1 Executive Summary The following report is for the AE 5 th year senior thesis. It uses the Capital One Northern Virginia Campus Consolidation project in McLean, Virginia for study. The report begins with an introduction and acknowledgements. There is a page listing the main project team players, followed by a section on the existing conditions of the building, discussing some owner information, the building function, the location and site, architecture, the building envelope, the electrical and lighting systems, the mechanical system, the building s structure, and the project s estimate summary, cash flow, and schedule summary. The main body of this report covers five different aspects of the existing underfloor air distribution system including background research information. It then covers the same five aspects for a ceiling-based air distribution system made to replace the underfloor system. These two systems are compared to determine the similarities and differences. The end of the comparison section also covers some ways that the underfloor system could be modified in order to run it more efficiently and effectively. The end of this report covers research and information on communication and information technology in the construction industry. It specifically looks at a collaborative construction management software application. Finally the appendices offer back up information and full calculations for various parts of this report. I

I have enjoyed the opportunity to study the building and its systems in order to focus on Cap One s unique aspect, its underfloor air distribution system. The following report reviews the underfloor system as it is looking at background research information, the system components, the construction schedule, the energy use, the construction and operating costs, and any lessons about the system that I have found valuable. This report also covers a ceilingbased air distribution system within those same categories in order to attempt to compare the underfloor system to something that is more readily found in the building industry. This report also discusses some information technology research that I have done that DAVIS Construction may benefit from, as well as any other construction firm you may employ in the future. 3 Introduction The following report covers aspects from the Capital One Northern Virginia headquarters building in McLean, Virginia. It is separated into three main sections. The first section begins with identification of the project team, followed by existing conditions in the following areas: owner information, building function, location and site, architecture, building envelope, lighting/electrical systems, mechanical system, structural system, project estimate summary, project cash flow, and project schedule summary. The second section cover the main topic considered for this report which was the building s current underfloor air distribution system. The system was evaluated on the basis of the system components, construction methods and schedule, energy usage, cost, and lessons learned. A ceiling-based VAV system was also considered on the same basis to provide a comparison between the newer technology of underfloor air and a more traditional and well-know system. The two different systems are described and evaluated separately, then compared directly in the conclusion of that section including suggestions on how the underfloor system could be designed to obtain the full benefits that it can offer. The report s final section includes information, research, and benefits of another new technology in the building industry, collaborative construction management software.
