2 Global DMS Release Summary for etrac Version 5.6 COMPLIANCE PDF Reader Verification for Borrower File Delivery Requires PDF Reader Verification App A new PDF Reader Verification app has been developed to help ensure compliance with the ECOA Valuations Rule. The ECOA Valuations Rule requires that lenders "obtain the applicant's consent [to receive an electronic copy of the document] under the Electronic Signatures in Global and National Commerce Act (E-Sign Act)." Confirmation that the applicant can download and view an Adobe Portable Document Format (PDF) prior to downloading appraisal documents is required, if files are delivered electronically. The functionality tied to the new PDF Reader Verification app will require the Borrower to click a link in the file delivery to view a validation code embedded in the body of a PDF document. page 1

3 Entering this code on the Borrower File Delivery Acknowledgement screen will demonstrate the Borrower s ability to open electronic (PDF) copies of appraisal files on their computer or device. ENHANCEMENTS AVM/Data Analytics Requires AVM App The Collateral Analytics "CA Value Range AVM" product is now called "CA Neighborhood Value Range." page 2

4 Order Form The maximum values for the Sale Price, Estimated Value, Appraised Value, and Loan Amount fields have increased from $100,000,000 to $500,000,000 on Standard, Commercial, and Non-Editable Client User Fields Order Forms. etrac Report Builder Requires etrac Report Builder App The Filter Criteria text box field on the Filter screen (Screen 6 of 7 of the etrac Report Builder Wizard) has been replaced with a multi-line text box field so that all filter criteria that has been entered will be viewable. page 3

5 Additionally, an Edit button has been added to allow Staff users to edit previously created filters. Enhanced Vendor File Upload Requires Enhanced Vendor File Upload App The system lookup NEW_APPRAISER_FILEUPLOAD_LOGIC has been converted into the new Enhanced Vendor File Upload app. When this app is enabled, the order status will automatically move to the Vendor Upload Status (e.g., In Review ) when an appraisal file type has been uploaded in one of the three available file upload slots in the Vendor Module. The Vendor User will no longer be required to check the This is the final appraisal/report (status will be changed to In Review) checkbox in order to update the order status. This checkbox has been removed from the Vendor Module file upload section. The following file types are classified as appraisal file types: UAD XML must upload file with.xml file extension when this file type is selected in order for status to change Appraisal/Final Report must upload file with one of the following file extensions when this file type is selected in order for status to change:.xml,.pdf,.aci,.zoo,.zap,.rpt,.clk,.env,.pak ENV File must upload file with.env file extension when this file type is selected in order for status to change AI Ready XML must upload file with.xml file extension when this file type is selected in order for status to change ACI Appraisal File (.ACI) must upload file with.aci file extension when this file type is selected in order for status to change page 4

6 A Configure Vendor Upload Statuses link will also be displayed adjacent to the system setting: What status should an order change to when Vendors upload the Appraisal/Final Report? Note: this setting may be ignored in certain cases, such as custom implementations, MARS, etc. This link will open the Vendor Upload Status Configuration screen to allow Staff Users to designate what status an order should move to upon subsequent uploads of appraisal file types in the Vendor Module, based on the prior order status. page 5

7 NOTE: The Vendor Upload Status Configuration will not apply to the initial upload of appraisal files. The initial upload of appraisal files by Vendor Users will still adhere to the Configure Vendor Communications system setting: What status should an order change to when Vendors upload the Appraisal/Final Report? Note: this setting may be ignored in certain cases, such as custom implementations, MARS, etc. REProf Payment: Pay All Vendors Requires Pay all Vendors App The app will add a "Pay All" option on the Real Estate Professionals Payment screen to enable Staff users to pay all Vendors within a given pay period. Configurable Auto-Assign Requires Configurable Auto-Assign App A new "Enhanced Score/Max Distance" option has been added to the "Configurable Auto-Assign" app (configured under Setup Manage Clients View All Clients Update: "Which Auto-Assign Process should be used for this Client?"). Of qualifying Vendors, orders will be automatically assigned to the Vendor with the highest Enhanced Score within the configured Maximum Distance threshold to the Subject Property address. page 6

8 MAINTENANCE System Settings The "Make files uploaded by Staff/Client/Reviewer viewable by Vendor?" system setting is no longer being applied to files uploaded via automated processes (e.g., Workflow Engine Documents, Company Documents, Borrower Receipt etc.). The setting will only apply to files uploaded by Staff, Client or Reviewer Users, not system generated files. Staff Module Order Form: Vendor Search Screen Vendor, Supervisor, Reviewer or Sales Rep (requires Sales Rep app) Fees will no longer be recalculated when the "Vendor Search" window is closed without making a selection. Staff Module Order Form: Download ACI Resolved browser compatibility issue with Download ACI button in Chrome internet browser. Log Modified the Log to display Appraiser Names based on Vendor ID instead of Vendor User ID. Client Profile Restored the previous functionality of the Default Reviewer field; When a Default Reviewer is configured at the Client level, that Reviewer will be assigned to orders for that Client. Maintenance: Delete Order Code comments are no longer displaying at the top of the screen when deleting orders via Tools Maintenance Delete Order. Vendor Module Resolved issue with Vendors not being able to see their comments in the Current Status field or in the Status History of the Vendor Module Order Form when accepting with conditions via the vendor new order acceptance . page 7

9 Accounting: Post Multiple Payments The Portrait layout of the Closed Receivables Report (accessed via Accounting Post Multiple Payments Continue Update Bill Print) will no longer cut off the right margin when utilizing the Print function in Chrome and Firefox internet browsers. REProf Payment The "Print Receipt" button on the Real Estate Professionals Payment Confirmation screen will now open the print screen correctly in the Chrome and Firefox internet browsers. REProf Payment Resolved time-out issue on the Real Estate Professionals Payment Results screen. LinkPoint Credit Card Processing Requires LinkPoint Merchant Account to be configured on Company Profile Resolved issue with the Payment History not updating when using a LinkPoint merchant account to process credit card payments. etrac Report Builder Requires etrac Report Builder App The password field has been removed from the following etrac Report Builder reports: Client Users Report, Staff Users Report, Staff User Login Log, Appraiser Users Report, EMC Client Users Report, and Client Users Report2 Follow Ups Requires Follow-Ups App The "Follow-Ups for the next 5 days" screen has been modified to display timestamps based on the time zone selected in the Company Profile "What is the time zone in your primary company office?" setting. Web Forms Requires etrac Web Forms App Resolved Web Forms Text Addendum browser compatibility issues in Internet Explorer 10 and Chrome internet browsers. page 8

10 Fannie Mae Order Import Requires Fannie Mae Order Import App Resolved browser compatibility issues with Fannie Mae Order Import app. RealEC Integration Requires RealEC Integration App When RealEC sends orders using the Zip +4 in the Subject Property address, the 4-digit zip code extension will be stripped out when creating the order. page 9
