Newsletter Mailing A big MAHALO to Sue Van Blarigan, Janet Drummey, Loretta Klimczak and Barbara Bowling (not in picture) for taking time out of their day to help with the AOAO newsletter mailing. New Employees Please join me in welcoming Ray McGee to the Kamaole Sands ohana. Ray will be working as a pool attendant and replaces the position formally held by Jim Stephens.

Ray has a warm personality and a can do attitude. He started on Tuesday, June 19 th. Please join me in welcoming Ron Sutton to the Kamaole Sands ohana. Ron s first day was June 1 st.

Craig Cathcart, who joined our team on June 9 th, terminated his employment on 6/22. During his short time with us, Craig completed several a/c drip line installations.

3 New Employees Please join me in welcoming Ray McGee to the Kamaole Sands ohana. Ray will be working as a pool attendant and replaces the position formally held by Jim Stephens. Ray comes to us with prior pool technician experience having worked for a pool company in California. He and his wife recently moved to Maui and are still in the process of settling in. Ray has a warm personality and a can do attitude. He started on Tuesday, June 19 th. Please join me in welcoming Ron Sutton to the Kamaole Sands ohana. Ron s first day was June 1 st. Ron comes to us with lots of experience in plumbing, electrical, and carpentry work. Ron has worked as a resident manager for many years on the mainland and on Maui. The AOAO is in the process of seeking a replacement. Kamaole Sands Blue Prints on DVD Our blue print project is complete. Many of the deteriorating property blue prints were transferred to PDF format and are now available on DVD. Owners who have the need to view these blue prints can request a copy of the DVD from the AOAO office. 3

Oceanic Internet Service Problems Concerns have arisen with Oceanic s internet email service, specifically "outbound email" messages.

The "Hospitality Networks" which is what is currently being used by Kamaole Sands and other hotels was recently changed.

Two solutions are currently being recommended: 1) Log in directly to your ISP server and use the email software offered by them.

10-407 Spall Repair Kawika s Painting recently completed the spall repair to the lanai of 10-407. Rebars in the lanai concrete are prepared for sealing.

5 Oceanic Internet Service Problems Concerns have arisen with Oceanic s internet service, specifically "outbound " messages. Oceanic s change in service will affect everyone using Outlook Express, Outlook and some other software programs. The "Hospitality Networks" which is what is currently being used by Kamaole Sands and other hotels was recently changed. According to Oceanic, the changes were necessary to assist in stopping spam s to its users. Two solutions are currently being recommended: 1) Log in directly to your ISP server and use the software offered by them. Commonly used ISP servers are Webmail or Gmail. 2) Covert your condo service to a "Residential" roadrunner internet account at a cost of $44.95 per month Spall Repair Kawika s Painting recently completed the spall repair to the lanai of Rebars in the lanai concrete are prepared for sealing. Completed spall repair to lanai Owner Contractor Referral s Mahalo to Earl Behrendt, who has been responsible for organizing a list of contractor referrals and making the list available for owner use. The list is extremely helpful when seeking service contractors with some history with Kamaole Sands units and owners. Please contact the AOAO office if you would like a copy of the listing. 5

6 Hurricane Season June to November We are officially in hurricane season until the end of November. Maui County Civil Defense Hurricane Preparedness pamphlets are available at the AOAO office. Pick up your copy today! CPR & First Aid It s that time again for our annual CPR & First Aid Training Certification. Instructor, Jean Muldoon RN, held classes on June 13 th for both AOAO and Castle employees. Smoking Benches New Ashtray We are installing 4 more smoking benches which will bring our total to 7 designated smoking areas. These new ashtrays are rain proof and anchored with a cement base. 6

7 Groups at Kamaole Sands Many groups, such as sports teams, wedding, youth, or other large groups who come to our resort have caused problems which exceed that of single rental families. These problems include such things as noise, rowdy behavior in the pool area, excessive drinking, damage to grounds or to individual units and overuse of common areas such as the barbeques. When this type of behavior occurs, the Association incurs costs for extra security and repairs. In addition other guests are inconvenienced. At a board meeting held in December 2006, the Directors passed a unanimous vote to address concerns by adopting the following house rule: HOUSE RULE ARTICLE III SECTION 30: In order to provide an atmosphere conducive to the quiet enjoyment of all guests and owners, any owner or agent renting out (4) four or more units to a group of the same time period shall be required to pay a refundable $ security deposit and the cost of any extra security reasonably required by their stay, at the discretion of the General Manager. To achieve our goal to regulate group conduct, the AOAO will be using the following procedures and request the cooperation of all managing agents. 1. Group Reporting- The managing agent must notify the AOAO of all group bookings. Notification of all existing and future confirmed groups can be faxed to the AOAO office at Include the following information. a) Name of group b) Dates of stay c) Number of units d) Total group pax e) Rooming list (if available) 2. Notification Of AOAO Group Policy- The managing agent is asked to advise all groups of the property s group policies. This includes the required $500 refundable deposit and additional security expense. 3. After Hours Contact- Please provide an after hours Manager on Duty contact number. The AOAO will notify the MOD immediately should problems occur after hours. 4. Arrival Meeting The AOAO would like to meet the group leaders and adult chaperones for condos being used on the day of arrival or the following day. House rules will be discussed and the $500 deposit will be collected (if not sent prior). 5. Rooming List- The AOAO request a rooming list for all groups prior to arrival. The rooming list must include unit number, guest name, and total number of people in the unit. The group leader/coordinator must be identified on the list. It is unfortunate that the actions of a few have caused us to implement stricter regulations and monitoring systems. We will continue to strive to keep the tranquility of our property so that all may enjoy its beauty and will urge owners who rent to work with their managing agents to ensure our policies are implemented. 7

Expedia Poolside Activity Desk Renovation Plan Update We are awaiting the completion of the Hyatt Regency remodel and finalizing bids.

8 Dry Stand Pipe Repair Building 8 Bob Novello was called on 6/14 regarding the status of the dry stand pipe part order. The part that was originally available when we began this project is no longer available. Another part was ordered mid-june and Bob anticipates 8 weeks for delivery. Expedia Poolside Activity Desk Renovation Plan Update We are awaiting the completion of the Hyatt Regency remodel and finalizing bids...we should be good to go within a week or two if all goes as planned. Faith Ver Mehren/Expedia National Swimming Pool Certification Congratulations to Rod Jones, who received his certificate for completing the Certified Pool Operator Course. A/C Drip Line /Lanai Access Air conditioning drip lines are being installed. Many owners have responded to our request for lanai access but we still have many lanai closets that we do not have keys to. Please send us your lanai door key if you have not done so already. More Gym Equipment Mahalo to Jim Van Blarigan, who added more gym equipment to the poolside exercise room. 8

The magnets are already in the AOAO office and the decals are slowly being installed to lanai doors. The two framed signs plus the refrigerator magnet will be available for sale to owners through the AOAO office at a cost of $20 (Maui Condo, $19) for the set of three. In addition, the single framed air conditioner sign will be available separately at a cost of $10 per sign since some owners may have more than one air conditioner. Owners onsite may contact Barbara Dupree at the AOAO office to purchase these signs or your request to craigtc@pacbell.net Owners have the option of either hanging the signs themselves or the ORC can do it for a cost of $7-$9 per condo. We now have several sets of these signs on hand for viewing and purchase in the AOAO office. IMPORTANT CASTLE OWNER ONLY: Cost of three signs installed is $23. This amount will be deducted from your next rental check. 10 Pest Control Our second pest control spraying for the year took place on June 6 to 8, A total of 103 units were not treated for various reasons. Retreatment for those that missed the June 7 th spraying was scheduled as early as 1 week after the initial spraying. Sample Cyber Desk Tom Dove of PCT installed two new cyber desks to the lobby for a trail period. The desk set up provides privacy for the user and looks great. Both desks are equipped with bill collectors for use with cash operation. Water Damage Bldg Ice Maker caused extensive water damage to unit. Repairs still pending Repairs completed Roof leak causing damage to wood flooring and walls. Denial letter from insurance company pending. Water Damage Bldg Toilet water line broke causing damage to units below and to the side / / / / AOAO Insurance paid $41, in damages.
