WE SHOULD DOMINATE TECHNOLOGY It can be difficult to keep up with changes in technology. As innovation speeds up, so does the knowledge gap among users and occupants who may be slow to integrate. Because of this, education for the end-user is crucial, but time consuming. However, increased automation of security, interior lighting and conditioning, and communications infrastructure will begin to mitigate this gap, as the occupant becomes less integral in the operation and maintenance of these systems. The building operating system will help these systems optimize their own performance, and make corrective changes to operation as the need arises.

As such, we approach the design of office spaces like the design of a smart phone - make them simple, adaptable, and able to keep pace with the diverse needs and uses an office often has. Availability, ease of use, and customization are key, and allow occupants to be their most productive selves in the office. A FULL BUILDING OPERATING SYSTEM: HOW IT WORKS Resilient - Down time is not an option in the office of the future. Redundancy of servers allows work to move forward with little risk of system failure Secure - Integration of all tech should fit within a cyber-security framework. Analytical meta data can be collected from CCTV cameras to help automate identification of security breaches, and allow for quicker response by security personnel Available - With companies becoming more globalized, the need for 24/7 availability is greater than ever. Cloud-based tools and redundant design improve user access and workflow Ubiquitous - Subtle but scalable tech is integrated throughout the space that guides the occupant through their experience RFID/ RTLS GPON SMART HVAC CONTROLS IP SURVEILLANCE CAMERAS BIOMETRIC RECOGNITION TECH INTEGRATION Increased systems efficiency and effectiveness can be realized through design integrations such as Power over Ethernet Lighting; automated utility metering; HVAC smart sensors; IP surveillance cameras; RFID/RTLS; and gigabit passive optical networks. These systems are then monitored and programmed via a secure webbased control systems platform that provides enhanced building management capabilities, smart energy management, and environmental controls. WHAT IF WE APPROACHED BUILDING DESIGN LIKE A SMARTPHONE? While every iphone looks the same, each user interacts in their own way. Its operating system offers a suite of best-in-class apps and services, while allowing an individual user to customize it to their liking. The office of the future s operating system should work in the same way. This means controlling security, interior conditioning, communications, lighting, etc., all in a way that is initiative to use, easily switched between a variety functional uses (work, event, educational, etc.,) and allowing for personalization among individual occupants.

4 human-centric design HOW WE DO IT It s crucial to pay attention not just to how occupants interact with a space, but how that space interacts with them. The office of the future is a space that works to improve the health and productivity of the occupant by providing views to nature, and integrating natural elements directly into the built environment. To achieve this, we ve partnered with the International WELL Building Institute. WELL BUILDING DESIGN CRITERIA Air - Monitoring indoor air quality; providing access to natural ventilation Water - Implementing water filtration and monitoring water quality Light - Circadian lighting systems that automate to occupant preference Comfort - Implementing a blend of tech and passive engineering design to mitigate noise, and prevent physical stress Fitness - Integrating physical activities in to the occupants daily routine Nourishment - Giving consideration to the dietary choices made available to occupants Mind - Technologies contributing to Air, Light, Water, Comfort, and Fitness contribute to overall occupant well-being mind water light fitness comfort air nourisment WELLNESS The business case for designing spaces with the health and wellness of staff is becoming clear, with salary and benefits being the greatest cost per-square-foot in the commercial office space. Investments in systems and technologies, such as natural ventilation, daylight harvesting, radiant heating/cooling, and clean water delivery can create not only a direct impact on how productive your staff is, but can also greatly mitigate missed time due to illness or exhaustion. WHY IT MATTERS? Because we now spend 90 % of our lives INDOORS Our body processes are directly interlinked with nature. However, according to research from Terrapin Bright Green, nearly our entire day takes place within the built environment. To create productive spaces, we must consider incorporating nature directly into our designs. Terrapin s study Biophilia in the Built Environment notes that the simple gains made by providing occupants clear views to nature, or using natural elements like timber in the design. Design strategies such as radiant heating and cooling, daylight harvesting, and water filtration systems also greatly improve occupant performance.
