2 Achieving Sustainability through Green Building Certification The increasing levels of environmental consciousness and social responsibility among owners and occupants have resulted in a paradigm shift in how buildings are developed. Green building is an environmentally-friendly and sustainable approach to building design, construction, operations and maintenance. It presents viable solutions that reduce energy, water usage and improve efficiency in resource utilization. Stakeholders such as governments and real-estate developers are gradually introducing solutions that focus on sustainability, environmental-friendliness and energy efficiency alongside safety, stability, durability and comfort of a building premise. Being green in the competitive real-estate market can give stakeholders invaluable benefits. The Leadership in Energy and Environmental Design (LEED) program is a Green Building Rating System designed to provide third-party verification for green buildings. It is developed by the United States Green Building Council. As a voluntary, consensus-based and market-driven system, LEED has already been successfully established in 135 countries. It is also a globally accepted benchmark for green building ratings. This seminar aims to update and empower our clients with essential knowledge concerning green building movement, its principles and concepts. The U.S. Green Building Council and LEED certification process will be also introduced. 02

3 About the Speaker Ms. Myint Thu, Wah Wah Senior Consultant TÜV SÜD ASEAN Ms. Wah Wah is currently Senior Consultant with TÜV SÜD ASEAN, providing Environmentally Sustainable Design (ESD) Consultancy services. She has architect background with strong interest in environmentally sustainable building designs and technologies. She has provided ESD advisory for numerous building developments in design optimization and achievement of targeted Green Building Rating. Ms. Wah Wah has vast experience in performing dynamic thermal, energy performance simulations and analysis; having worked on some notable developments in Singapore. She was personally involved in seeking energy and environmental sustainability projects for buildings, offices for international banks and corporations. Ms. Wah Wah is a certified Green Mark Manager as well as a LEED Accredited Professional. She is also trained as Singapore Certified Energy Manager (SCEM). 4 Defects: How do they affect my building and real estate investments? What is the value of inspections in Buildings? How will defects affect my Buildings? Defects: How do they affect my building and my real estate investment? Defects usually become apparent in new Buildings just after construction; at other times they may take longer to surface. Maintenance or lack of it may also cause defects to surface earlier or cause premature failure of building systems. Structural surveys, dilapidation surveys, building surveys, maintenance audits, handover audits and defects investigation surveys all aim to identify failures in building systems and non compliances within the building. Technical Due Diligence is the process of discovering of such risks during a real estate transaction through the use of building inspection for compliance checks, conditions check and defects inspection. This seminar aims to reinforce the essential knowledge of failures, defects, maintenance and how these may impair a real estate transaction. 04

5 About the Speaker Mr. Gilbert Lau Head, Asset Management Services TÜV SÜD ASEAN Mr. Gilbert Lau is currently Head, Asset Management Services of TÜV SÜD ASEAN. He oversees and provides advisory services to the built environment industry. He has a civil engineering background and a strong interest in the built environment spanning from materials, failure investigations to sustainable building designs and technologies. Mr. Lau has provided Technical Due Diligence advice to the leading Real Estate Investment Trusts (REITs) in Singapore. His work has led him to visit more than 500 buildings in Singapore offering Technical Due Diligence, building survey and audits, failure and defects diagnostics services.
