3 SKF The tenant is SKF USA Inc., a subsidiary of Sweden-based SKF Group. SKF Group does not guaranty the lease. SKF Group (Parent Company) Bloomberg reports that SKF Group is the largest bearing manufacturer in the world and employs approximately 44,000 people. The following countries generate the most net sales for SKF Group: U.S. 20%, Germany 13%, and China 11%. The SKF Group is a leading global supplier of products, solutions and services within rolling bearings, seals, mechatronics, services and lubrication systems. Services include technical support, maintenance services, condition monitoring, asset efficiency optimization, engineering consultancy and training. SKF Group was founded in 1907 and rapidly grew to become a global company. As early as the 1920s, the company was well-established in all five continents. SKF is present in nearly all industries, including cars and light trucks, aerospace, wind energy, railway, metal, machine tool, medical and food and beverage. SKF Group has around 140 manufacturing sites in 28 countries and is represented in over 130 countries through its own sales companies and over 15,000 distributor locations. SKF Group is a publicly traded company with a headquarters in Sweden. The company s stock is traded on the Stockholm Stock Exchange. Its symbol is SKF-A.ST. For the fiscal year ended December 31, 2012, SKF Group reported record revenue of $9.68 billion with net income of $731 million. SKF Group had total stockholder s equity of $3.37 billion. (The Tenant) SKF USA Inc. is the U.S. subsidiary of Sweden-based SKF Group. 28 of the parent company s 140 global manufacturing sites are located in the U.S., including facilities for the production of seals, lubrication systems, linear motion products, actuation systems, and rolling bearings. 20% of the SKF Group s total net sales (by customer location) are derived from the U.S. SKF USA is a major provider of products and technology to original equipment manufacturers and industrial operations in virtually every major industry, including transportation, paper, mining, oil and gas, food and beverage, machine tool, metals, aerospace and energy, among others. SKF USA is also an industry leader in the area of condition monitoring, supplying advanced hardware and integrated software solutions for plant asset management optimization. SFK has characterized the Moody facility as a SFK Solution Factory, the third such facility in the United States and one of only 20 such facilities around the world. These facilities aim to deliver customized solutions to meet tough industry challenges, and provide customers with project management, asset management consulting, energy management, machine improvement programs and lubrication management. The Moody Solution Factory will be able to manufacture bearings, handle precision assembly, driveline services, custom-machined seals, root-cause failure analysis, seminars and training.

5 PARK AVE Location / Moody Commerce Park LAKESIDE DR The subject property is located at 2575 U.S. Highway 78 in the Moody Commerce Park which is situated at the southwest corner of Interstate 20 and Kelly Creek Road in Moody, Alabama. The property is located approximately 8 miles east of Birmingham. Location Moody Commerce Park has three existing multi-tenant warehouse buildings containing approximately 527,800 sq. ft. Some the tenants in the park include Michelin and Sumitomo Electric Wiring Systems.
