2 EXECUTIVE SUMMARY Padgenie will be the first all in one rental management system in Ontario. The app will be ios only and only for renters and tenants where they will be able to look for properties, setup a profile, do background and credit checks, and also pay rent. They will also have the additional options to choose where they want to live based on lifestyle choices and be matched according to their interest. The Padgenie app layout will be similar to most dating or matchmaker apps such as tinder and bumble allowing the user to swipe left if they don t like the property or swipe right if they do, except it will be a matchmaker for rental properties matching people to their desired property choices based on a variety of personal preferences and lifestyle choices. Padgenie, would be the first rental app to adopt this layout and style of navigation setting the standard of how real estate platforms should accommodate their users. The web platform (which will eventually be launched after the mobile mvp) will be setup for both types of users executing the entire rental process on both ends for applicants where tenants can pay rent, landlords will be able to collect rent, manage applicants and tenants, and list properties. PROJECT OBJECTIVES The Padgenie Project will be a Canada first rental management system similar to the American based system similar which will have everything renters, landlords, and property managers will need to accommodate them. This project exists because it will be the solution to the lack of focus and consistency in the rental market specifically the Toronto rental market as both a rental app and eventually a web platform. Here are the following objectives for the project: For Padgenie to set standards for rental applications and rental management systems similar to how walkscore set standards for commuting with the development of the walkscore. To create an app that will provide a unique yet familiar experience for users to perform the common task of searching for properties To provide a more refined breakdown of demographic data with the addition of the lifestyle selections. To cut the amount of time users spend searching for properties down by at least 30%. To be the first rental app to adopt the style of navigation of dating apps like tinder but with more versatility such as being able to refresh the screen to get a property to display again if they have accidently swiped left. 2

3 BUSINESS CASE There are a couple of reasons for undertaking this project. First the original idea for this project was to make Padgenie a web based rental management software similar to This system allows users to list properties, search for housing, collect rent, and pay rent all on one platform. In Toronto, no such system exist that exhibited this much detail. The other reason is because creating an rental finder app that would give users the ability to match themselves with the right place similar to how one will have the option to tailor their interest to match to a person. This project will present an enormous gain in regards to career development whether entrepreneurial choosing to go live with the project or work for a trustworthy startup company who appreciates innovation. If this is not pursued this, I would be leaving a lot on the table. There are several rental finder apps out there but none of them draws in user interest the way the Padgenie app would. This app would be a game changer for the market because it is innovative and creative yet still accommodates and exceed the user s expectations. Therefore, I feel that this gives enough confidence to at least produce an MVP that will set the standard for the rental market on a mobile device.
