1 LANDSHARK BASICS LOG IN AND REGISTRATION Prior to using LandShark, all users must register. No charge applies when searching indexes. The statutory fee of $2.00 for the first page of a document and $1.00 for each subsequent page applies only when downloading a document image. Credit card users will be charged an additional $4.00 service fee per session regardless of the number of documents printed. Click on the Register hyperlink to reach the registration page. One time and occasional users that choose to use a credit card will be prompted for credit card information at a later time if a document image is requested. Credit card use will pre-authorize $50 per session, but the actual charge will only reflect the documents purchased plus the service fee. Those individuals who work in a real estate related business that would benefit by regular use may choose to set up an escrow account or a monthly subscription. An account can be converted at any time. If you feel this would be a better option for you, please contact our office at or michael.mazemke@co.waupaca.wi.us for further information and assistance. 2 HOW TO NAVIGATE THROUGH LANDSHARK Waupaca LandShark is divided into 4 tabs that represent the major functions of the application. ABOUT TAB This tab is edited and maintained by the Waupaca County Register of Deeds, Michael Mazemke. It gives users information about the LandShark application and the county recorder. It also may contain other information that may be helpful to LandShark users. [2]

3 SEARCH TAB All searching of real estate records is completed using the search tab. A sub tab is selected depending on the type of search you would like to perform. SEARCH BY NAME Waupaca County s primary index was set up as Grantor/Grantee with an index begin date of June 27, Type the name you are searching using last name, followed by a comma and then first name. Exact Search and Instrument Group boxes are optional, depending on how narrow you would like your search to be. In general the less specific a request the more broad the search will be. Example: Enter Hans if you don t know if the name is spelled Hanson: or Hansen. Any documents found matching your search criteria will be listed alphabetically on a Results page. Select from this list, or narrow down your search by clicking the Back button on your Internet browser and entering more detailed search criteria. [3]

4 SEARCH BY DOCUMENT NUMBER SEARCH BY VOLUME AND PAGE Use one of these options when you know the Document Number or Volume and Page of a document. Although our current grantor/grantee index only dates back to June 27, 1964, all recorded document images from Volume 319 (Document ), dated November 28, 1961 forward are available by Document Number and by Volume and Page. This will only include Lis Pendens from January 1996 to present and Federal Tax Liens from April 1998 to present. [4]

5 SEARCH BY LEGAL DESCRIPTION To review the history of a particular piece of property, you can search for all documents that reference the legal description of that property. Waupaca s tract (legal description) index has a begin date of January 1, By providing all or part of the legal description as search criteria, you can bring up a list of the documents sorted by legal description from that date forward. You can then select from this list the individual documents you wish to view. [5]

6 SEARCH BY LEGAL DESCRIPTION (CONTINUED) Select a Search Order Ascending: list documents in oldest to newest order Descending: list documents in newest to oldest order Select an Instrument Group to narrow your search to only certain types of documents (OPTIONAL) Select a Search Match Search Matching Tips: Contains: This is our broadest search option. It will display the most search results. Contains Specific: Contains Specific searches are less broad than Contains. This search does not display government lots, unless they are included in the search criteria. Contains Specific searches return any documents whose indexing data includes the search criteria entered. No additional documents whose indexing data is blank or whose indexing data is similar will be displayed. Exact: Exact searches are the least broad. Search results will include only documents that have indexing information that match the search criteria EXACTLY. For example, if a user searches for a plat name and leaves all other fields blank, the search results will ONLY include documents that are indexed to the plat name with no lots, blocks, buildings, units and garages entered Change the Starting Date or Ending Date to narrow your search to only those documents recorded in the recorder's office on or between the dates you supply (OPTIONAL) [6]

7 SEARCH BY LEGAL DESCRIPTION (CONTINUED) Select a Search Type: Metes & Bounds: Click here to enter Section, Township, Range and Quarter/Quarter location if known Platted: Click here to enter Subdivision, Block, Lot, Other Lot Code Plats-Condo: Click here to enter Condominium, Building, Unit, Garage *To search by Plats or Condos, you may type in the name of the Plat you are looking for and choose the correct one from the drop down. If you are unable to locate the plat in this manner, you may choose the plat locator and find your plat number from the complete list of Waupaca County Plats [7]

8 SEARCH BY PARCEL ID To review the history of a particular piece of property, you can search for all documents that reference the parcel identification number (or parcel ID) of the property. This option may be a helpful searching tool but because parcel numbers often change and were not required prior to 2006, it may be the least complete and should not be depended on as a primary real estate searching source. X represents a number and each underscore represents a blank space. All of the municipalities in Waupaca County will have one of these 3 formats: XX XX_XX X XX XX_XX_XX XX XX_XXXXX With the exception of the City of Clintonville, City of Marion, Town of Dupont, Town of Fremont and the Village of Fremont where you MAY find one of these additional formats: XX XXXXX X XX XXXXX_XX XX_XXX_XX *Please note that the parcel number must be entered with exact spacing. If your search comes back empty, it is likely due to an incorrect format. [8]

9 TO BE DIRECTED TO WAUPACA COUNTY TAX INFORMATION Choose the Tax tab to be directed to the Waupaca County Tax Information Site. This site is maintained by the Treasury Department and any questions regarding tax payments should be directed to their office at (715) [9]

10 TO VIEW AND PRINT AN IMAGE After choosing the document(s) that you would like to view from the list that resulted from your search, you will be directed to a Display Details screen. To view or print a document after reviewing the display detail, click on the image tab. If the image button is gray that means that an image is not available online and you will need to contact the Register of Deeds office directly. If the legals tab is available that will give information on the legal description the document is tract to. If the Grantor/ees tab is available if will list any additional grantors/grantees. After you input the pages you would like, click the download tab. [10]

11 TO VIEW AND PRINT AN IMAGE (CONTINUED) IF YOU ARE A CREDIT CARD ACCOUNT A PREAUTHORIZATION SCREEN WILL APPEAR. Once you have completed the credit card information you will be directed back to the Display Detail screen. By clicking the download tab again your credit card will be charged the statutory fee of $2.00 for the first page of a document and $1.00 for each subsequent page. A $4.00 service fee per session will also be charged regardless of the number of documents printed. Do not log out until your search is complete as credit card information is not stored and each session will generate an additional service fee. The image will download and you may print it off. [11]

12 ACCOUNT TAB The Account Tab is used to change your password. Account Administrators may also add or edit users in this tab. TO CHANGE YOUR PASSWORD [12]

13 TO ADD OR EDIT A USER Those users set up as an Account Administrator can add new users or edit existing users. Account Administrator users are an option with monthly subscription and escrow accounts. [13]

14 TO ADD OR EDIT A USER (Continued) Complete the user information. The required fields are in red. Note that when editing a current user, the fields may already be filled in. Make the necessary changes and hit OK. [14]

15 If you have forgotten your password, you may reset it on the log in page: Enter your user ID and the address that you entered during registration and click Ok. Your new password will be sent to the address you entered. [15]

16 HELP TAB There is a Help tab created by the land records vendor (TriMin). The user guide found in this section is for general assistance and is not county specific. It may contain information not applicable to Waupaca County but may give you a better understanding of navigation details found in LandShark. [16]
