WHEREA the Hapton Group In. has applied to rezone an area of land loated 7 Fanshawe Park Road East, as shown on the ap attahed to this by-law, as set out below; AND WHEREA this rezoning onfors to the Offiial Plan; THEREFORE the Muniipal Counil of The Corporation of the City of London enats as follows: hedule "A' to By-law No. Z1 is aended by hanging the zoning appliable to lands loated at 7 Fanshawe Park Road East, as shown on the attahed ap oprising part of Key Map No. 18, fro a Residential R1 (RI-8) Zone to a Holding Residential R1 Bonus (h-5*h-54*h-89*r1-8*b-j Zone. 1) etion 4 of the General Provisions to By-law No. Z1 is aended by adding the following peial Provision: 4. 4) B-- 7 Fanshawe Park Road East The subjet site is being bonused for: 1. enhaned urban design features: The proposed projet provides an appropriate built for height given its loation along Fanshawe Park Road and the width of the Publi Right-of-way; Parking is loated underground and/or behind the built for (not in the front setbak), whih provides a distinguishable built edge to the publi real; The projet provides for a residential infill opportunity that reates an ative frontage along Fanshawe Park Road by orienting building aess and inluding gathering spae along the Publi Right-of-way; Underground parking garage is to provide vehile and biyle parking along with garbage storage; The developent retains the original building and inorporates it into the overall design by using design features and aterials found in the surrounding neighbourhood. These inlude: pithed roofs; brik asonry and deorative wood eleents; The proposal is organised around a oon open spae, with landsaping, that provides residents of the site opportunities to soialise; Maintaining the existing trees along the western boundary of the site; The proposed built for and its assing transitions with the topography of the site; Mitigation of the building ass through: variation of height 2 storey and three storey setions inludes a flat roof whih derease height assoiated with a pithed roof oderation of faades with vertial banding and store piers variation of building aterial introdution of vegetation and sreening on third storey terraing of end units (wedding ake for) and the following servies and atters: 2. a entralized ourtyard whih provides a oon open spae that is funtional for passive rereational use;. 54% landsaped open spae; underground parking spaes; and 5.
