3 Executive Summary The deployment of Fiber Optics in Gated Communities around the world is beginning to lead to exciting developments for the next generation of real estate developments. In particular, infrastructure based on Fiber Optics is providing the foundation for smart communities and cities where a number of technologies and services are combined to create an enhanced value proposition for residents. Smart homes connected to these networks can utilize services such as e-health, e-education and e-government as well as access digital media and high-speed Internet. Sustainability is also integral to the smart community with many environmental initiatives, such as smart grids, slowly becoming a reality. 4 Our Offering We provides both Analogue and IP Telephone services allowing residents to make and receive local, national and international calls. Residents will have access to high speed internet via Fiber Optic cables to each house. We also offer a free internal call service which allow all users and facilities within the development to communicate with each other. Our Value Offering Free Internal Calls All users can contact one another/contact gate house free of charge within the development The SmartSec service comprises of an Integrated Intercom and Visual Verification System. The Integrated Intercom System enables the user and the development s security to communicate with each other (by using your telephone handset) free of charge. The Visual Verification System gives each user access to the visual feeds received from the CCTV security cameras at the gatehouse/common areas. These live feeds can be viewed on your television set.

5 Flashbay s proposed approach and timeline Flashbay will Design, Build, own & operate a Reliable Fiber Optic based network infrastructure that will provide all ICT/ IP based services e.g. Cable TV, Internet, VoIP, CCTV, Intercom and other value added services in 1 dynamic platform.

6 Our Approach: Phase 1 We will install & configure or core-network equipment in the gate house. This will be used to control the whole network, and as an entry point for any other provider. We will install & maintain our own Electricity Meter. We will insure all our equipment against accidental fire, theft and any other insurable risk.

7 Our Approach: Phase 2 The main fiber optic infrastructure will be deployed through out the development, to each and every house. The fiber optic cables will be pulled on the existing ducts, and no civil work will be done on the development.

10 Our Approach: Phase 5 The service is commissioned. Each resident will have the option to purchase internet from the preferred internet provider, using the infrastructure already in place.

Future proof Solution: Since our infrastructure is fiber based, this means that it is robust and scalable to suit future bandwidth hungry applications from the residents.

12 Benefits of Our Solution Heightened Safety & Security The Integrated Intercom and Visual Verification System helps facilitate the verification of visitors and other individuals requesting access to the premises, and enhances the development s overall safety and security. Avoiding System Duplication/Save Costs There is no need for the developer to install a separate Intercom System in the development, as the service is already available from the fiber optic infrastructure.

13 Billing Flashbay East Africa Limited will install, own, and operate the network at our own cost. Network Service Activation fee per house shall be agreed upon by interested resident and Flashbay East Africa Limited. Residents will choose service provider of the choice, who will be required to terminate their service at the gate house. These service providers shall pay a monthly fee which shall be agreed upon by the service provider and Flashbay East Africa Limited. Should a resident decide to use our internet service, the monthly Internet Charge shall be agreed upon by interested resident and Flashbay East Africa Limited. In consideration of the high network deployment costs, the developer shall offer Flashbay East Africa Limited and exclusive 6Year contract, to own and operate fiber optic network in the development.

18 INTERNET SERVICE PROVIDERS All providers terminate their service at the gate, and the residents get service in their individual houses on a plug and play basis. Providers do not have to dig trenches/hack walls to connect new clients in the estate. No security risk of having technicians from different companies going inside the estate to troubleshoot network problems. Flashbay East Africa has an existing contract with Jamii Telecommunications to install & maintain their award winning Fiber to the Home Internet Solution- Faiba to residents of Gated communities across the country.
