1 KOIL Park User Guide KOIL Park ( the Facility ) is operated by Mitsui Fudosan Co., Ltd. ( the Company ). KOIL Park members ( Members ) and persons who temporarily use the Facility ( Users ) must observe the Terms and Conditions for KOIL Park Members and the Terms and Conditions for Temporary Users of KOIL Park, respectively, as well as those of this KOIL Park User Guide ( the Guide ). Unless otherwise provided, the terms used in the Guide shall have the same meanings as those used in the Terms and Conditions for KOIL Park Members and the Terms and Conditions for Temporary Users of KOIL Park. 1. Hours of Use The Facility is closed during the year-end and New Year holidays, and may also be closed at other times as necessary for maintenance and management. The hours during which the Facility can be used vary with membership plans and forms of use. The KOIL reception desk ( the Reception Desk ) on the sixth floor is staffed between 9:00 and 21:00 every day except when the Facility is closed. 2. Scope of Use Membership and usage plans for the Facility are as listed in Appendix 1. In addition to the Facility itself, Members and Users may also use the facilities on the sixth floor of KOIL (KOIL Factory, KOIL Studio, KOIL Salon, Park Rooms and meeting rooms( the Related Facilities on the Sixth Floor ) (see Appendix 1 for details). Some spaces may not be accessible if an event or other activities are held in the Facility or any of the Related Facilities on the Sixth Floor. Usage of the Facility is prohibited to persons under the age of Address Usage/Registration Only Members on the Unlimited Usage Plan (fixed seat) may use the address of the Facility for corporate registration and on business cards, websites and other media. (Address: KOIL Park, Shop and Office Building 6F, Kashiwanoha Campus District 148-2, Wakashiba, Kashiwa, Chiba) 4. Membership Cards/Facility Entry Cards The membership cards provided to each Member must be returned when the period of membership ends. Members of the Five-times-a-month Plan and Users on the One-day Usage Plan and Short Usage Plan will be provided with an entry card for the Facility on the day of use. The card must be returned to the Front Desk when the Member/User leaves the Facility. Reproduction of membership and entry cards or transfer/subletting of the same to any third party is strictly prohibited. Membership and entry cards must be presented when entering the Building and Facility.
2 When a membership or entry card is lost, please notify Reception staff immediately. The Company will assume no responsibility for any use of the lost card by any third party before such notification is made. A fee (3,000 yen) will be charged for replacing a lost or improperly used card. 5. Entry and Exit Please wear your membership card (or entry card) when entering into or exiting from the Facility. Use of the Facility by visitors without going through the Reception Desk is strictly prohibited. The last individual to leave must check that no one else is in the Facility and follow the designated procedures, including closing and locking the doors and turning the lights off. 6. Use of Park Rooms (meeting rooms in the Facility) Park Rooms are available for use by Members and Users free of charge. Outside visitors accompanied by Members must each pick up a guest card to use Park Rooms. There are five Park Rooms, whose usage is on a first-come-first-served basis (no reservations are accepted). Please refrain from occupying Park Rooms for extended periods, and return tables and chairs to their original positions after use. 7. Usage of KOIL Salon and Meeting Rooms (hereinafter collectively referred to as meeting rooms ) A total of seven meeting rooms (KOIL Salon, A1 3, B2 4) are provided as meeting rooms. KOIL Salon and A1 3 are available for use by Members, Users and other non-members between 9:00 and 21:00. B2 4 are available for use only by Members free of charge (no reservations are accepted). General usage fee (excluding tax) Member price (excluding tax) KOIL Salon 4,000 yen/30. 3,200 yen/30. KOIL Salon (one day) 80,000 yen 64,000 yen A1 2,500 yen/30. 2,000 yen/30. A2 1,250 yen/30. 1,000 yen/30. A3 3,500 yen/30. 2,800 yen/30. B2/B3/B4 - For Members (free of charge) Reservations must be made via the Facility Reservation page. User registration is necessary when the first reservation is made. Reservations must be made by half-hour slots and there is no limit for total hours.
3 Depending on the reservation status, there is no limit for number of hours so long as it is between 9:00 and 21:00. Preparation and removal time is included in reserved periods. Please vacate the room before the end of the period. In principle, meeting rooms can be reserved up to 90 days in advance. Meeting room entry cards are provided at the Reception Desk on the day of use, and must be returned to the Reception Desk after use. Usage is not permitted without a reservation. The annexed equipment can be used in meeting rooms. After use, please turn off the power to electrical appliances and return items to their original positions. For details on the use of annexed equipment, etc., please ask at the Reception Desk. For Members, usage fee for use between the 1st and 15th of the month must be remitted with the membership fee for the following month, and usage fee for use between the 16th and the last day of the month must be remitted with the membership fee for the month after next. Non-members must follow the usage procedures indicated on the Facility reservation page. Individual members must make payment by credit card, and corporate members may choose credit card payment or billing. Cancellations must be made via the Facility reservation page by the day before use. The full usage fee will be charged for cancellations made on or after the day of use. Payment method or business hours stated above are subject to change as needed. 8. Use of KOIL Factory KOIL Factory ( the Factory ) is available for use by Members, Users and other non-members. For available days and hours, please ask at the Reception Desk. Each piece of equipment in the Factory require reservation by phone or for use. *The request for use may be accepted at any time depending on the Factory s status. An initial period of training (fee-based) must be undergone for the equipment in the Facility. Please ask staff for details of training dates/times.

5 9. Use of KOIL Studio KOIL Studio ( the Studio ) is available for use by Members, Users and other non-members between 9:00 and 21:00 unless reserved for exclusive use by a group. Reservations must be made via the Facility reservation page for exclusive group usage. Half-hour slots between 9:00 and 21:00 can be reserved. Standard fees (excluding tax) Fees for members (excluding tax) KOIL Studio 5,000 yen/30. 4,000 yen/30. KOIL Studio (one day) 100,000 yen 80,000 yen Preparation and removal time is included in reserved periods. Please vacate the room before the end of the period. In principle, meeting rooms can be reserved up to 90 days in advance. Please ask at the Reception Desk regarding reservations beyond this period. Usage procedures, cancellations, usage fee payment details, payment due dates and other particulars are the same as those for meeting rooms. Payment method or business hours stated above are subject to change as needed. 10. Use of Fixed Seats Fixed seats may be used only by Members on the Unlimited Usage plan (fixed seats) as detailed in Annex 1. The positions of fixed seats are subject to change due to alterations in Facility layout and other influences. Members shall take full responsibility for the management of their own personal items. The placement of furniture and baggage in passages is strictly prohibited. 11. Use of Free Seats As free seats are for common use by Members and Users on a first-come-first-served basis, no reservations can be made. Members shall take full responsibility for the management of their own personal items. The placement of furniture and baggage in passages is strictly prohibited. 12. Use of the Composite Machine All KOIL members, regardless of their usage plans, may use the composite machine (for copying, printing and scanning) in the locker space. A membership card is needed to unlock the machine s security system. Fees for different machine functions will be added to the monthly usage fee in line with the amount of use. 6 Printing 10 (monochrome) or 30 (color) per page Scanning Free of Charge The user is responsible for composite machine usage. In the event that originals of copied materials, machine output or other information entered or left in the machine by a user becomes known to any third party, the Company will assume no responsibility for any disadvantage suffered by the user unless such damage is attributable to the Company. Please refrain from outputting large amounts of information in one session, as this may cause machine failure or inconvenience other users. Please ask at the Reception Desk if more paper is needed. Any paper left in the machine is discarded at 18:00 every day. 13. Lockers, Mailboxes and Company-name Displays Unlimited Usage Plan (fixed seats) users may use one locker in the Facility and one mailbox in KOIL Park free of charge. Members on other plans may also apply at the Reception Desk to use lockers and mailboxes for a fee (first-come-first-served basis). Corporate members other than those registered for the Five-times-a-month Plan may display tenant company names in the Reception area for a fee. An initial fee applies in addition to the amounts stated below. Monthly amount (excluding tax) Locker (Large) 3,000 ~ (Medium) 2,500 ~ (Small) 2,000 ~ Mailbox 1,000 Company name display 2, Handling of Mail and Delivered Items Members on the Unlimited Usage Plan (fixed seats) and members using mailboxes as an additional option may receive mail and other deliveries using the Facility address. Reception staff sort delivered mail in the relevant mailboxes. Mail items too big to fit in mailboxes will be temporarily kept at the Reception Desk, and a receipt will be placed in the mailbox. Items that remain unclaimed for over a month may be discarded. Users without a mailbox may not receive mail or deliveries at the Facility address. Items requiring refrigeration, registered mail containing cash, certified mail, delivery-certified mail, items arriving as cash on delivery, valuables and other items designated by the Company at its own discretion will be refused. Pick-up requests for items to be sent using delivery services or motorcycle couriers must be made by the sender. The convenience store on the first floor of the building also provides delivery services. Contact and delivery for items from delivery services or motorcycle couriers must be made directly to the recipient. If the recipient is not present, the delivery
7 person must place a notification of attempted delivery in the relevant mailbox. The Company assumes no responsibility for any loss, theft, breakage, soiling or other damage to mail or delivered items unless such damage is attributable to the Company. 15. Internet Connection A free Wi-Fi service is provided in the Facility. Please ask the reception staff for details. A wireless LAN service (with security setting) is also available exclusively for Members. Ask at Reception for the connection password, which is changed each time. The facility s Internet line is shared by all users, and transmission speeds depend on other users. Please note that bandwidth and connection speeds are not guaranteed. Internet access may not be available due to the failure, repair or inspection of connection equipment or other factors. 16. Use of Telephones Please show consideration for others regarding the number and nature of phone calls made in the Facility. The Facility does not provide a telephone answering service. 17. Cleanliness/Garbage Disposal The Facility and the Related Facilities on the Sixth Floor must be kept clean, and tables and chairs must be returned to their original positions and state after use. Charges may apply in relation to any damage caused to equipment. The cooperation of users is requested in separating garbage into the appropriate trash cans. Industrial waste, oversized garbage and trash for which disposal charges apply must not be brought into the Facility in principle. Any such disposal matters should be discussed with reception staff as necessary. 18. Smoking Smoking is allowed only in the designated room on the sixth floor of KOIL. A membership card (or facility entry card) must be presented for entry to the smoking room outside the period from 9:00 to 21: Prohibitions The following actions are prohibited in the Facility and on the rest of the sixth floor of KOIL: Bringing in or storing guns, swords, explosive/ignitable items or other dangerous, dirty, noisy or foul-smelling items Bringing in and keeping animals Smoking in places other than the designated area Discarding or leaving cigarette butts, waste paper, refuse or other things in
8 areas other than the designated places Using naked flames (including electric/oil heaters and electro-thermal equipment) in the Facility Disturbing the business or operations of others Staying overnight Cooking Leaving items unattended or installing/affixing signs, advertisements, bulletin boards, photos, etc. (except in the occupied space of the fixed seats). However, users are requested to refrain from affixing posters or other items that may offend public moral even in the occupied space of the fixed seats. Causing anxiety to other Members and Users through rough, violent or threatening behavior or disturbing other Members and Users Disturbing other Members and Users with loud noise, music or conversation Violating other Company rules set to maintain safety and dignity or the management of the building Installing private equipment Bringing in heavy or other inappropriate items Removing any of the Facility s annexed equipment or furniture without permission 20. Observation of Rules and Precautions Any new rules and precautions other than the Terms and Conditions for KOIL Park Members and this Guide shall be issued to Members or indicated in an appropriate place in line with the needs of the building management. Such new rules and precautions shall become effective and Members shall observe them. January 2016 version
