2 Introduction Eden was established in 2012, starting life as Eden MEC and based in Milton Keynes. Through rapid growth Eden has further expanded to include Eden Build and following a recent relocation to Cranfield Innovation Centre in early 2016, launched Eden TFM to strengthen our service offering. Combining a multidisciplinary design practice, traditional contracting company and facilities management team we provide turnkey solutions to our clients from design, through delivery, into completion and beyond. Uniquely we also boast in-house M&E, CAD and Health & Safety Management giving us greater depth to our service offering and peace of mind for clients wishing to deal with a single contractor delivering their projects. Large enough to deliver and small enough to care, Mark Richardson Head of Eden TFM delivers facilities management solutions all from a single trusted source and is focused on providing a personal service to clients tailored to their needs. Working across all major sectors including; residential, commercial, and industrial we deliver 4 main service lines; Building Fabric Maintenance, Building Maintenance, Estate Management and Building Compliance. Now based in Cranfield, Bedfordshire we benefit from great transport links via the A1 and the M1 to deliver works primarily across the East of England, the Midlands, London and the South East.

3 Mark Richardson Head of Eden TFM Profile Having joined the Royal Navy as an apprentice Mechanical & Electrical Engineer and serving for almost a decade Mark is no stranger to managing constantly changing situations, under pressure and to strict timescales. Working for many of the largest FM companies in the UK and across the Globe his greatest achievement to date has been growing Dudley Bowers facilities team from 3 engineers to 116 in a little under 3 years, and he is focused on repeating such success here with us at Eden. 4 01 We have seen a shift from building owners in recent years with greater numbers realising the value of fabric maintenance. This has led to a trend moving towards a model of planned preventative maintenance and not soley relying on reactive solutions. 6 02 Every building is different, in its use, design and its management. This may also change over many years with the addition of new services or through structural alterations. Therefore to keep a building at its peak efficency and looking good building maintenance is essential. Building Maintenance At Eden TFM our maintenance teams offer service solutions with three mian goals; to minimising down time, respond reactively 24/7 and to allow business/ occupants to carry on as normal.

13 Milton Keynes College Project Description Eden TFM continue to deliver an annual service contract for Milton Keynes College and have successfully done so for the past 3 years. Tasked with minimising client cost whilst maximising building efficencies. We took a fresh look at the colleges long term maintenance programme of vital services and changed the way they go about PPM (Planned Preventative Maintenace) significantly reducing the number of unplanned breakdowns. Services Those delivered include: Annual PPM Contract Boiler Maintenance Generator Maintenance Air Conditioning Maintenance Pump Replacements BMS Maintenance Pressurisation Unit Replacements Minor Works Projects Value The total annual spend for Milton Keynes College on PPM (Planned Preventative Maintenance) and remedial works is circa 400K across all college sites.

15 Anglian Water Project Description Eden TFM have undertaken facilities works on a variety of projects for Anglian Water over the past few years maintaining components of their critical infrastructure to ensue customers never experience a drop in service. Services Those delivered include: Gas Booster Maintenance Dual Fuel Boiler Maintenance Boiler Room Plant Maintenance Working collaboratively with Anglian Waters operational management teams Eden have delivered works under challenging conditions and on sites of high security. Working within live building environments required careful consideration, working to fast track programmes, with all intrusive works taking place out of hours. Value Projects completed range in value from 1.5K to 30K.

17 99 Bishopsgate Project Description Over the last few years Eden have worked on various projects at the iconic 99 Bishopsgate, a landmark building located in the heart of London s financial district. Acquired by Brookfield in 2012 since then we have carried out work direct for Brookfield and on recommendation for many other private tenants within the building. To deliver these projects in such a busy and occupied building we have worked closely with the landlord s management team to devise workable solutions to minimising disturbance. This includes developing fast track programmes, working out of hours tand importantly restoring all essential services at the start of each working day. Services Those delivered include: Upgrade of HVAC infrastructure from basement level to level 5 Dual Fuel Boiler Maintenance Replacement of existing electrical busbar system Replacement of Lift Motor Room cooling systems Level 3&4 Fit-out (Deutche Bank) Levels 1, 5 and 15 Fit-out (i2 Office) Value Projects delivered range in value from 150K to 2.5M.
