By Ellen J Taft Neighborhood Garage Sale Harbor Glen HOA held their first Neighborhood Wide Garage Sale and it rained cats and dogs, as we used to say. Several homes put out their sale items inside their garages and simply opened their door at 7:0am; for those few home owners, sales were brisk. Unfortunately, by 9:0am the rain made everyone close down. We will try again in the Spring! The HOA Board has discussed the disappointment with the rain, so we will try again in the spring. The tentative date is set for April 27, Why Should I to do this? Clean out that crowded garage Make some extra $$$ DATE Saturday April 27 TIME WHERE Meet your neighbors What if it rains? 8 AM to 5 PM Your Driveway We will do this come rain or shine, so, start praying for sunshine for that day, NOW, lol. Safety First! You may wish to take extra precautions this holoday season to protect any belongings in your driveway or front yard. Maybe, ask a neighbor to check your front door for any delivered packages so no theif is tempted to take your boxes.

2 Christmas Contest! 2019 Annual Meeting Saturday February 9, 10:0 AM At the Mt Creek Library Your HOA Board has set the date for this year s annual meeting. Make plans now to attend; no excuses, we want to see all of you there. On Sunday December 16 th a group of non-residents, will drive through our subdivision and select a First, Second and Third place winner. First place receives $198 off their 2019 dues. Second place receives $100 off their 2019 dues. Third place receives $50 off their 2019 dues. In order to be considered for one of the prizes, your HOA account must be paid in full, you cannot be an HOA Board Member, and you cannot have won a prize in the past 2 years. Judging will take place in the evening, so be sure to have those lights on! A few of the items to be discussed are: Annual dues Collections Report Legal actions taken this past year Enforcement of ACC rules Clean-up of illegal dumping on our lawns Sales prices have escalated in our HOA Need for more volunteers Election of HOA Board Members. If you would like to volunteer to serve on the HOA Board for a two year term, please contact the office and we will place your name on the ballot. The CC&R s that govern our sub-division state that you need to be a lot owner (you do not have to be living in the home) and your account is in good standing at the time of the election. The volunteer board meets about 9 or 10 times a year to take care of the neighborhood s needs and to oversee the 6 common areas the HOA owns. We also need more volunteers for other committees to help our HOA succeed. Page 2

3 Yard Rules being enforced! By Architectural Control Committee We are so pleased to report that after only two months of mailing violation notices, the vast majority of residents have corrected their violations. There were over 0 homes that had been storing their trash cans in their driveways and this past week there were only 9! You asked the HOA Board to make an intense new effort to bring all 161 homes into Yard Compliance, and the new system is working. The Yard Rules were established in 200 and were a part of the legal documents you signed when you bought your home. You can download a copy of all the rules off our web page at HarborGlenHOA.com/Documents When a Violation is noted during one of the twice monthly inspections, the first Violation Letter is mailed, two weeks later we mail a Friendly Reminder letter, two weeks later a Warning Letter, two weeks later a Certified Letter of Violation and Fine are mailed, if the issue is not corrected. Fines can and will continue to be assessed until the violation is corrected. CC&Rs page 9 Article 5.0. Lawns Each home s front and side yards are to be watered, mowed, edged and flowerbeds clear of weeds. CC&Rs page 21. Dallas City Code also states the grass is not to be more than 6 to 8 inches tall. We want to see more homes making a concerted effort to get and keep out the weeds in their front yards. No Trash Cans in driveway Trash Cans are NOT to be left in the street after trash day, nor can they be stored in the driveway. Cans are to be stored in the garage or off to the side of the home. This is also a City Code and the HOA will work closely with City Code Compliance Officers to enforce. Fences All fences are to be maintained or replaced by the homeowner. If you share a fence with a neighbor, Dallas City Code says you both own the fence and are both responsible for fixing it. If you want to change the look of your fence you need to apply for a Variance from the HOA. CC&R Article 6.0. No trash Items to be stored in side-yards. Do We Have a Bad Pet? By your HOA Board Sign up now for Alerts We have developed an list of HG residents who want to be alerted by of events of interest to our residents. The events might be important meetings, minutes of the latest Board meeting, cautions to watch for certain suspicious activities, or any other item which requires fast notification to our residents. It is not intended to replace our regular newsletter. To Sign Up for the Alerts List send your name, Harbor Glen street address, and address to the HOA Manager Manager@HarborGlenHOA.com Your address will only be used for the HG mailing list; it will not be given or sold to others. Dallas City Code Section 7-.1 does not allow dogs or cats to run free (leash law). Section 7-.8 does not permit these animals to defecate on your property. The HOA recommends having a friendly talk with the offending dog s owner. If that has not worked, you can call 11 and report the owner. Dallas Code Compliance will address the violation and can issue a citation for these violations. Page

4 Want to Save Over $,000? By Secretary of HOA In December, you will be receiving your HOA invoice for the 2019 Annual HOA Assessment of $198 which is due back to the HOA by the first of February. Please be sure to get your check in on time. If for some reason you cannot pay on time, contact Ellen J Taft to set up a payment plan. Setting up a payment plan is far better than just ignoring the invoice because you have a contractual and legal obligation to make the payment and the legal expense costs needed to collect the amount are your responsibility. The HOA can and will file suit against a homeowner who ignores paying. Read below what happened recently to a homeowner. The HOA is currently working with a homeowner who failed to pay their assessment for the last three years. They owed assessments totaling $ plus all the associated fees and expenses of collecting the past due amounts. Here are those additional costs: Late & Administrative Fees $1,20.00 Attorney Fees $2,70.00 So the homeowner is responsible for $, and is paying an extra $,02.00 that they could have avoided. Also, the homeowner had to sign an Agreed Final Judgment and Compromised Settlement Agreement which will allow the HOA to foreclose on their home in the event they default on the agreed-to payment plan. The HOA takes unpaid assessments very seriously and that is why you are urged to pay the assessment on time or set up a payment plan before you become delinquent. New Resident of Harbor Glen?
