1 Search Wizard Compass The search wizard allows you to perform a property search, then choose any or all of the management companies based on your results, and then further allows you to search contacts based on those management companies. You can also start your search with management companies. You can navigate by either clicking the Next/Previous buttons or on any tab without losing filters or criteria Example Use: Search all properties in Florida, then choose all management companies from those properties who have more than 20 properties in their Florida portfolio, then get all Executive contacts for those companies. Example Use: Search all Student Housing properties in the country, then choose all management companies from those properties, then get all marketing contacts for those companies. Example Use: Search all management companies based in Florida and Georgia, then choose IT contacts who work for those companies.

2 Search Wizard Compass Example: Search all Student Housing properties in the country, then click the Next or Property Results tab Click on Next to get to the management company criteria, where you ll notice a checkbox called Limit to Management Companies from the Property Results step. If you uncheck this, you ll search ALL management companies in the database, not those from your property results.

3 Search Wizard Compass With the management company results, you may choose some or all companies to move on to the next step. Choosing nothing will search ALL management company contacts in the Contacts Criteria tab. Click on Next to get to the contact criteria, where you ll notice a checkbox called Limit to Selected Management Companies from the Management Results step. If you uncheck this, you ll search ALL contacts in the database, not those from your management results. You may filter your contact search by job title, but also by the market(s) that you want them to be over. i.e. Dallas/Fort Worth or Atlanta.

Live data. 25 workday cycle update Condo or Individually Owned: Townhomes, Duplexes, Condo for sale or lease, and sometimes junk Less than 50 units: Properties which contain less than 50 units Senior or Disabled Assisted: Assisted living or government disabled which include food plans, etc within rent Rent based on Income: HUD, as well as, rent based on income Refuse to Update: Verbally asked us not to call; however, we will try other methods to update. Onsite Student Housing: Dorms owned and managed by the university. Not multifamily student housing Military Housing: Long term management leases (30 years) thru the US government. Add them as we find them Property Closed: Demolished, bankrupt, etc. Include temporary lease-downs and closings, but identified to be torn down

5 Export to Excel Export to Excel options in Compass are discussed by client and ALN regarding who will have access to exporting. Please contact us if you have questions about permissions Perform your search based on your criteria (i.e. Contacts, Properties, Management Companies, etc.) Click the Export to Excel button at the top of your results Import your Excel list into any costomer relationship management system or blasting service Only 2500 records can be exported at one time Blasts - What You Should Know If you are not using a Bulk provider (SendGrid, SalesForce, Mail Chimp, etc.) and wish to BCC the s you ve exported, please note that BCC ing large amounts of s is not recommended. If you have s this may not cause an issue, but it is recommended that you use a company capable of sending bulk s When you send bulk s you may get bounces from your list. Some company s ISP (Internet Service Providers) block messages that it considers to be spam based on many different criteria, including detecting a bulk message, spam words, and spam phrases. ALN highly recommends you utilize any Bulk provider or CRM (Customer Relationship Management) program capable of sending large quantities of s Always comply with Spam Laws, including (but not limited to) providing an Unsubscribe link for the recipients of your marketing. 6 Searching Contacts Try Searching with less. For example, for the company name search for Lincoln instead of Lincoln Property Company Search for a person by last name if their first name can be spelled multiple ways Mix and Match! Search a company name and a specific job title to shorten your search Click just a job title to see all contacts who have that title If you click on an individual contact then you ll see their contact page. On this page you ll see an icon to the right of their general contact info. Clicking this icon will bring up their V-Card, which you can then save to your provider contact list Like to connect with people? If you download an individual s V-Card and have Outlook 2007, 2010, or 2013, there s a plugin called Outlook Social Connector (FREE!) which will search their address for a LinkedIn or Facebook account associated with that address (you must connect your Facebook/LinkedIn account) General information V-Card Icon Because this contact is an Area Supervisor (Regional Manager) all properties associated with this contact are listed below.

7 Searching Properties Try Searching with less. For example, search for Gramercy instead of Gramercy Oaks Narrow down your search by defining the Number of Units range, Year Built, or an Occuapncy range in the right column You can further narrow down your search by choosing a specific ALN Market (Atlanta, for example) or any state, city, zip code, county, or Management Company Check off which properties you want in your results and export them all into Excel, a Sales Worksheet pdf (which maps them out!), or into a property sheet pdf file Be aware of the time stamp of last update noted on reports. 1/10/1970 represents a property found and newly entered into dbase by research Include in Results Only These Types Exclude in Results Includes all research listings, which may include duplicates and some listings that are not apartment communities (excluded by default)

9 Searching Management Companies Your Management Company search begins by choosing criteria for your results. This can be by an ALN Market, a company by name, a property address, property city location, the state, zip, county, and narrowed down by number of properties, units, or the average number of units

11 Management Company Profile Page Each Management Company profile page is broken up into 4 sections: Organization Chart, Property and Office Map, Contact, and Properties Organization Chart is a flow chart of the company s offices throughout the country Property and Office Map shows the company s portfolio on a Google map The Contact section shows all contacts relevant to the level of the company you are currently viewing The Properties section shows all properties relevant to the level of the company you are currently viewing Management Company Profile Page - Organization Chart National Office (Headquarters) Regional Office Local Office Clicking on the company name in any level of the chart will filter the information provided on the Property and Office Map, Contacts, and Properties sections to show only relevant data to the area/level that you clicked on

12 Management Company Profile Page - Property and Office Map The Property and Office Map section allows you to visualize a portfolio like never before! You can zoom in and out of the map as well as click on a property (in orange) or office (in blue) to get relevant data for each

13 Owners Owners are sorted by the number of properties they have, from highest to lowest NOTE: This information is from a 3rd party source (usually County tax rolls) and updated from their records, not ALN.

14 Territory Changes Changes reported in our database are tabbed into five sections: Manager, Area Supervisor, Management Company, Property Name, and Ownership Each tab can be filtered by the past 24 hours, seven days, fourteen days, or thirty days By default you ll see Manager Changes over the last seven days If you have exporting permission, you can export the changes into Excel by clicking the Excel icon at the top right The Date Report on the far right column reflects the date the information was changed in ALN s database, not necessarily the date the change actually happened
