2 VOA Online Service What is it? The online service can be used to: Appoint an agent (if you are the owner or occupier) See or request full details of your valuation Propose changes to the property details Tell the VOA about external factors affecting the property Challenge the rateable value after you ve made a check of the details

3 Checklist to register To register yourself you will need: Your national insurance number A form of person documentation - A PAYE slip - A UK passport - A P60 To register your property (ies) you will need: An electronic copy of the following: The Lease Agreement Business Rates Bill A Water Rates Demand A Stamp Duty Land Tax form Any other utility bills

4 Step 1 Go to Click on the link business rates (nondomestic rates)

5 Step 2 Scroll down the page until you find the heading check your property details are correct. Click the link to Go to the VOA s online service to check and challenge your rateable value.

6 Step 3 Click the start now button.

7 Step 4 Click to register in the top right hand corner.

8 Step 5 Double check that you have the relevant information to hand before clicking register now.

9 Step 6 As you already have an account through the Government Gateway you should answer no to the first question and yes to the second. Click to continue.

10 Step 7 Click yes and then continue.

11 Step 8 Click on I want to appoint an agent to represent my business to find out more information about the process. Once you have read the additional information you can click to continue.

12 Step 9 Enter your existing login details and click to sign in.

13 Step 10 Fill out the form, ensuring all personal details given are correct. You may need to input your address manually if the postcode lookup function doesn t work.

14 Step 11 Click to continue.

15 Step 12 Your information is being processed, this could take up to 30 seconds.

16 Step 13 To confirm your identity you need to select which of the documents you wish to use. You will be asked security questions on the relevant document. Using a payslip go to step 14 Using a UK Passport go to step 15 Using a P60 go to step 16

17 Step 14 using a payslip You will usually be asked to answer two questions on your payslip. If any information is entered incorrectly then you will be notified. You may now go to step 17.

18 Step 15 using a UK Passport Once you confirm that you have a valid UK Passport you will need to fill out the form with information taken from your passport. You may now go to step 17.

19 Step 16 using a P60 You will usually be asked two questions on your P60, the answers will be processed immediately and any information entered incorrectly will be flagged. You may now go to step 18.

20 Step 17 Click the register your business button to continue.

21 Step 18 You are now required to enter information relating to your business. Ensure you select no for the bottom question do you want to act as an agent on behalf of another business?

22 Step 19 Click the manage properties to continue.

23 Step 20 You are now required to add each of the properties that you pay business rates on. Click add property to proceed.

24 Step 21 Search for your property using the postcode, street name & town or advanced search function. Using the advanced search feature will allow you to search using the Local Authority Reference. Enter the relevant information for your search and click the magnifying glass icon.

25 Step 22 If using the postcode or address search then you will be presented with a list of properties. To double check any property details just click on the property that is the closest match to the address shown on your documentation.

26 Step 23 Once you have checked the property details and are happy that it is your property, click to claim this property.

27 Step 24 Before you add this property to your business record you need to answer three questions. Once you have answered the questions click to add property.

28 Step 25 If you have a copy of your business rates bill then you should upload it now, answer I have a business rates bill and click continue. If you do not have a business rates bill then skip to step 27.

29 Step 26 You can upload your business rates bill either as a JPEG or as a PDF. Click to chose a file to upload and then find the relevant business rates bill on your system. Click to open the document, double check it is correct and click confirm. You can proceed to step 28

30 Step 27 If you do not have a business rates bill you will need to upload other evidence. Click to choose a file to upload, find the relevant document, click open and then continue. Make sure that the correct type of evidence is selected in the type of evidence box.

31 Step 28 Ensure that you read the declaration before clicking to agree and continue.

32 Step 29 You should get a confirmation message that you have entered the property. Either click to add another property and follow the same steps or select to manage properties.

33 Step 30 It is now necessary to instruct an agent to act on your behalf. Click alongside each property on appoint agent to do so.

34 Step 31 In the Agent Code box you will need to enter a unique agent code. Please enter if you wish to appoint Sanderson Weatherall to act on your behalf. You should then select yes for both boxes so that we are able to submit both checks and challenges on your behalf.

35 Step 33 If you wish to add further properties or update any property information, including adding agents to properties then you can do this from your dashboard.
