Local Spotlight Atlanta serves as the home to 56 Marietta, one of the original internet carrier hotels, and also serves as the headquarters for both Internap and QTS Realty Trust. Internap and QTS Realty Trust both maintain a sizable and significant presence in the market, selling both data center colocation and managed hosting services. The number of providers competing in this market has grown significantly over the past few years, in proportion to the growth seen in most all other major markets across the country. Due to the size of Atlanta, and the sprawling growth of people, and data, within the market, there are no signs of things slowing down here any time soon. 56 Marietta St, Atlanta, GA Image Courtesy of Data Center Hawk 4

Local Tax Incentives Sales and use taxes, property taxes, and real estate taxes all play a role in the total operating costs of data centers. Some states, however, offer incentives that lower the operating cost, or Total Cost of Occupancy (TCO) for both data center developers and clients installing infrastructure within these facilities. Site Selection is typically based on four primary drivers: Power: Cost per kwh, carbon footprint, fuel mix, and infrastructure Telecom: Fiber Providers, Latency Geography: Proximity to headquarters, population size, labor force, water Climate: Environmental risk (i.e. hurricanes, tornadoes, earthquakes, etc), free cooling Sales & Property Taxes Georgia has a strong ecosystem of data centers that provide unbeatable service and minimal risk of disruption, while keeping operating expenses low. Georgia offers sales tax incentives that may affect data center owners/operators, or their clients, installing hardware and related infrastructure. Georgia s data center incentive program provides 100% exemption of sales taxes on computer equipment, as long as a yearly Investment of $15 million is made.* A few additional exemptions include: construction materials, power infrastructure, cooling systems, electricity, backup fuel, And mechanical and electrical equipment.** *source: Lenio, John and Lynch, Patrick, Impact of Taxes & Incentives on Data Center Incentives, CBRE, July 2013. 14
