3 INTRODUCTION Our investors understand the link between property value and Sustainability and expect us to track and improve the performance of their assets. Jonathan Wener, C.M., Chairman & CEO A WORD FROM OUR CHAIRMAN & CEO 2014 was an important year for us, with the addition of Alberta-based Humford Management and its 7 million square feet under management, Canderel took a big step towards expanding its national footprint. We also added to our portfolio with the acquisition (along with our partners Forgestone, OPTrust and HOOPP) of the 27 building 1.7 million square foot Nexus International Business Centre in Montreal. As we grow the company, so too does the role that Sustainability plays in our business. Our investors understand the link between property value and Sustainability and expect us to track and improve the performance of their assets. In addition, tenants increasingly want to occupy sustainable work spaces which not only reflect their commitment to the environment but also positively impact the health and well-being of employees. A WORD FROM OUR SUSTAINABILITY OFFICER In 2014 Canderel continued to expand the role that Sustainability plays throughout our organization. Highlights included achieving LEED EB: O&M Gold certification at 777 Bay Street in Toronto, implementing a LEED and BOMA BESt training program for our Leasing team, the expansion of our tenant engagement programs including the establishment of tenant green teams, as well as the development of Sustainability initiatives at our Alberta affiliate, Humford Management. Canderel also continued to work closely with organizations such as REALpac and the Recycling Council of Ontario in efforts to benchmark industry performance of building energy and water use, and waste diversion. We will work with our Property Management and Marketing teams to standardize our tenant engagement programs. This will include providing the necessary tools to expand and track our engagement efforts. In collaboration with our service providers, we will improve the quality of our waste diversion data across our portfolio with the goal of reporting on this metric within the next two years. In addition, we will work with our consultants to better understand the steps that we can take across our portfolio to positively impact the health and well-being of our tenants. We feel that the business case for sustainably operated spaces can extend beyond reductions in utility costs into gains in employee productivity and reductions in absenteeism if properly implemented. 3

4 HIGHLIGHTS The training provided us a deeper understanding of green building certification programs and the benefits they can provide our tenants, Bradley Birks, Director of Leasing, NEXUS LEED & BOMA BESt TRAINING FOR LEASING TEAM After launching a LEED training program for our Property Management and Operations team in 2013, Canderel proceeded to do the same with our Leasing staff in Training was provided to our teams across Canada on both the LEED and BOMA BESt certification programs. The sessions compared and contrasted the programs and provided a number of case studies from Canderel's portfolio. This initiative is a part of a growing collaboration between our Leasing and Sustainability departments. We believe that both tenant recruitment and retention will benefit from a greater understanding and ability to communicate the benefits of occupying sustainable buildings. The training provided us a deeper understanding of green building certification programs and the benefits they can provide our tenants, said Bradley Birks, Director of Leasing, NEXUS This achievement brought our total of LEED certified office space to over 3 million square feet. 777 BAY STREET ACHIEVES LEED GOLD CERTIFICATION In 2014, 777 Bay Street became Canderel's first property to achieve LEED Gold certification under the Existing Buildings: Operations & Maintenance (EB: O&M) program. This achievement brought our total of LEED certified office space to over 3 million square feet. Attaining LEED Gold certification is a testament to the long-term approach towards Sustainability that Canderel has adopted at 777 Bay Street since The certification provided our Property Management team with the opportunity to engage with our tenants and provide information on the benefits of LEED EB: O&M and to thank them for their cooperation and participation in the certification process. In addition to communications and events, our outreach efforts included holding a number of lunch-and-learn sessions for groups of tenants on the impact that LEED certification had at 777 Bay Street. 4

5 HIGHLIGHTS In both cases the projects have been a success with our tenants and have provided Canderel with a vehicle to encourage local food production. TENANT GARDENING PROJECTS In 2013, our Property Management team at 14 Place du Commerce on Nuns' Island in Montreal worked with our tenant Yellow Pages to inaugurate an employee-run organic garden. Seven raised planter boxes were built and a variety of vegetables and herbs were strategically planted to ensure ideal growth environments. The project has proven to be very popular with the Yellow Pages' staff, many of whom were first-time gardeners. Not only did it provide Yellow Pages employees with fresh produce but the program also benefited the community as half of the harvest was donated to a local food bank. In 2014, we repeated the experience at 14 Place du Commerce and expanded it to another property, the Technoparc Montréal. In both cases the projects have been a success with our tenants and have provided Canderel with a vehicle to encourage local food production. 5

6 HIGHLIGHTS Our relationship with Canderel has provided us with a valuable resource in regards to Sustainability, David Judge, President, Humford Management CANDEREL AND HUMFORD MANAGEMENT COLLABORATING ON SUSTAINABILITY In early 2014, Canderel completed the acquisition of Humford Management Inc. The company manages approximately 120 properties representing 7 million square feet within Alberta. As the company will continue to operate under the Humford banner, Canderel has collaborated with their Property Management and Operations teams to help Humford develop its own Sustainability program. In the early stages, our efforts are focused on the development of a building benchmarking program for Humford's major office properties, the creation of tenant outreach programs, as well as providing guidance on green building certification projects. Our relationship with Canderel has provided us with a valuable resource in regards to Sustainability, said David Judge, President of Humford Management. With their assistance, we have developed the ability to assess the environmental performance of our buildings and improved our Sustainability related communications programs. In 2015, we look forward to expanding our benchmarking and outreach programs while working with Canderel to significantly expand the size of our certified-portfolio through the completion of both BOMA BESt and LEED EB: O&M certification projects. 6

7 SUSTAINABILITY PERFORMANCE Performance data represents consumption from 2009 to 2014 for those properties in Canderel's office portfolio over which we have annual performance data and operational control of building systems. Per square foot consumption is based on gross leasable area (GLA). ENERGY Energy performance data reflects electricity, natural gas and deep lake cooling consumption and is presented in equivalent kilowatt hours per square foot. Energy consumption per square foot across our portfolio remained constant at 30.1 ekwh/ft²/year in While electricity intensity dropped slightly over the course of the year, increased heating requirements due to colder weather resulted in higher than average natural gas use. In spite of this short term trend, energy intensity as of the end of 2014 is down by 14.5% against a 2009 baseline year. GHG EMISSIONS Greenhouse gas emissions reflect those associated with building energy use (natural gas, electricity and deep lake cooling) and are presented in kilograms of carbon dioxide equivalent per square foot. The 6.9% increase in emissions per square foot in 2014 is directly related to higher natural gas consumption as a proportion of total energy use over that period. Carbon intensity as of the end of 2014 is down by more than 9% against a 2009 baseline year. 7

8 SUSTAINABILITY PERFORMANCE WATER Water use reflects indoor and outdoor water consumption and is presented in litres per square foot. Water consumption across our portfolio once again improved in 2014 with a 6.5% year to year reduction. Current consumption is down by 13% against a 2009 baseline year. Canderel continues to identify water saving o p p o r t u n i t i e s t h ro u g h o u t o u r portfolio, such as improvements to fixtures and fittings, the adoption of dry-cleaning methods and maximizing the performance of water-intensive building cooling systems. Since 2009, we have expanded the amount of certified space in our portfolio by over 1.7 million square feet. BUILDING CERTIFICATION Canderel continues to increase the use of both LEED and BOMA BESt across our portfolio. Both programs provide us with tools to assess our level of p e r f o r m a n c e a n d i d e n t i f y opportunities for improvement. In 2014, the size of our certified portfolio continued to increase to more than 3.8 million square feet. This number now includes over 3 million square feet of LEED certified office space. Since 2009, we have expanded the amount of certified space in our portfolio by over 1.7 million square feet. 8

DEVELOPMENT Canderel works closely with our partners and consultants to ensure that our development projects not only serve our clients' needs but also benefit our communities. We hold ourselves to exceptionally high standards for both our commercial and residential development projects. Commercial highlights include the LEED NC Certified Bell Campus in Montreal, the LEED CS Gold certified Export Development Canada headquarters in downtown Ottawa, and our planned LEED CS Gold Tour Quartier des Spectacles project in Montreal. Residential highlights include the recently completed 80 storey Aura at College Park and DNA 3 projects and the forthcoming YC Condos in Toronto and the LEED Silver certified Upperwest project in Ottawa. In addition, construction is well-underway on the landmark Tour des Canadiens project in downtown Montreal. 10 CANDEREL IN THE COMMUNITY The following are some of the charitable and communitybased activities that our staff are involved in: In 2014, Canderel and our staff continued to give back to the communities that support us by donating both time and resources to numerous organizations and causes. Celebrating its 25th anniversary, the Défi Canderel had its most successful campaign to date raising over $1.2 million in 2014 alone. This brings the total to close to $11 million donated for cancer research at the Rosalind & Morris Goodman Cancer Research Centre at McGill University and the Institut du cancer de Montréal at the Université de Montréal.
