4 1. Cost Reduction With our continuous optimization of maintenance plans, we are extending the life of equipment. By using a preventative maintenance program that considers the criticality of each device, we optimize the use of resources for maintenance and reduce repair costs. COFELY Services even assumes the cost of repairs up to the value of the deductible. COFELY Services assumes the risk associated with unforeseen repairs and their respective administrative tasks. As a member of a large multinational group, COFELY Services can rely on framework agreements that let its customers benefit from its wide purchasing power. Working with COFELY Services enables you to reduce administrative, human resource and payroll management costs. With our multidisciplinary mobile team, you only pay for what you need. 2. Reliability and Continuity OptimiZ focuses on business continuity and reliability by considering the criticality and required maintenance plan of each asset. In parallel, assets of lesser criticality have their maintenance intervals extended so that overall operation and maintenance costs are reduced. Advanced proactive maintenance techniques allow us to establish the condition of critical components and quickly identify any problem before a failure occurs. These diagnostics also help to budget costly retrofits and major repairs. 3. Quality, Health and Safety COFELY Services focuses on continuous improvement to meet clients requirements and comply with current legislation and safety regulations. We incorporate in our operating processes the sum of experiences from other sites, thus resulting in a sharing of knowledge beneficial to all our clients. We closely monitor safety, wellbeing and environmental requirements to avoid physical and environmental damage to our clients, employees and partners. More than Operation and Maintenance COFELY 4

Customer Service and End User Comfort OptimiZ includes a quality management practices and motivational programs for employees to keep customer satisfaction at the heart of day-to-day activities. These programs were created over the years by using improvement opportunities from the field through our ISO 9001:2008 Quality Management System. For example: All COFELY employees receive extensive Customer Service Training and staff members involved in operations are enrolled in advanced CS Training (bi-level training). Training includes a definition of Customer Service that focuses on our customers, staff accountability, and the benefits resulting from this program. Additional stakeholder value comes from COFELY s comprehensive staff training, which now incorporates our innovative 3 e program designed to ensure that all field staff are aware of safety, environmental, and energy efficiency issues. The Excellence and Innovation Program (EIP) aims to promote and support employee excellence and innovation, as well as increase motivation to provide top quality service to our clients. The EIP recognizes every employee s role in developing customer relations and promotes the company s values of service excellence, reliability and innovation, as well as enthusiasm and dedication. Any of us can make a difference. Standardized Service Call Procedures give precise instructions and procedures to be followed for each service call. Weather Alerts are sent by to all COFELY Services technical staff as soon as weather forecasts reach pre-determined conditions in anticipation of intense weather conditions (either hot or cold). This allows the operation team to prepare the building accordingly. We call it Proactive Operations. Air Quality Control and Reporting: There is a direct correlation between a proper preventative maintenance program and superior quality of air. A specialized engineer from COFELY Services assesses air quality inside the building, on a quarterly basis, to ensure compliance with environmental requirements. During these audits, temperature, relative humidity, CO and CO2 concentrations, and dust concentrations are measured. After each audit, we issue a report along with a summary of recommendations. 6 5. Environmental and Energy Efficiency COFELY Services has developed outstanding expertise in creating a comprehensive energy and environmental management program, offered in 3 Levels. This program differs from regular market as its initial phase requires very little financial investment by the owner, yet immediately generates profits. OptimiZ combines the engineer s theoretical expertise with the practical knowledge of our onsite technicians. Quick Scan The very first step is the energy Quick Scan. This is a qualitative site analysis that identifies improvements from an energy perspective. LEVEL 1 Verifac Utility Bill Verification Service We audit monthly utility bills and check for incorrect meter readings, interpretations or rates. COFELY Services then negotiates adjustments with the respective energy suppliers on behalf of the client. A monthly report is issued to illustrate financial statistics and results. LEVEL 2 Verifac Premium In addition to Verifac, the Verifac Premium package offers extended reporting and administrative support for all energy sources, including a monthly and annual administrative report. These reports contain consumption comparisons, gap analysis and energy forecasts. Level 3 Energy Performance Contracts This Level includes Level 1 and Level 2 and provides an energy performance contract. Thanks to its specialized expertise in energy efficiency, COFELY Services is one of the only firms that can commit to ensure the energy efficiency of the building s operations while ensuring optimal comfort conditions. This principle implies that any negative deviation during the reference year is absorbed by COFELY Services, and a positive variance is shared between the client and COFELY Services. 7 Our energy program s primary objective is to improve building performance while ensuring optimal environmental conditions. By doing so, we solve problems while simultaneously improving the electromechanical operation of the facility. Energy Audit Continuous Commissioning Energy Performance Projects COFELY Services starts with an energy audit in order to establish specific goals. This assessment is then followed by implementing performance measure systems and the optimization of operating and maintenance procedures. The onsite team then becomes responsible for ensuring this commitment while relying on technical support from Head Office. COFELY Services implements its ongoing commissioning program that uses resources on the site, supervised by Head Office specialists. Opportunities for improvement are identified and existing electromechanical installations are optimized. These daily small actions applied for several years will keep the focus on energy efficiency. While following the optimization phases, COFELY Services identifies potential equipment retrofit projects based on their impending savings and payback. Each year, COFELY Services successfully executes a variety of capital replacement projects, which may include financing (when necessary) and grants. Daily Monitoring Consumption: What is Measured can be Improved COFELY Services has developed a specific computer program that models a building s energy usage based on historical consumption. This mathematical model is compared to levels of energy consumed daily, and can subsequently be used as a dynamic consumption monitoring tool integrating external factors that influence consumption and equipment performance. Annual Report Certifications Environmental Certification and Compliance with BOMA BESt and LEED (NB, EB) OptimiZ greatly facilitates sustainable development certification processes.
