This guide reviews the features, services and settings associated with the NRS Owner Portal including: View posted documents and statements such as new management contracts which will be posted after they are signed and returned to NRS Communicate directly with your local NRS team through the Conversations tool Signup for or update banking information and settings for ACH (e-check) electronic Owner payments View Owner Statements and Owner Payments History Edit/update contact information and other settings The NRS Owner Portal can be found at www.nrsrentals.com/portals.html. Page 4 Owner Portal You can use the NRS Owner Portal to access real-time information regarding your NRSmanaged rental properties. The Owner Portal allows you to: View your statements and reports online Communicate directly with the NRS Management and Leasing team Update contact information Add a payment profile for electronic payments and contributions View different alerts for billing and more Logging to Your Portal You will need a valid email address to access your portal. NRS must have your email address in our system as your email address will act as your login username. If you have not submitted an active email address to NRS, please contact your local NRS Leasing Manager or Specialist and they can enter your email address and activate your Owner Portal. If you lose or forget your password, use the Forgot Your Password? link to request a new password. You will be prompted to provide your first and last name and email. Enter the same email address that NRS has on file. You will be sent a reset password email to assist you.
Page 5 Signing up for Owner Account You can sign up for your Owner Portal account at www.nrsrentals.com/portals.html. From the Owner Portal link, click the Sign up button. Fill out all the required fields and click the Submit button. The information you submit must match to the information on file with NRS in order to sign up successfully. After you submit, you will receive an email from NRS with your login instructions.
Page 6 Login to your portal account to access your personalized NRS-managed property information. Owner Portal Navigation Tabs The Owner Portal has navigation tabs on the top as shown below. Click a tab to select it. The selected tab changes to white.
Page 7 My Account Use the My Account screen to view your contact information, alerts for unpaid bills and conversations with NRS team members. The My Account screen is made up of three sections: My Alerts, My Contact Information, and Conversations. Viewing Alerts for Unpaid Bills The My Alerts section shows links to unpaid bills and other items in need of attention. Click a number link to go directly to that screen. Links If there are no alerts, My Alerts displays No Unpaid Bills.
Page 8 Updating Contact Information The My Contact Information section displays your contact information. You can use the Edit link to update your contact information. Step From the My Account screen, click the Edit link. Action/Screen Update the relevant fields. Choose the Draw Payment Method: choose E-Check to setup a new electronic payment account. Click the Save button.
Page 9 Editing Payment Account Information Use the Edit link to change your payment method. All sensitive banking and personal information such as bank account numbers, routing numbers and Social Security numbers will be securely saved and encrypted in the system. NRS team member will only be able to see the last four digits of these sensitive numbers. Step From the My Account screen, click the Edit link. Action/Screen Choose the Draw Payment Method: E- Check. Click the Save button. Changing Email and Password To change your email and password, click the Change Email/Password link. Step From the My Contact Information section, click the Change Email/Password link. Action/Screen
Page 10 Update the email address and password. Enter your existing password in the Current Password field. To create a new password, enter it in both the New Password and Confirm New Password fields. Click the Save button. Viewing and Deleting Conversations Your Owner Portal allows you to view and initiate new conversations related to the management of your rentals. The Conversations section in My Account displays your conversations with your NRS Management and Leasing Managers & Specialists. Subject Link The Conversations section contains only active conversations. The column on the left displays the last person who has commented along with date and time the comment is posted. Click the subject link to view the list of comments. To delete a conversation from your account: 1. Move your mouse over the conversation. This brings up a Close link. 2. Click the Close link to delete the conversation.
Page 11 Adding New Comments to Conversations To add a new comment to an existing conversation, perform the steps shown below: Step Click the link which is the subject of the conversation to bring up the threaded comments in the conversation. Action/Screen Click the New Comment button to add a comment to the conversation. Click the Save button to post your comment.
Page 12 Creating New Conversations Anytime a conversation is created or updated with a new comment, the participants are notified immediately via an email. Step Click the New Conversation link. Action/Screen Click the New Comment button to add a comment to the conversation. Click the Save button to post your comment.
Page 13 Statements Use the Statements tab to view your statements, and all draws and contributions that have been made in and out of your portfolio. You can also make new contributions to your account at times for special larger projects like renovations and multiple upgraded appliances.
Page 14 Viewing Owner Statements To view your owner statement(s), choose the View option from the Action dropdown menu. This step opens the Statement as a PDF document. If your computer does not have Adobe Reader installed, you may download it from http://get.adobe.com/reader/.
Page 15 Reports Use the Reports tab to view published reports regarding the management of your rental properties. These published reports use real-time data. Viewing Reports To view a report, locate the report in the list of reports. Select the View option from the Action dropdown menu. Here is a sample of a published report:
Page 16 Documents Use the Documents tab to open or download documents shared by your NRS leasing and management team. When a new document is uploaded to the Owner Portal, you will receive an email notification. Click the name of the document to open it. You must have the appropriate software on your computer to view the document (Adobe PDF Reader).
