Box 323, Olympia, WA No. 1 Board of Directors Frank Posthuma, Jr., President Bill Bowers, Vice President Linda Bures, Oscar Becerra, ACC Chairman Newsletter Editor Carol Becerra, May Issue General Meeting The Board of Directors were elected at the General Meeting of the held on February 22, 1999, at the City of Lacey Community Room. The positions of Vice President and were filled at a subsequent Board Meeting due to the resignations of Ed Whitney and Colin Corbin. Cyndy LaFond, Shannon Poe, Cyndi Sims and Veravahn Tate were elected as s. Bill Bowers and Linda Bures were also elected as s but were subsequently elected to the Board. Architectural Control Committee The Architectural Control Committee (ACC) consists of Oscar Becerra, Chairman, Bill Bowers and Ginger Bowers. The function of the ACC is to review modification requests made by homeowners and to oversee the landscaping of the common areas. This would include building, painting or siding changes, as well as other alterations for compliance with the Declaration of the Covenants, Conditions and Restrictions (CC&R s). Please use the attached Request for Modification Form for requesting changes to your property. The following reflect documented changes to date. (5) Addendum B submittals for lot development (25) property modification requests (3) documented complaints of non-compliance The ACC meets on the first Monday of the month, and/or as needed. The Committee would like to extend their support for any questions you may have regarding compliance with the CC&R s. You may contact the ACC through the Association PO Box or by sending directly to a Board member on the following page. The Association and Members In 1994 the developer, Novastar, and nine other builders; Continental, Donohue, Edwards, Forum, Gemini, Greenbrook, Mansfield, Olson and Woodside, ventured to develop Avonlea and later Lexington. They established regulations and incorporated the Avonlea Homeowners Association to govern and maintain uniformity during and after development. Each homeowner has received privileges to the common areas and is subject by deed to the CC&R s, Bylaws and decisions by the Board of Directors. Compliance and participation help ensure that we keep property values up and maintain pride of home ownership for every member. Please contact the Association for more information. Landscaping Issues The Architectural Control Committee is currently reviewing our landscaping needs and interviewing prospective landscapers. We want to ensure that we are getting the best services at the best possible price. Locking Mailboxes The locking mailboxes were installed and service was in place as of April 29 th. The mailboxes were provided by the City of Lacey Postal Service, so no funds came out of the Homeowners Association for their purchase. This saved the Association approximately $1,100 per mailbox unit. Our only expense was for the concrete. If keys are lost, locks can be replaced for $15. Please direct your inquiries to Steve McDaniel at the Lacey Post Office We have received feedback for and against the new mailboxes. All in all, the new mailboxes should ensure safety of our mail delivery and pick up service. LP Siding: Limited funds and time is running out! If you think you have LP Siding, consider the following: Settlement is usually at 5% depreciation per year. Payment may take several months to over a year. Was it installed prior to January 1, 1996? LP has distinctive & repeated knot in wood pattern. Damage possible by swelling, rot, mold or fungus. 2 or call to obtain claim forms. Web Page and Voice Mail The Association is planning to put up a web site in hopes of providing better communication with its members. On this web site we would like to publish the monthly Board Meeting Minutes, CC&R s, Bylaws and current newsletter, as well as other useful information. Another service we will be looking into is a voice mail service so that you can communicate with your Board and Committee Members 24 hours a day, whether by or voice mail. The goal is better, more convenient and more frequent communication. We would encourage all of you who are online to Frank Posthuma with your address. He can be reached at frankpjr@ix.netcom.com. This will enable us to update our records and keep you informed via of important happenings of the Association. Avonlea Budget Updates of the budget may be requested at the monthly meetings. A complete accounting of assets and expenditures is presented at General Membership meetings. Future Events The Board is considering holding a community picnic this summer in the park. We will keep you updated as this develops. Future Meetings Board Meetings are held on the second Monday of each month at 7:00 p.m. We encourage your attendance and participation. The next three months of Board Meetings are scheduled as follows: June 14 th at 7:00 p.m. to be held at the home of Bill and Ginger Bowers, 4115 Avonlea Drive S.E July 12 th at 7:00 p.m. to be held at the home of Linda Bures, 4300 Avonlea Drive S.E. August 9th at 7:00 p.m. to be held at the home of Frank Posthuma, 4312 Seville Drive S.E. General Meeting & Elections September, exact date to be announced. From the President Greetings Neighbors. It is my privilege to serve as your President. The Board of Directors, listed at right, consists of dedicated volunteers who will do their utmost to keep Avonlea a pleasant, and livable place. What this association has lacked over the years is two-way communication with the members. To this end, we are planning to put up a Web Site, and we are also considering Voice Mail. In addition, monthly Newsletters will be the norm. The Board is here to serve you. From the Vice President We encourage your participation in the Association to make this a better and more livable community for all of the members to enjoy. We are at your service to assist with any questions you may have. Oscar Becerra ACC Chairman oscarol@integrityol.com Oscar and Carol moved from Oregon in October Oscar s background includes law enforcement, teleproductions and insurance. He is employed by State Farm.

3 Linda Bures Linda and Larry have lived in Avonlea for several years. She has recently taken the duties of and is a tremendous contribution to the Board.
