3 Welcome To SkySlope Hi, I'm Moe Greene, the SkySlope No Paper Boy, I will be guiding you through this wonderful system. SkySlope was designed to help you save time, paper, and money. It was created by agents for agents, so we are sure you will love SkySlope as much as we do. Without further ado, let's begin with the Agent Home Page. 3
4 The Agent Home Page 1. Pending Transactions is where you find your pending sales. 2. Create Transactions is where you begin if you represent the buyer. 3. Manage Listings is where you find your existing listings. 4. Create Listing is where you begin if you are representing the seller. 5. Digital Signature is where you can send a document to be digitally signed. 6. Incomplete Checklist is your todo list of documents. 7. Canceled Contracts is where you can see all of your dead deals. 8. Access Archives is where you can see all of the deals you have closed and archived. 9. Reminders is where you can set up reminders about properties in SkySlope. 10. Working Documents is where you can store general documents Let s go on and enter in a new listing. 4
5 How to Create a New Listing If you are representing the seller you will want to create a Listing. Click the Create Listing button from the Agent Home page. This will take you to the Listing Information page where you can enter information such as the address and the listing price. Fill out all the red items as they are required. Click to tomove on to the contacts page. 5
6 Adding Sellers to Your Listing To add a seller, type in the seller s first and last name, and any additional contact information you have. Then click the button. Once you have saved it you can click the button to move on to the checklist. More on the checklist in a bit. You can click Add New+ to add another seller. 6
7 Uploading Documents into SkySlope SkySlope offers four ways to upload documents into our secure system; you can upload multiple documents into the Documents tab, them in, Fax them in, or upload them directly to the Checklist (we will talk about that last one in a bit). Let's start by uploading documents to the Documents tab. 7
8 Uploading Documents into the Documents Section You can upload your documents into the Documents tab of your property file by clicking the upload docu button. Once all the green bars have filled and you can see the document name, click the button to lock documents into SkySlope. 8
9 Faxing Documents into SkySlope SkySlope has created a way for you to fax in your documents into your property file. To do so, go to the Documents tab and click the Fax Cover button. A new window will pop-up and prompt you to enter a name for the document. Then click the button to download the Fax Cover Sheet. Use a new Fax Cover Sheet for each fax you send to SkySlope. Print the Fax Cover Sheet and make it the first page of your stack of documents to fax. Fax the documents to ( ). Your faxed documents will show in the Documents tab of your property file. 9
10 ing Documents into SkySlope ing documents into SkySlope is simple and speedy. You start by going to your property file, and copy the property specific address. Now go to your client and paste the address into the To field. Attach your document, and then click the Send button. You can find the document in the Documents section of the property file. 10
11 Splitting Documents Say you scanned/faxed all your documents in as one PDF but it is made up of many different disclosures, addenda, and other documents. You can use the Split Tool to separate these documents from that one PDF. From the Documents tab, find the document you want to split and then click the This will take you to the Split Page where you set the split range. It works from the top of a page to the bottom of a page. Once you have set the page range and named the document, click the button to execute the split. The newly split documents will be in the Documents tab. If you want to split out your single page MLS on page 3, you will enter From page 3 To page 3, and name it MLS 11
12 Understanding the Checklist And now the section you all have been waiting for, the core of SkySlope, The Checklist. Here is where you will submit your documents for review, and see what is still needed before you can move forward. So lets begin. You can see the status of each item on The Checklist. Requiredmeans you must upload a document into it. In Review means the office will review the document. Incompletemeans the document is still missing something (there will be notes on what exactly is missing.) Completedmeans the document has been accepted by the office. If Applicable means this document applies in certain circumstances. Click the button to attach your documents to that item on The Checklist. 12
13 Attaching Documents to The Checklist To attach a document to The Checklist, click the Attach button to the right of the item you want to submit it to. This will take you to the Assigning Page, where you can assign the document you want to attach. Find the document you want to attach and then click the button. You will return to The Checklist and see that the item is now In Review. You can also click the button to upload a document directly from your computer. 13
14 How to Convert Your Listing into a Transaction Once you have a buyer for your listing you will want to convert it into a pending transaction. To do so, go to Manage Listings. Then, single click the property (this will highlight it blue), then click the button. Make sure you have uploaded and attached all your listing documents and not your sales documents. This will move all the information and documents from your listing to the transaction. You will be taken to a page where you can input the rest of the information required for the sale. More on that in a moment. 14
15 How to Create a New Transaction If you are representing the Buyer, you will Create a Transaction. Click the Create Transaction button on the Agent Home Page. Input all the required information (some information may have already filled from converting the listing into a transaction.) Then click the button to move to the Contacts tab. 15
16 Adding Contacts to a Transaction Adding Contacts for a Transaction is exactly the same as for a Listing, except there are more contacts you can add. You can find the button after you enter the Agent Representing the Other Side. 16
17 Adding Commission Information After adding your Contacts, you will add your commission information such as Sales Commission or Listing Commission if applicable. Click the button to move forward. 17
18 Adding Additional Property Information Finally, you will be at the Property information page, where you can add additional information about the property, such as number of rooms and HOA. Once you are done here, click the button and move on to the checklist where you can attach your documents as explained above. All items on this page are optional. You can always go back and change any information you put into the transaction. 18
19 How to Open an Existing Property File Now that we have shown you how to create a listing and a transaction, we will explain how to edit them. To access a created listing or transaction, go to Manage Listing or Pending Transactions (respectively), then double click the property you want to open it and edit it. 19
