2 Real Time Energy Management Program
3 What Real Time Energy Management is NOT? NYSERDA RTEM is not incentivizing: Whole-Building Interval metering Whole-tenant space interval metering Controls Demand Response BMS/BAS In-house only use of an analytics platform
4 What is Real Time Energy Management? RTEM is the combination of: 1. Building data collection systems (system, equipment, device, panel level) 2. Data analytics and building data information services RTEM Systems capture discreet energy usage data RTEM Services use the data to develop key insights about building operations and identify opportunities. Value is realized as continuous identification occurs for customers, and improvements are made to operations, interoperability, and capital investments.
5 Qualified RTEM System and Service RTEM Systems are defined as the monitoring hardware and software used to extract, process, and store energy usage data. RTEM Services are defined as consulting services that customers contract with to analyze energy usage data and provide, enable, and/or implement actionable items base on the data. RTEM Services cannot solely consist of software as a service, or SaaS. RTEM Services can incorporate SaaS in to the services contract to use as a tool to provide, enable, and/or implement actionable items only.

Case Study 1 Plant Type Energy Saving Measure
9 Floor Law Office
3 floors had a Dual Duct System - Inefficient
Engineer suggested replacing with VAV system
BUT.. there is an upfront cost to replace the system;
AND.. the system is owned by the building NOT the tenant VS. energy savings will go to the building NOT the tenant
Energy Model of the Tenant Space
RESULT - for the building 25% reduction in costs for energy to service tenant s space savings will payback cost within about 1 year
RESULT - for the tenant No Energy Savings; but Less ductwork required saving tenant $90,000 on cost of build-out
RESULT - overall GHG emissions cut by 350 metric tons of CO 2 e per year
Case Study 2 Process Type Energy Saving Measure
Occupancy sensor based lighting controls 20 a delay of up to 30 minutes is allowed by code
Could lighting be turned off straight away?
BUT.. what if the lights turn off when someone is still there?
BUT.. what if the lights turn off when someone is still there?
Solution 1: high density of sensors VS
Solution 2: find a compromise 10 minutes
Energy Model of the Tenant Space
RESULT - for the tenant no additional cost to reduce the delay time, as sensors and controls were already being installed. doing this will cut the tenant s energy costs by more than 5% 2.5%
RESULT - for the building the building will see a small reduction in cooling energy; but also a small increase in heating energy. 0.75% adding to a 1.5% net reduction in energy costs to service the tenant s space
RESULT - overall GHG emissions cut by metric tons of CO 2 e per year
Case Study 3 People Type Energy Saving Measure
Late working keeps systems on
(1) What if we group late-workers together?
this would let us turn-off other space
BUT: what if some people don t play ball
(2) Flexible workspace for after-hours work
again allowing us turn-off other space
BUT: some may still be unhappy
(3) Incentivize use of designated space
9 Floor Law Office is this worth doing?
Energy Model of the Tenant Space
RESULT - for the tenant Aim to turn-off all but 1 floor in evenings and at weekends doing this will cut the tenant s energy costs by 9%
RESULT - for the building This may also reduce energy use by the building s HVAC systems cutting the building s energy costs, in servicing this tenant s space, by up to 9%
RESULT - overall GHG emissions cut by up to 4,965 metric tons of CO 2 e over the 20 year lease term
Summary
9 floor law office: tenant savings of up to 45%
Project selected better package of savings
Energy saving of over $7.5 million over lease term
