1 Appraisal, Title and Closing Services Revised

2 Working with the Encompass ValuAmerica Interface Getting Started with Setup and User Training Guide Lenders that use the Encompass Lender Ordering System (LOS) can stay in their familiar loan origination system and place real estate appraisal, title, and closing orders directly into ValuAmerica s ValuNet xsp system. Once orders have been placed, they will receive status updates, they can post/view comments to/from ValuNet xsp system and receive completed appraisals, title, and closing orders back into Encompass all while complying with appraisal, title, and closing independence regulations. 3 Setup Requirements In order to use the Encompass ValuAmerica integration, your company must be configured with ValuAmerica. Please provide ValuAmerica ( with your Encompass Client ID and contact address to complete the setup process. Create New Appraisal Order Login to Encompass and create a new loan. Once you are working in a loan file, follow these instructions: 1. On the panel at bottom left, select the Services tab, then click Order Appraisal. 3 ValuAmerica

4 2. The Order Appraisal window appears. Select the All Appraisals tab and choose ValuAmerica. 3. Select My Appraisers and select ValuAmerica. Choose Next. 4 ValuAmerica

5 4. You will then be taken to the Appraisal Order Request form in ValuAmerica with the Order tab open (circled). Borrower, loan information, loan purpose and property type will be pre-populated into this screen. You can edit and enter information on this screen, as well. To edit and enter information, select the desired Product(s); stipulate Occupancy information; supply a Due Date; enter a FHA Case Number (in XXX-XXXXXXX number format), if needed; write an Order Comment, if necessary; and upload a document, if required. Choose the Submit Order button to place the order. 5. Select the Contacts tab. Borrower and loan information will be pre-populated into this screen. You can enter information on this screen, as well. To enter information, type into the desired text fields under the circled categories. 5 ValuAmerica

6 6. Select the Payment tab. Borrower and loan information will be pre-populated into this screen. You can enter information on this screen, as well. To enter information, type into the desired text fields under the circled category. Credit card payment information is optional while placing orders. Otherwise, you can select Submit Order to place your appraisal order (circled). 7. Select the Check Status tab. The Check Status tab permits the user to view Order Status, Order History, and Retrieve Latest Documents. 8. If the appraisal is needed within a specified time period, the due date field will provide ValuAmerica with the delivery date requested. Once the appraisal is completed, an automatic message is sent to the Client s contact address. 6 ValuAmerica

7 9. When you receive this , you can open Encompass, locate, open the loan file created, and go to the Appraisal Order Request form and then click the Retrieve Latest Documents button. 7 ValuAmerica

8 Update Existing Appraisal Order Login to Encompass and choose an existing order. Once you are working in a loan file, follow these instructions: 1. On the panel at bottom left, select the Services tab, then click Order Appraisal. 2. The Order Appraisal window appears. Select ValuAmerica and click Next. 8 ValuAmerica

9 3. You will then be taken to the Appraisal Order Request screen in ValuAmerica with the Order tab open (circled). Borrower, loan information, loan purpose, and property type will be pre-populated into this screen. You can edit and enter information on this screen, as well. To edit and enter information, select the desired Product(s); stipulate Occupancy information; decide which Notification is necessary; supply a Due Date; enter a FHA Case Number (in XXX-XXXXXXX number format), if needed; write an Order Comment, if necessary; and upload a document, if required. 4. Select the Contacts tab. Borrower and loan information will be pre-populated into this screen. You can enter information on this screen, as well. 12 Create New Title & Closing Order Login to Encompass, and either create a new loan or open an existing loan. Once you are working in a loan file, follow these instructions: 1. On the panel at bottom left, select the Services tab, then click Order Title & Closing. 2. The Order Title & Closing window appears. Select the All Title Companies tab and choose ValuAmerica. 12 ValuAmerica

13 3. The Order Title & Closing window appears. Under My Title Companies tab select ValuAmerica. Choose Next. 4. You will then be taken to the Title & Closing Order Request screen in ValuAmerica with the Title tab open (circled). Borrower, loan information, loan purpose, and property type will be pre-populated into this screen. You can edit and enter information on this screen, as well. To edit and enter information, select the desired Product(s); stipulate Occupancy information; write an Order Comment, if necessary; and upload a document, if required. 13 ValuAmerica

14 5. Select the Closing tab. Borrower and loan information will be pre-populated into this screen. You can enter and pick information on this screen, as well. To enter information, type into the desired text field for Comments. The Products and Closing Date/Time are chosen from the list and calendar, respectively. Documents may also be uploaded. 6. Select the Contacts tab. Borrower and loan information will be pre-populated into this screen. You can enter information on this screen, as well. To enter information, type into the desired text fields, under the circled categories. 14 ValuAmerica

15 7. Select the Check Status tab. The Check Status tab permits the user to view Order Status, Order History, and Retrieve Latest Documents. 8. Once the applicable title and closing documents are completed, an automatic message is sent to the Client s contact address. 9. When you receive this , you can open Encompass, locate, open the loan file created, and go to the Title & Closing Order Request form and then click the Retrieve Latest Documents button. 15 ValuAmerica

16 Posting/Viewing Comments If ValuAmerica sends a message, you will receive an automatic notification containing the message. The message will be sent to the order contact address. Follow these instructions to send a message to or reply to a message from ValuAmerica. 1. Open the loan file that contains the order you need to send a message. 2. Go to the Services tab and click Order Appraisal or Order Title & Closing. 3. When the Appraisal Order Request or Title & Closing Order Request screen opens, post comments by typing the message in the Order Comments section and selecting the button Post Comments. The Success pop-up window appears. Select the OK button. The Order Comments are mapped back to ValuNet xsp and sent to the address used to login to ValuAmerica. 16 ValuAmerica
