1 Managing AgentNet Transactions in SoftPro 360 How to Submit a Transaction to AgentNet First American Title Insurance Company s AgentNet application, allows agents to order Closing Protection Letters, Back Title and Policy Jackets via SoftPro 360. The AgentNet service can be found in the SoftPro360 Services menu under Underwriter Services. Double click AgentNet, or highlight it and click Submit to place an order. If you have ProForm order(s) open, they will be listed in the Order Linking dialog. The active order will be highlighted and entered in the Selected Order Number field. You have the ability to select from any of these open orders, or you may choose to overwrite the Selected Order Number with an order that is not currently open. Click OK to continue. The Welcome screen provides you with information about AgentNet. You may choose to skip this screen in the future by clicking on the Skip Welcome Page option. Click Next to continue

2 The Login screen requires your AgentNet User ID and Password. The Property State must be completed within the ProForm order to login to AgentNet. Agents that have not registered can click the Register for an AgentNet account link. Users can also change their AgentNet password by clicking Change AgentNet Password. Click Next to continue

3 If you have access to multiple firms the Firm Selection screen will show a list of your available options. Select the firm, and click Next to continue. This firm selection determines the accounts and offices that are displayed

4 If you have multiple accounts the Underwriter Selection screen will show a list of your available accounts. Select the account, and click Next to continue

5 The Title Services screen shows AgentNet transactions that are associated with the linked ProForm order. To order an AgentNet product, click the Add Product button. NOTE: To view ProForm data supplied to AgentNet click the AgentNet File Information link located at the bottom of the screen. This will display the Borrowers Names, Vesting language, Sellers, Property address, and legal description. The Property Type drop down box located on this screen is a required field

6 How to Submit a Request for Back Title to AgentNet To order Back Title, where available, click the Add Product icon then click on Back Title. The Back Title Search screen allows you to select up to six fields to search by. Check the Include box next to the data you want to include in your search query, then click Search to continue

7 The Back Title Search Results screen will show all matching results. Check the Select box next to the appropriate item, then click the Order button to retrieve the selected Back Title

8 AgentNet will immediately return the selected prior policy record or back title search information. The Review Documents screen will allow you to view the document(s). Click Accept to add the document(s) to your ProForm order. The document(s) will be available to you from within your ProForm order via the SPImage icon located on the ProForm Menu bar. For Select users, the document(s) will be available by clicking on the Attachments & Documents History link located in the documents tab

9 How to Submit a Request for a Closing Protection Letter to AgentNet To order a Closing Protection Letter, click the Add Product icon at the bottom of the Title Services screen. On the available products screen click on the Closing Protection Letter option. The Closing Protection Letter screen will allow you to select the type of Closing Protection Letter you want to request. The Closing Date, Loan Number and Loan Amount will populate from the ProForm order. If you have multiple loans in the ProForm order, select the applicable one from the dropdown and the loan amount will coorespond. If available select the covered party(s) by checking the appropriate box and select the address that should show on the Closing Protection Letter by using the drop down box provided. Note: Available options on CPL screens are determined by the AgentNet credentials used to log in along with the property state

10 The Lender Selection screen will display the Lender from the ProForm order and any Lenders stored within the AgentNet My Lenders list. Highlight the Lender to be covered on the CPL and click Next to continue. NOTE: Checking Save to My Lenders list on AgentNet will save the selected lender in AgentNet. In States where approved attorneys are required, the Attorney screen will allow you to select your default Attorney from AgentNet or you can search for an Attorney by entering their name and city. Click Search/Submit to continue. AgentNet will immediately return the Closing Protection Letter. The Review Transaction screen allows you to view the document(s). Click Accept to add the document(s) to your ProForm order. The document(s) will be available to

11 you from within your ProForm order via the SPImage icon located on the ProForm Menu bar. For Select users, the document(s) will be available by clicking on the Attachments & Documents History link located in the documents tab

12 How to Request a Policy Jacket from AgentNet To order a Jacket, click the Add Product icon at the bottom of the Title Services Screen. On the Available Products screen select Jackets. The Add/Select Policies screen will allow you to choose from Loan, Owner or Guarantee Jackets. You can Select or Unselect the appropriate Policy selections as you deem appropriate

13 Adding Additional Policies: You can add additional policies to your request by clicking on the Add Policy button. You will be presented with options similar to the default selections. If you have multiple loans they will be available in the drop down box under the Loan dropdown. To remove a Policy, select the policy you wish to remove/delete and click Remove Selected Policy button to remove the selected polciy. Once you have selected the Jackets you wish to order, click Next to continue. Jacket Type Selection Screen(s) Depending on which State the ProForm Order s property is in, you will be presented with options for Loan Polcies, Owner s Polcies and Guarantees. The Jacket Type Selection screen will allow you to select the type of Jacket. The options provided are based the stae in which the property is located in. Click Next to continue

14 Based on the type of jacket you select, the Jacket Information screen will display applicable information from your ProForm order. Should you select a Short Form Policy Form, you may need to select endorsements to associate with the jacket. Click Next/Submit to continue. AgentNet will immediately return the Jacket. The Review Transaction screen allows you to view the document(s) and jacket number(s) that are returned. Click Accept to add the document(s) and jacket number(s) to your ProForm order. The document(s) will be available to you from within your ProForm order via the SPImage icon located on the

15 ProForm Menu bar. Select users, the document(s) will be available by clicking on the Attachments & Documents History link located in the documents tab. Accepted jacket number(s) will be available within the ProForm order. How to Submit a Request for an SDN (Specially Designated Nationals) Search To order a SDN Search, click the Add Product icon at the bottom of the Title Services Screen. On the Available Products screen select SDN Search. The Search Selection screen will allow you to choose from contacts in your Proform Order to search against the U.S. Treasury s Specially Designated Nationals List. Buyers, Sellers, Lenders and Payoff Lenders will pull from your ProForm Order

16 You can also manually add names to search by selecting the Add Name button on the bottom left corner of the screen. Click Submit to continue. AgentNet will immediately return the results of the search. The Search Results screen allows you to view the results and the document that are returned. Click Accept to add the document to your ProForm order. The document will be available to you from within your ProForm order via the SPImage icon located on the ProForm Menu bar. Select users, the document will be available by clicking on the Attachments & Documents History link located in the documents tab

18 How to Request Rates & Fees from AgentNet To order Rates & Fees for Policies, Endorsements and CPLs, click the Add Product icon at the bottom of the Title Services Screen. On the Available Products screen select Rates & Fees. The Rates & Fees product allows you to price products already ordered through AgentNet, such as CPLs and Policies. You can also receive a quote, or prepricing request, for products you have yet to order from AgentNet. In certain States, there are fees associated with the issuance of CPLs and others there are not. You will only be presented with the CPL related screens if there are fees associated with the issueance of CPLs. For Pre-Pricing requests in States where CPLs fees are applicable, the Rates & Fees screen will be presented. You will have the option to select whether to price Policies, CPLs, or Both. IMPORTANT NOTICE: Endorsements can only be priced if added to the ProForm Order. Add any endorsements you wish to price to your ProForm Order prior to launching the AgentNet Product. Make your selection and hit the Next button. In certain States different or multiple covered parties can be selected. If you select CPL or Both on the previous screen and there is a choice of covered parties, you will be presented with the Closing Protection Letter Information Screen

19 Select the appropriate choice, among Lender, Seller, Buyer/Borrower and then click the Next button at the bottom of the Closing Protection Letter Information Screen. On the Jacket Selection screen choose from Simultaneous, Lender (if you have multiple loans they will be available in the drop down box), Owner or Guarantee Jackets. Click Next to continue

20 If you selected Loan Policy or Simultaneous, on the Jacket Selection screen you will be presented with the Loan Policy Information Screen. The screen will be populated with information from your ProForm Order. If Pre- Pricing request, the approprate policy form to be priced from the Form Type Drop Down in the middle of the screen will need to be selected. If Post-Pricing request, the Form Type will be displayed on the screen. Then select the appropriate Rate Type from the Rate Type Drop Down. If Pre-Pricing request, you may modify the information contained on the screen. Click Next to continue. If you have selected Owner s Policy or Simulataneous on the Jacket Selection screen you will be presented with the Owner s Policy Information Screen. The screen will be populated with information from your ProForm Order. If Pre-Pricing request, the approprate policy form to be priced from the Form Type Drop Down in the middle of the screen will need to be selected. If Post-Pricing request, the Form Type will be displayed on the screen

21 Then select the appropriate Rate Type from the Rate Type Drop Down. If Pre-Pricing request, you may modify the informaiton contained on the screen. Click Next to continue. OPTIONAL: You may also select the blue link at the bottom lefthand corner of the screen to set the Rate Effective Date. If selected, you will be presented with the Rate Effective Date dialogue where you can enter the date for calculation of premium and fees. Click OK or Cancel to return to the Policy Information Screen. In the event that additional questions are needed to be answered to accurately price the products, you will be presented with the Additional Questions Screen. The questions will be grouped by the product in which they pertain to. Once the questions have been answered, you may click Submit to request your Rates & Fees

22 If the product cannot match the endorsements from your ProForm order or if those endorsements are not available for the Policy Forms in which they were attached to, you will be presented with the Endorsement Matching Screen. The screen will have instructions on how to resolve the issue and note exactly which Endorsements from your order were unable to be priced. AgentNet will immediately return the Rates & Fees for the products requested. The Review screen allows you to view the premium(s), fee(s), and document that are returned. The Review screen has three Tabs on it, Default, Override, and Document. Depending on which State your ProForm Order is in will dictate which Tab will be presented

23 to you by default. Some users will have the Default Tab presented, others may have the Override Tab presented. Users can toggle between the tabs regardless of which tab was preseneted to them by default. Split Amounts can be viewed by Clicking on the Split Amounts Button on the top of the Review Screen. You can have the Split Amounts written to the ProForm Order by checking the Write Split Amounts to Order Check Box. Certain fees are written to fields on the Additional Title Charges section of ProForm, these include fees for CPLs and State Fees. You may select a charge in the Additional Title Charge section of the ProForm Order to replace or have it write to the Next Available Title Charge by selecting it in the Charge Drop Down. NOTE: Poilcy and Endorsement premiums will be written to the appropriate fields in the ProForm Order, so the Charge Drop Down will be unavailable for those items. You may Override the Premiums and Fees returned by AgentNet in two ways. On the Default Tab, you can Click on the Edit Icon on the far right of each Premium and Fee returned. This will bring up the Override Dialogue. You may enter an Override Amount and then must select the appropriate Override Reason from the Drop Down provided. Then Click Override or Cancel to return to the Review Screen

24 On the Override Tab, you can enter Override Amounts on each line and select the Override Reason and then Click Update to send the information to AgentNet. If one or all of the premiums or fees have been overridden, the product will send the updated information to AgentNet for reporting and recalculation of Split Amounts

25 On the Documents Tab, you may view the Document returned from AgentNet. You may copy the PDF to your Clipboard by Selecting the Copy Icon. You may also view the PDF by Clicking on the PDF Icon. Click Accept to add the documet, premium(s), fee(s) to your ProForm order. The document(s) will be available to you from within your ProForm order via the SPImage icon located on the ProForm Menu bar. Select users, the document(s) will be available by clicking on the Attachments & Documents History link located in the documents tab. Accepted jacket number(s) will be available within the ProForm order

26 The Information returned from AgentNet can also be viewed in the Log of the SoftPro 360 Transaction. The Log can be accessed through the SoftPro 360 Queue. Transaction in the Queue for the Rates and Fees Service and then Click the Log Button. Select the How to upload Policy Image documents To Upload Policy Image documents, click on Add Product to launch the AgentNet Products from Title Services screen

27 You can click on Policy Image Upload option from the Available products page to launch the Policy Image Upload Tool

28 Click on Browse button to browse through the files and to upload the files from local folders. The maximum allowed file size limit is 15MB. You can select and add one or more files to Upload, there will be a separate transaction for each file uploaded. File name filter allows filtering the file formats to browse and upload. Below are the supported file formats,.png,.jpg,.jpeg,.bmp,.pdf,.tif,.tiff,.doc,.docx,.csv,.xls,.xlsx,.rtf,.txt,.xps,.wps,.odt,.wpd,.pl

29 How to attach SPImage files using Attachments Click on Attachments button to view the files attached to the Order s SPImage. You will be able to select the files from SPImage to upload to AgentNet. Documents are attached to SPImage irrespective of transaction success or failure on AgentNet site

31 Documents button The Documents button invokes the Readydoc functionality from the 360 platform. In SoftPro Classic it brings up the ReadyDoc tree where you can render ReadyDocs to be uploaded. This should be a standard call to the 360 platform to invoke the functionality. In Impact, this will enable there native documents. In Select versions 3.0 and up, this feature is not supported but the 360 platform will throw an appropriate error. How to rename files The Rename button allows renaming the files added to the order prior submitting to the AgentNet. You can rename the file and click Ok to save

32 How to remove the added files You can click on Delete button to remove the added files. This will not delete the files from SPImage or the files uploaded to AgentNet. The Cancel button is provided to delete the files from AgentNet which are in the state of Accepted or In Progress

33 How to submit the policy images to AgentNet For the files selected to upload, click on Submit to upload the files into AgentNet. If the transaction is successful with the file upload on AgentNet, status will be updated to Accepted. The status will be In Progress until the file upload is successful into AgentNet. If the submission fails on AgentNet, the transaction status will be shown as Rejected in the Title Services screen

34 How to Delete Uploaded Files from AgentNet To delete a file from AgentNet, highlight the uploaded file from the Title Services screen which are in state of either Accepted or In Progress and click on Cancel, a confirmation message is displayed for deletion of the file. When you click Ok to confirm deletion, files on the AgentNet site will be deleted. Note: You cannot delete the files attached to SPImage using Cancel, only the files uploaded via Policy Upload tool on the AgentNet can be deleted using Cancel button

36 How to Cancel a Transaction/File from AgentNet To cancel a transaction, highlight the transaction on the Title Services screen then click the Cancel button. To cancel the selected transaction click Cancel Selected Product. To cancel the AgentNet file and all transactions associated with it, click Cancel AgentNet File. Note, that to void a Policy you will be required to enter a reason for voiding it
