1 Austin East KOA Site # Initial check-in date Monthly renewal date of the month Initial THIS AGREEMENT DOES NOT CREATE A LANDLORD/ TENANT RELATIONSHIP RV Site Services Agreement Part C: Definition Specific to Austin East KOA Deposits/Site Rate: 1. A $200 deposit is required to hold your reservation. If paying this deposit by cash, you must provide a valid credit card to be kept on file for the purpose of automatic payment of your electric bill each month. (See Part-B, Item 16.) If you cancel your reservation more than 30 days prior to arrival, the Security Deposit is fully refundable. If less than 30 days prior to arrival this deposit is not refundable. 2. A $200 Security Deposit is collected at check-in and is retained for the length of your stay. This deposit will be refunded by a credit to your credit card when you check out if your site is left in good condition and all accounts are clear. 3. Occupancy rate for your site is based on two (2) persons. Additional adults or children 13 and over are $50/person/month. Children 12 and under are free. 4. Electricity is metered at your site and is charged to you at the current Kilowatt/hour rate. (See Part B Item 5 and Electrical Meter Reading section below.) 5. Mailbox key deposit is $ (See Mail section below.) Monthly renewals: 1. Your first month s rent is due at check-in. Site rent may be paid by credit card or cash. CHECKS ARE NOT ACCEPTED. 2. Monthly renewals are due each month on the same date you checked in. For example, if you checked in on March 10 th, you will need to renew on April 10, May 10, etc. 3. Partial payments for site rent are NOT allowed. 4. You are considered late on the day after your renewal is due. We will attempt to contact you by text, and a note on your door. If we receive no response within 24 hours you will be asked to leave. (See Towing Policy below.) Mail Service: 1. All extended stay guests must be assigned a mailbox if they choose to receive mail here. A $45 key deposit is required. $30 will be refunded when key is returned. 2. Mailbox number is required on all incoming mail. Mail received without a mailbox number 60 days after the date you arrived will be returned to sender. 3. A forwarding address is due when the mailbox key is returned. Failure to do so will result in your mail being returned to sender. We will forward your mail for 60 days after departure. The US Postal Service WILL NOT forward mail addressed to a campground. 4. Packages shipped via FedEx, UPS, USPS or other delivery services can be received at the front office. We will sign for these packages unless otherwise instructed and notify you that there is a package for you at the office. Revised January 21, 2018 Initial here 1 P a g e
2 Initial Electric Meter Readings: 1. Meters are read on the day you check in. You will be asked to initial the card to verify the initial reading when read by the Guest Services escort. 2. Meters are read on the first of each month and the credit card you have on file will be charged at the current kilowatt hour rate. 3. Guests are expected to keep their credit card information up to date. Internet: 1. Public internet service is available for the use of all guests at Austin East KOA. It is not intended for downloading large files or streaming videos. The system will throttle or terminate your access if it determines you are above the prescribed limits. RV and Site Appearance: 1. Your RV must be in good repair, good physical appearance, legal/licensed, roadworthy and be certified by RVIA or RPTIA. You must be able to move your RV at any time with no expectation of prior notice. Management has complete discretion as to whether your RV meets these guidelines. 2. A sewer hose donut or L connector is required. 3. Washing of RVs is required to be done at least semi-annually. Guests are permitted to do this on their own but must use a grip sprayer on their hose. 4. Dog pens are permitted only after management approval. NO stakes are allowed. Pens must be secured with weights only. You need to move pen each week for mowing. 5. Portable gazebos and canopies require management approval before being set up and must be placed on hard surface only and secured with a minimum of 30lbs. of weight on each leg. NO stakes are allowed 6. Portable satellite dishes are allowed but must be placed on a hard surface and weighted down. If on the grass they must be moved weekly for mowing. 7. Construction of decks, sheds or any other structure is prohibited. 8. You may not alter the appearance of the site at any time. This includes the addition of plants, gravel or stepping stones. Planters are allowed on hard surfaces only and must be well maintained. Parking on the grass is considered altering a site. You will be charged a $ penalty for any damage to the grass at the site. 9. RV skirting must be vinyl snap on type specifically designed for an RV and approved by management. 10. Clothes lines, hammocks and other items may not be tied to our trees. 11. Off the ground fire bowls are allowed but must have a spark arresting cover and are not allowed on the grass. Chimaeras are not allowed. Do not leave your fire unattended. Fire must be completely extinguished after each use. You are responsible for emptying ashes in designated area. Please see office/guest service staff for location. 12. Enlargement of patios is prohibited unless work done upgrades site to a KOA deluxe patio site. Upgrades must be to management s specification and guest assumes all associated costs. Plans must be approved by management before work commences and may require the use of management approved contractors. 13. No outside appliances are permitted on your site. Please keep outside storage to a minimum. Periodically, you may be asked to pick-up your site. 14. Holiday decorations are allowed, and even encouraged. Decorations must be contained on your site and NO stakes are allowed. Management has complete discretion as to whether your decorations are appropriate. Please be considerate of your neighbors when decorating and turn them off at quiet hours. 2 P a g e
3 Initial (RV and Site Appearance continued from page 2) 15. Trash is picked up between 8AM and 10AM and should be in secured trash bags. Do not leave trash out overnight. A dumpster is available near the front entrance for your trash. NO mattresses, large items, electronics or hazardous materials (paint, oil, etc.) are allowed. 16. Keep your campsite free of litter, including cigarette butts. Vehicles: 1. Speed limit in the park is 5MPH. Not 4! Not 6! But as it is written, 5! 2. You are allowed your RV and up to two vehicles. Golf carts are considered one of your vehicles if you have one. You may not park your extra vehicle(s) on the grass or in any unoccupied site. You must have a site tag for each vehicle. 3. Offsite storage is recommended for boats, cargo trailers, etc. that will not fit within the two spaces at your site. Austin East KOA does not have storage space available. Check with the office for nearby storage facilities. 4. In order to maintain a pleasant looking campground, we ask that any broken down cars or works in progress be removed from the campground. If a vehicle has not moved in a week or more we will consider it a junker and ask you to remove it. You will have 24 hours to do so or it will be towed. 5. No mechanical work (changing oil, etc.) is allowed. 6. No parking in any empty site. 7. Do not park in the roadways at any time! Golf Carts we do allow the use of privately owned golf carts on property. 1. Proof of insurance is required. 2. Carts can only be operated by licensed drivers. 3. Speed is 5mph in the park is strictly enforced. 4. Golf carts may not be parked in the roadways or on the grass. Pets: IMPORTANT: Please beware that coyotes, snakes and birds of prey have been seen in the area and could potentially pose a threat to your pet. DO NOT leave them outside unattended. 1. Extended stay guests are allowed a total of two (2) pets. 2. Pets are not allowed in KOA buildings or pool area. 3. Birds, rodents, and reptiles must be kept in your RV at all times and in a cage. 4. All pets outside must be on a leash no longer than six feet. If your pet is tied up outside you must also be outside. Please use the designated areas to exercise your pets. 5. Do not allow your pet to use your yard as a bathroom. Always clean up after your pets. 6. Any nuisance pet must be removed from the campground. We do not accept any aggressive dog. 7. Dog owners are solely responsible for their dog s behavior. Austin East KOA is not responsible for any incident involving your pet. Conduct: 1. Quiet hours are from 10:00pm to 7:00am. Please be quiet and considerate of your neighbors. 2. Loud, obnoxious, disorderly, boisterous, or unlawful conduct or conduct that disturbs or threatens the rights, comfort, or convenience of others in or near the Property will not be tolerated. 3. Violence or the threat of violence will not be tolerated. 3 P a g e
4 Initial (Conduct continued from page 3) 4. The consumption of alcohol must be confined to your RV site or designated areas. You will be held to any applicable state, county and city laws. 5. The possession, sale or manufacturing of illegal drugs/substances or drug paraphernalia on the RV site or anywhere else on the property is strictly prohibited and the offender will be asked to leave the campground. 6. Possession of explosives or other dangerous materials is prohibited. 7. Storage of hazardous materials on the RV site or on the property is prohibited. 8. Illegal activity of any kind will not be tolerated at Austin East KOA. If we suspect any illegal activity we will contact the police and have them investigate. If the police are called to your site for any disturbance caused by you or a guest of yours you will have to exit the park immediately. 9. Smoking is not allowed in KOA buildings or in the pool area. Please dispose of butts properly. Visitors/Facilities Use: 1. All visitors must register at the front office before going to your site. There is a $3.00 fee for each visitor per day. All visitors must obtain a Visitor Car Tag to display in their vehicle while on the campground. Family and friends who are visiting you are allowed to use the facilities. 2. Visitors staying overnight are required to register as a guest and additional person daily fee will apply: Adults $5, 0 through 5yrs Free, 6 yrs. through 17 - $3.00. Visitors staying longer than 3 days must be approved by the management. 3. Visitors are permitted to use the pool, activity room, etc. only while in your presence. 4. Visitors must park on your site or where directed by management. Do not allow your visitor to park in roadway at any time for any length of time. Theft or Damage: 1. Austin East KOA is not responsible for any theft or damage to your property. Contractors/Service Technicians: 1. Any work being performed on site by any contractor/service technicians must have prior approval by management. 2. All contractors/service technicians must provide proof of a current business license and have a Certificate of Liability Insurance on file in the campground office before performing work. Guest Businesses: Operating a business from your RV is prohibited if any of the following apply: 1. Clients must come to your RV for service or products. 2. If you plan to use our internet. 3. Your business requires frequent deliveries. Towing Policy: 1. Non-payment of site rent or services and or violations of rules can result in vehicles/rvs being towed and impounded at the owner s expense. 2. A 24 hour towing/impound notice will be posted on any and all vehicles to be removed. Management reserves the right to change these guidelines at any time and/or refuse service for any reason. 4 P a g e
5 Initial Your signature below indicates you have read, understand and agree to the above guidelines. Your signature below also authorizes Austin East KOA to charge your monthly electric bill directly to your card on or before the 5 th of each month. You will receive a receipt by or in your mailbox if applicable. You also authorize us to charge your monthly rent to your card if you request us to do so by phone for a specific month. (We prefer that you come in to the office to renew your space rent so we can get a signature on your credit card receipt and give you an updated parking pass.)
