Using TREB Market Stats

TREB Market Stats User Guide Through a series of dashboards, the TREB Market Stats platform allows Members to access data currently found in TREB s Market publications, like Market Watch and other similar reports covering different market segments. Members can create customized market charts and tables based on their chosen geography, property types and time frames. They can save a PDF or PNG version of their charts and tables which they can send to their clients and colleagues. In addition, Members can also access the historic data underlying their charts and tables in Excel format to use in their own analyses. The initial release of TREB Market Stats will cover Market Watch type housing market statistics from 1996 to the present. Moving forward, additional dashboards will be added covering the MLS HPI, the rental market, the condo market, the commercial market and underlying economic indicators and demographics. In addition to tables and charts, the ability to produce custom maps will also be added. TREB Market Stats is accessible on all devices using HTML5 compliant web browsers, including Windows and Macintosh based desktops and ios, Android and Windows mobile devices. Accessing TREB Market Stats TREB Market Stats is accessed from the home page of New Stratus. 1. Log in to New Stratus. 2. On the home page, under REALTOR TOOLS, click TREB Market Stats.

TREB Market Stats The TREB Market Stats home page opens. TREB Market Stats Home Screen The home screen contains two tiles used to access to access your choice of dashboards, Historic Housing Stats or Market Watch Tables. Click on either tile to view the corresponding dashboard. Historic Housing Stats Market Watch Tables

Using the Market Watch Tables Dashboard To access the Market Watch Tables dashboard: 1. At the TREB Market Stats home page, click on the tile Market Watch Tables. 2. You will be asked to identify the type of device you are using. Select: Desktop/Laptop for all Windows or Macintosh computers or laptops; Mobile for all ios, Android or Windows mobile devices. The Market Watch Tables dashboard appears which contains two tables with housing market data broken down by home type. Indicators include sales, average price, new and active listings, average months of inventory and average days on market. These indicators can be filtered by geography (area and municipality in the TREB market area) and date (month, quarter or year) or date range. Market Watch data by single month/year Market Watch data by date range

Using pull-down menus, the top table in the dashboard can be filtered by a single year/month combination and a chosen TREB Area or underlying municipality/district. The table automatically updates and you will see the data in the table change, reflecting your chosen filters. In the following example, we will set the dashboard to show the activity in Markham for the month of April 2014. 1. Click the Month/Year button to activate the list box of dates. Scroll through the list to select the desired time frame. We selected Apr 14. Click here for list to appear 2. Next, click the (All) button under Geography to select an Area. Once the Area is selected, clicking on the triangle to its left will expand the list to include the Municipalities. Finally, click on the desired Municipality. In our example, we selected Markham under York.

The table automatically updates to show the statistics for your chosen location and time period. A similar process applies to the bottom table in the dashboard. The difference is with the date filter. Instead of choosing a single period, you choose a range. For example, select from January 2014 to June 2014, or from Q1 to Q3 2013. TIP: Click on a year to access the individual quarters. NOTE: One of the column headings seen in the Market Watch Tables is SNLR. When the sales-to-new listings ratio (SNLR) moves higher, average annual per cent change in home prices generally trends higher. When the sales-to-new

listings ratio moves lower, average annual per cent change in home prices generally trends lower. NOTE: Another column heading is the MOI, or Months of Inventory. This is an indication of how long it would take to sell all standing inventory if no new listings came into the marketplace. When the MOI indicator moves lower, the market is generally tighter and prices tend to trend higher. Exporting your results Once you have set the location and time periods and are happy with the results, you can export them as an image or an Excel spreadsheet. To export your results: 1. Click Export on the upper right corner of the dashboard. Export

2. An Export menu appears with options for exporting the data. Advanced tab for exporting to Excel Export file format Press to continue Press to exit 3. Click the drop down to display the available formats: Microsoft Excel, PNG Image Export, or PDF Export. a. If you choose PDF or PNG, you are almost done. Simply press the arrow in the bottom right corner of export menu and the file will be downloaded or will open in a new browser window depending on your computer or mobile device. b. If you choose to export in Excel, you have some additional options: You can choose to export data associated with all of the objects on the dashboard; or you can choose to export the data for an individual object, like a single table. You can also choose from some advanced export and formatting options (click on the Advanced tab), including adding borders, freezing the header row

and saving data for each object to different worksheets. Using the Historic Housing Stats Dashboards The Historic Housing Stats dashboards allow users to access customized data, in chart form, for selected property types and location. To access the Historic Housing Stats dashboard: At the TREB Market Stats home page, click on the tile Historic Housing Stats. The first dashboard you will see is called TorontoMLS Historic Residential charts, which contains six charts: Sales Average Price New Listings Active Listings Average Months of Inventory Average Days on Market

Each chart is based on data from the last five full years plus available data for the current year. Similar to the Market Watch Tables dashboard discussed above, the charts can be filtered by date range (monthly, quarterly or annually), home type and geography (area or municipality) using pull down menus. Once the filters are set, click the Update button. When the charts are refreshed, you can export the charts to PDF, PNG or the underlying data to Excel following the steps discussed in the previous section. In the following example, we will look at historic statistics for detached homes in Toronto E02. 1. From the TREB Market Stats home page, click the tile for Historic Housing Stats. 2. Set the following User Inputs: Set Yr./Qtr./Mth. option to Calendar month. Set Home Type to Detached. Set Geography to Toronto E02. 3. Click Update Charts. The charts all update to reflect the historic statistics based on your inputs.

Export Home Go To Data Table To export the charts, click the Export button. To return to the home page for TREB Market Stats, click the Home button. To apply your User Inputs to a larger table containing historic monthly data back to 1996, click Go to Data Table. A new dashboard called TorontoMLS Historic Residential Data will open and will already reflect your User Inputs. This table can also be exported.

Logging Out of TREB Market Stats When you are finished working with TREB Market Stats, you should log out. 1. Click the Home button at the top right of any dashboard screen. 2. At the home screen, click Logout. Home Logout
