The Property, which is prominently positioned at the intersection of George Bush Tollway (TX ) and Walnut Hill Lane, is less than two miles from the south entrance of the DFW International. INVESTMENT HIGHLIGHTS UPSIDE POTENTIAL AT DISCOUNT TO REPLACEMENT COST. At 49% occupied, Corporate offers a significant value-add opportunity through the lease-up of the remaining vacancy in a rapidly improving office market where rents have increased 8.4% and net absorption has totaled 1.8 million square feet since the beginning of 13. The existing rent roll provides a stable cash flow with contractual annual rent increases and an averaging remaining lease term of 6.9 years. Additionally, the potential sales price represents a significant discount to replacement cost. MARKET DYNAMICS. Corporate is attractively positioned to take advantage of the current market dynamics that exist in the region. A significant number of major leases have been executed in recent months and prospective tenants have fewer available blocks of space to choose for their space needs. The Property is one of only five buildings constructed after 01 that can offer a 50,000 square foot block of space within a 7-mile radius. STRATEGIC LOCATION/ACCESS. The Property s location within minutes of DFW International is a major draw for existing and future tenants. Corporate also benefits from its location within the Las Colinas master planned development, which is home to more than 2,000 companies, including the global headquarters location for six Fortune 500 companies. The Property is highly visible with direct frontage on State Highway with close proximity to State Highway 114, State Highway 183, State Highway 360, Interstate-635 and Interstate-35, which collectively connect the area to virtually every significant employment area, residential neighborhood and amenity in the metroplex. 3 INVESTMENT OVERVIEW TEXAS/DFW ECONOMIC OVERVIEW The state of Texas remains one of the largest and most rapidly growing economies within the United States. As the largest exporter of goods in the U.S., Texas currently grosses more than $100 billion a year in trade with other nations. If Texas were a nation, it would rank as the 13th largest economy in the world based on GDP, ahead of Mexico, South Korea, the Netherlands and Turkey. The Dallas/Fort Worth metropolitan area is the fourth largest U.S. metro with approximately 6.9 million residents and continues to remain one of the strongest metropolitan economies in the nation. Job Growth Dallas/ posted a year-over-year May 14 job gain of 113,100, a 3.7% increase that ranks DFW #1 in the U.S. for percentage job growth and total jobs created. As of August 13, DFW s unemployment stands at 5.5%, which is 40 basis points lower than the national level. Moody s Economy.com is forecasting that DFW will rank first nationally in population job growth from 13-18, by adding approximately 729,400 new residents and 482,400 new jobs.
