2,400 ton concrete cooling tower, three new condenser water pumps, three new chilled water pumps, a flat plate heat exchanger, a centrifugal separator and a combination air/dirt separator. The chilled water distribution system was converted from a primary pumped system to a primary/secondary pumped system. The design also required relocation of the existing electrical room to properly coordinate new and future equipment space requirements. The capacity of the new cooling tower structure eliminated the need for the existing cooling tower therefore eliminating complaints surrounding its location. 3 Colorado Springs Utilities East Service Center Colorado Springs, Colorado The East Service Center consists of approximately 64,000SF of which approximately 34,000SF was originally an elementary school built in 1952 that was remodeled into office space and the remaining 30,000SF is a 2-story addition built in approximately The original building was heated and cooled by 25 constant volume rooftop units while the 2-story addition was served by 2 variable air volume rooftop units. The facility had a higher energy usage that other CSU facilities. The goal of the project was to reduce the energy consumption of the building by 50 percent through a 3-phase renovation. (SEC) was retained to perform an annual energy analysis, prepare a master plan of the renovations required to achieve these goals, and provide construction documents for the first phase of the project. SEC performed extensive field investigation to develop existing as-built floor plans, mechanical plans, and lighting layouts. We then performed an annual energy analysis of the existing building which closely matched the existing utility bills. After development of the existing annual energy analysis we ran several alternate analysis based on alternative mechanical systems, insulation systems, glass types, and lighting systems in order to make recommendations and develop the final scope of the project. These recommendations included the following: Replace the constant volume rooftop mechanical systems with a chilled beam system. Installation of energy recovery units to provide ventilation air to the chilled beams. Install a central water cooled chiller, cooling tower and pumps to replace the air cooled equipment. Upgrade the roof insulation in the original building to R-30. Upgrade the building windows throughout. Upgrade lighting to lower wattage and higher efficiency. The central heating systems had previously been upgraded to high efficiency condensing boilers. The efficiency of the boilers will increased by approximately 7 percent with the use of chilled beams. The new central cooling system consisted of a centrifugal chiller with dual magnetic compressors, a plate and frame heat exchanger for free cooling, a cooling tower, and chilled and condenser water pumps. This system will operate with a chilled water setpoint temperature of 56 F most of the year due to our dry climate and reset to as low as 42 F as the dewpoint temperature rises. The energy recovery units are variable air volume type designed with heating hot water and chilled water coils and a heat recovery wheels. One of the units was equipped with a separate restroom exhaust duct to maximize energy recovery. The supply air to the chilled beams is controlled by VAV boxes to provide demand side ventilation based on occupancy. Hot water and chilled water control valves were also provided in each room for the chilled beams for independent temperature control in each room.
