All rents are capped at a HUD approved market rent. Thomas Jefferson If you have a Section 236 contract on your property and it is set up in CornerStone, then information will automatically fill in on your certifications. On the General page of the certification, there is a field that will automatically pre fill if you have Section 236 on your property. Number 3, Secondary Subsidy Type will fill as Has Secondary Subsidy. If there is not a Section 236 contact on the property that field will pre fill as No Secondary Subsidy. 2 Page 2 Continued from pg 1, Section 236 IPM-Software Now available at: CornerStone v HUDControl v RHSControl Pro 2010 v On the Household Rent page of the certification, CornerStone will automatically pre fill the Section 236 Basic Rent. This information comes from the Rent Tables under Floor Plans in the Property Module. IPM-Software would like to welcome our new business. You must never miss the opportunity to tell these people how much they mean to you. Unknown Your 236 Floor Plans are created when you process a Section 236 gross rent change. To reference your Section 236 floor plans, you can go into the Property module and click on the Floor Plans button. Note: If you have multiple contracts on your property, you may need to scroll down until you see Section 236 under the Subsidy/ Contract column. Here you are able to review your Basic/Contract rent and your Market rent. (continued page 5, see Section 236)

3 Newsletter October 2010 Issues Sending TRACS This Month? Accepting the Rules of Behavior Users should have accepted the Rules of Behavior (ROB) and completed the HUD security training before October 1, 2010 in order to log in to send TRACS files or to review information on Secure Systems. If you tried sending and have been unsuccessful, it may be that you have not accepted the Rules of Behavior. While on your imax window, after trying to send, click on the Log tab and scroll to the bottom of the window. If you see Error 402, the user needs to accept the Rules of Behavior. You should exit the program and access the HUD website, When you log in through the HUD website, you will need to follow their instructions on accepting the Rules of Behavior and the security training. After those steps have been completed, access your CornerStone or HUDControl programs and send your TRACS. 4 Page 4 IPM-Software Did You Know? CornerStone Allows Multiple Addresses but only one Primary Tenant Address CornerStone only allows you to have one Primary Address per tenant in the program. The Primary Address is the address you will see displayed in the address window on the main Household Information screen, so choose wisely! When entering the addresses for residents in the CornerStone program, you add them under the Household module >Household Information. Locate the tenant and click on the Address button. A number of addresses may be entered for a tenant but only one can be used as the Primary address. After deciding which is the Primary address, you want to check mark the Is Primary box and Save your changes All addresses listed for a tenant show when you click on the Addresses button. You can change the primary address at any time. You can uncheck the Is Primary on the address you do not wish to use and click Save on the top toolbar. Then select the new Primary address, if it is already listed, check Is Primary and then Save. If it is a new address then click the Add button on the top toolbar and enter the new address, check Is Primary. Click Save on the top toolbar. If there is already an address marked as the primary address you will get a message, A duplicate address has been found. Click Yes to change the new address to Primary or click No to keep the old Primary address. Heather Harvey Heather has been with IPM-Software for three years. There is a Right Click option to Print Certs in CornerStone You have the option in CornerStone to print your Certifications without opening the Cert. When you are in the household module go into the household history option. Locate the tenant and you will see a list of certs. Right click on the certification you want to print. Choose the Print Selected Certification option from the menu.

5 Continued from pg 2, Section 236 Page 5 Newsletter October 2010 When processing a certification for a 236 tenant, CornerStone will calculate rent based on the Floor Plan assigned Basic Rent and the Tenant must pay at least either the Basic Rent or 30% of their income, whichever is higher, or at maximum the 236 Fair market rent. The following is an example of a Move In without any financials. The tenant is charged the 236 Basic Rent amount because it is greater than 30% of the income. You do have the option in CornerStone to bypass the certification from calculating the way it did in the above example. By checking the Section 236 Fair Market Renter box located on the General tab, the tenant will automatically be charged the 236 market rent amount.
