4 1 Queensland Valuation and Sales a) Select Queensland Valuations and Sales from the Confirm Main Menu. Read the agreement to the end and click I Agree. 4 of 16

5 b) From the QVAS main menu, choose the search you require. Tip: Use the QVAS Menu button to return to this menu from any QVAS screen. Use the Main Menu button to the Confirm Main Menu. 5 of 16

6 2 Address Search This search returns a browse list of up to 500 properties in alphabetical order based on the address details you enter. a) Select Address Search from the QVAS Menu. b) Enter Your Reference, the Property Address and click $Search$. Note: To speed up your Street Type/Suburb searching: Select Select Type or Select Suburb to display a search Street Type or Suburb pop up screen. Enter the first three letters of the search field before the % Click Find Click the name of the Street Type or Suburb to copy it to the Address Search screen. 6 of 16

7 c) From the list of properties displayed, select Title Search to perform a Queensland Land Titles search on the property. d) Selecting Title Search displays a pop up screen. Click OK to continue. e) A Queensland Land Titles search screen with lot and plan details prefilled will display. Click Search to continue. 7 of 16

8 f) Select the Title Reference/s required using the checkboxes and click $Search$ to complete the order. g) Select the COMPLETED link to access your search result. 8 of 16

9 h) The Results Summary will display. Select the View Result for link under the Your Results section to view the search result. Tip: Other Related searches can also be requested. The list of searches will be displayed. Select any searches required and click $Search$ to complete a new search. Related searches are separate from the search you have just performed and will incur their own additional charges. 9 of 16

10 3 Owner Name Search This search returns a list of properties that match the registered proprietor details you enter. a) Select Owner Name Search from the QVAS Menu. b) Enter Your Reference, the Surname or Company Name and/or Given Names and then click $Search$. Tip: Improve your search results by adding a % (wildcard) to your Surname/Company Name and Given Name searches. c) From the list of properties displayed, select Title Search to perform a Queensland Land Titles search on the property. 10 of 16

11 d) Click OK to continue. A Queensland Land Titles search screen with lot and plan details prefilled will appear. Follow the steps for ordering a title search as shown in section 2 (d) above. 11 of 16

12 4 Property Search A Property Search retrieves a list of up to 500 properties which match your search criteria. You can search on the Real Property Description (Lot/pan), Address, Owner Details and Owner Type. a) Select Property Search from the QVAS Menu. b) Follow the on-screen instructions regarding which fields to complete, then click $ Search $. 12 of 16

13 Note: To speed up your searching: Click on Select to display a search Street Type, Local Government, Zoning, or Land Use in a pop up screen. Enter the first three letters of the search field before the % Click Find Click the name of the search field to copy it to the Property Search screen Improve your search results by adding a % (wildcard) to your Surname/Company Name and Given Name searches. c) Select Property Report to carry out a Property Search on the property. Selecting Sales Report will launch a pop up window, generating a Sales Search Report on the property (See Section 5 (d)). Selecting Title Search willm perform a Queensland Land Titles search on the property. d) Selecting Property Report displays a pop up screen. Click OK to continue. e) Your Property Details report will be displayed. 13 of 16

14 5 Sales Search A Sales Search retrieves one or more sales records matching your search (up to 500 results can be returned). a) Select Sales Search from the QVAS Menu. b) Enter Your Reference. Enter the Real Property Description (Lot/Plan), the Property Address, Price Range Criteria, Agreement Date Range, Vendor Details, Purchaser Details, Owner Type and click $Quick Search$. This will find the last 500 sales matching the criteria. 14 of 16

15 Clicking $Search$ will attempt an exact match and will create a list of one property match if successful. Note: To speed up your searching: Click on Select to display a search Street Type, Local Government, Zoning, or Land Use in a pop up screen. Enter the first three letters of the search field before the %. Click Find Click the name of the search field to copy it to the Property Search screen. Add % (wildcard) to your Surname/Company Name and Given Name searches to improve your search results. 15 of 16

16 c) Click Sales Report to carry out a Sales Data Search on the property. Click Property Report perform a Property Search on the property. Click Title Search to perform a Queensland Land Titles search on the property. Click New Search to begin again. Click Refine Search to return to the previous screen. d) Clicking Sales Report brings up a pop up screen. Click $OK$ to perform a Sales Report search. e) Your Sales Data report is displayed. 16 of 16
