Listing Collection: Providing a specific set of properties on a one time basis via email. No updates. No ability to search MLS directly. Subscription: Setting up a search with specific criteria to send the client an invitation to receive additional updates such as new homes which meet the criteria or updates to the original list. Requires the opt in. Portal: The ability to send feedback to the agent on the selected properties in the subscription, to search directly, to hide listings or to save favorites. Client will accept and set up their own password. 3

. Contact management: Allows you to add, update and send out subscription emails (automatic emails) to your clients. You have the option of confirming with your client they want to opt-in and this helps keep your address out of junk or trash files. Opt-In Status: Displays if your contact has confirmed their subscription, if you had a bad email and your client has not received your information and individuals who have confirmed the connection. Presentation: The CMA reports that have been created Reverse Prospecting: The ability to search for agents who have saved searches matching your listing Contact Summary: Overview of your contacts listing preferences, number of emails sent to them and a list of the saved searches. Your Search Search Quick Search Simplified version of the Full Search in which the most used search criteria has been generated in an easy to use format. Full Search: The Full search displays every searchable field in the Flexmls database, allowing you to choose from the options to add them to your search. This method does not produce more search results than the Quick or the Map searching options, all search methods will produce the same results when the same criteria is entered. Map Search* Displays the Quick Search criteria for adding search criteria, with the additional benefits of mapping tools, Google and Bing satellite images, mapping overlays and Nosy Neighbor. *MLSSAZ search method* Quick Search 8
Quick Search Fields Criteria will populate on the left side of the screen, complete the search with any information available. Use the scroll bar to view all search criteria. Please note with subdivision searches you need to look for the Show command to secure all the various units 9
Quick Search Fields Once an item is selected additional information will populate (i.e. min and max amounts). Unless your buyer ONLY wants 2 bedrooms and will not look at a property with more than 2 bedrooms do not fill in the maximum. 2 Minimum and 2 Maximum will display only properties with 2 bedrooms and not with 1-3- 4-5 or more. Click on the MLS of Tucson Association of Realtors header to expand You want to search Green Valley or Santa Cruz separately for now because data is being shared but it is not merged You may search any field used to enter a listing by choosing the + Add a Field to the Search 10

Decide if you want a one time set of listings or a subscription Creating a specific listing collection: After the general search, place checks next to the properties that you want to add to your Listing Collections. Create the collection by adding a name and click Save. You will find it again in Search, then Listing-Collections 13

Choose Email these listing now Check to ensure: The All Results Option is chosen not just the Current Listing Showing as 1 you want All Results (6) If you want the Documents and Open Houses included ensure the boxes are checked. If you do not have the boxes open If you would like a copy of what your client receives have the box filled It is a best practice to be notified when the recipient views the page the first subscription it is critical for them to opt in after that they do not have to opt in. 16

The very first time a client is setup on a Subscription they will receive an email confirmation asking them to subscribe The client must click on the link to confirm before any emails will be sent to the client. This email confirmation can only be sent twice to a client and if both notices are ignored/rejected that email address will not receive any future subscription emails. Flexmls remembers the email address, therefore deleting the contact and creating a new record will not allow Subscriptions to be sent to the client. A completely new email address will need to be utilized. 18

Detail> Tax Info The CRS Courthouse Retrieval System is a MLSSAZ member benefit, providing you with property information for Pima, Santa Cruz, Cochise, and Pinal Counties. This icon will open the entire report in a new tab 27
Detail The Detail view will display the Agent Detail Report of the listing. Report Chose from multiple different report types including Detail Report, Flyers, and IDX reports. History- Displays property and listing history. Tax Info Automatically connects to the CRS (Courthouse Retrieval System ) populating the report on the selected listing. Supplement- An additional 10,000 character field that displays when a listing agent adds this section to their listing. Documents Any documents that have been uploaded to the listing will display here. Mortgage Information (RatePlug) Provides the monthly mortgage payment for a property based on current rates and lender information. 28
