4 SOPHISTICATED WATERFRONT WORKSPACE Broadband Services Life Safety Fire Suppression Janitorial Window Washing Building Access AT&T currently serves the building for data, voice and video transmission. Two 4 risers are located in the HVAC core of each floor that terminate in the MPOE room by the loading dock. The Notifier System by Honeywell is the building s life safety system. It is modular in design and can easily be reconfigured. The system can support up to 3,180 intelligent devices with plenty of capacity to suit tenants unique requirements. The Building is fully sprinklered and each floor is monitored by the fire alarm system. Five days a week, plus day porter service Twice a year exterior Once a year interior 24-hour access with authorized cardkey entry. Entrances are located along Terry Francois Boulevard, Bridgeview Way and South Commons. TENANT AMENITIES Management Services Lobby Attendant 5-Star Worldwide Service Center Conference / Training Center Fitness Room Retail Amenities CB Richard Ellis provides on-site building management. The Building provides lobby attendant service 24 hours a day, seven days per week. In addition, security cameras are located throughout the Building s interior and exterior areas and are monitored from the lobby attendant console. The 5-Star Worldwide Service Center combines the attributes of a concierge service, building conference center and information conduit for events throughout 500 Terry Francois. Services include, but are not limited to, reserving a conference or training room, arranging Zipcar and bike rentals, scheduling in-office massage service, making dinner reservations, and acquiring tickets to theater or sporting events. Another distinctive advantage of the 5-Star Worldwide Service Center is the accessibility to an on-site event coordinator, at no cost to the tenant. From planning meetings to client dinners to holiday parties, the event coordinator saves building tenants time and money. The second floor is home to state-of-the-art conference rooms, which are available to tenants at discounted rates. The rooms are perfect places to host a training session, a guest speaker, or even a monthly staff meeting (the largest room seats up to 100), while the Boardroom works best for an executive meeting or conference call. The new concept of a living room offers a more informal meeting venue. Each room is outfitted with SmartBoard technology and offers a great cost-effective alternative for tenants conferencing needs. The Building offers a full-service, 4,000 SF Wellness Facility that features a studio for fitness classes such as Pilates and yoga, as well as the latest Cybex exercise equipment. Members enjoy access to a personal trainer, four showers and 25 day-use lockers, and towel and laundry service (optional). Approximately 7,000 SF of space will be dedicated to tenant retail amenities. The Building will be home to a to-be-named restaurant as well as a café/bakery serving breakfast and lunch.
