12 TELUS (PSI Net) DATA CENTRE Address: 73 Laird Drive, Toronto, ON Size: 201,118 SF Type: Design-Build Data Centre 8 Manoj Gupta, Director of Corporate Development, said that Telus got a brand new cross-canada fibre optic network, and a brand new data centre in Toronto (formerly owned by PSI Net and design-built by Urbacon) that he describes as the best in the world. The Washington Post PROJECT OVERVIEW PSI Net (later Telus) was designed, constructed and occupied in a remarkable seven months, nearly four months sooner than a building of this size and complexity would normally be completed. Meeting this accelerated schedule meant that design was evolving while the structure was being erected. The additional challenges of residential proximity, existing tenants and a high level of technological complexity demanded a strong team and creative scheduling. PROJECT DETAILS Originally a four-storey munitions factory, work began on the building while tenants were still in place, which meant that keeping the existing systems functioning was a major concern. In order to erect the fifth floor steel superstructure to house the 16 UPS/ Generators, critical electrical distribution and cooling towers, the original air conditioning system was relocated from the roof and suspended off the side of the building. The entire fifth floor structure was supported on rubber isolators to eliminate equipment noise and vibration from being transferred throughout the building, thereby creating the effect of a floating floor. Four giant mechanical shafts anchored to the corners of the building distribute services from the basement. Working only at night and in winter conditions, the steel frame was completed in a remarkable four weeks. Revised building circulation required decommissioning an elevator, extending an existing freight elevator, extending four stairwells and complete rebuilding of two others. Steel supports were cut into exterior walls with channels of HSS tubing to support the curtain wall and metal panel system of the main building. The 12,000SF operations centre was reframed and reinforced with steel and clad with curtain wall. Custom interiors reflect the high-tech nature of the business. As a testament to our success on the project, Telus subsequently awarded Urbacon contracts to upgrade the power supply and UPS in addition to fuel storage and supply upgrades.
13 CHALLENGE To convert a tenant occupied industrial building into a state-of-the-art data centre within a remarkable seven month timeframe while minimizing impacts to occupants and nearby residences. This allows any system, subsystem, or any component within the system to be isolated for maintenance repairs without compromising infrastructure integrity or interruptions to any client power systems. The mechanical systems solution combined the latest available technology with unprecedented distribution and redundancy strategies to provide a stateof-the-art facility. It will also feature the following green technologies: A rainwater collection system that will save 18 million gallons of water a year An innovative passive free air cooling system that delivers significant energy savings over traditional designs A highly efficient power distribution system that is not reliant on transformers, requiring 26 fewer tons of copper wiring to build 14
19 The data centre has received LEED Gold status for design and construction and is also Tier III certified by the Uptime Institute for high availability and resiliency. The building is in the top 2% of data centres for efficient use of power in North America. This Tier III certified data centre has been designed to be in the top 2% of data centres for the most effective use of power in North America. CHALLENGE Construction of a new Tier III certified data centre in the National Capital Region for Bell Canada which has significantly enhanced the availability of highly secure data hosting in the region with one of the most energy efficient facilities in North America. UNIQUE ASPECTS This facility will help meet the demand for top-tier data hosting with an exceptionally green, cost-effective facility that supports the development of world-class technology solutions and provides high-speed access to one of Canada s leading cloud providers. 20 ROGERS MARKHAM DATA CENTRE ESNA PARK UPGRADE Address: 45 Esna Park Drive, Toronto, ON Size: 84,000 SF Type: Design-Build Data Centre Urbacon s value-add lies in our crossdisciplinary team: we leverage our internal engineering, construction and design teams to support our FM projects. Existing facilities can be extremely difficult to improve efficiency while maintaining operations. This solution provides a PUE below 1.2 for the expansion. PROJECT OVERVIEW Conversion of a 50,000 SF building into an 84,000 SF data centre, including an 11,000 SF computer room, command centre and network lab, 6,500 SF of technical support spaces and 35,000 SF for the Programs Development Group. Additionally required the construction of two switch stations for Rogers Wireless with a total area of 11,400 SF. PROJECT DETAILS Urbacon worked with Rogers Shared Operations for the project goal of building a Data Centre to service Rogers customers. An 18 high access floor was cleverly extended into adjoining office spaces resulting in unified office space both spatially and visually. Sprinkler and chilled water pipes were placed in open trenches with drains below the finished concrete floor to ensure isolation of water and efficient use of space for air distribution and cable trays. Additional scope of work included power upgrade and office area renovation to 16
21 CHALLENGE To convert an existing industrial building into a unified data centre/office complex, with subsequent expansion projects. UNIQUE ASPECTS Substantial structural and mechanical upgrades to the building were required to successfully complete the project. INNOVATION An 18 high access floor was cleverly extended into the adjoining office spaces resulting in unified office spaces, both spatially and visually. existing building, electrical, and mechanical equipment. Double the critical power was installed by adding a second module to each system without interruption. The power system was upgraded to a Tier III/IV standard: 2 new 500 KVA utility services, each from separate utility loops. Critical power upgraded to System+System (N+N) 1,670 KVA per system expandable without interruption in two stages. Each system consists of two 1,336 KW UPS coupled to 2.2 MW engines - one unit per system installed. Urbacon also designed and implemented a cable management system.
