ENTITLEMENT OVERVIEW Current Status 142.28 acre site 2 legal parcels 0.29 Floor Area Ratio (FAR) 1.8 million net square feet 215K square feet of expansion allowed under existing Precise Plan Requested Entitlements FAR of 0.60 (equal to the current site zoning) Total Site Capped at Square Footage or Trips Total Incremental Net Square Footage: 1.9 million New Vehicle Trip Ceiling: 3,042 AM and 3,120 PM peak hour trips Subdivide the Site into 26 separate parcels 14

FINANCIAL CONTRIBUTIONS Raytheon will make the following contributions to the El Segundo general fund: $500,000 by 3/31/2016 $500,000 by 3/31/2017 $500,000 by 3/31/2018 $500,000 by 3/31/2019 $500,000 by 3/31/2020 $500,000 by 3/31/2021 $5,000,000 if the Nash extension is not built and open to the public by the end of the 10 th year of the Development Agreement If Phase I of the project is developed by the end of 2017, an additional estimated $320,000 of annual incremental tax revenue will be received by the City, or $2.6 million over 8 years A new impact fee of $0.50 per square foot will be accepted that may add over $1 million in additional City revenue if the project is completely built-out 16
