2 DEVELOPING A DIGITAL IDENTITY THE GOOGLE RULES Google cares deeply about the indexed age of both your site and its content. A brand new site that s a newcomer to Google is going to have a far harder time ranking on its SERPs than a site that has indexed age. Google wants to see a healthy link profile that signifies authority. This means quality links coming from quality content across the web with a healthy diversity. It cares about the importance of the sites that are linking to your domain, but also the quality of the content those links are coming from. Thin content with errors, or duplicate content and spun content can really hurt you. Instead, the content not only has to be lengthy, but it has to be well-written, keyword centric and highly engaging where readers are spending a good amount of time digesting and consuming that content. WHEN CREATING YOUR PROFILES - ASK YOURSELF: Ask Why should a client go to my website? Ask If I m a buyer, why would I want to do business with you? Ask If I m a seller, why would I list my property with you? Think of each bullet, phrase, word, picture, and links as an opportunity to do more business. Give people reasons to visit your page, other than just searching for properties. You can include data and documents such as: Your Concierge Services Your Monthly Market Videos or Mortgage Videos Your Property YouTube Videos Your Relocation & Referral Services Anything One Touch Marketing Suite links to Your Property Video Website Your Affiliates WHERE TO MAKE PROFILES? 3 DEVELOPING A MARKETING PRESENCE CREATE AND PURCHASE DOMAIN/BRAND NAME: ( When you are utilizing online marketing, you will want to brand yourself accordingly. Sales Associates will need to concentrate on building a strong digital marketing identity, and paying attention to their identity, social channels, and online actions. Your online image will directly parallel your offline image. Using only your name will not provide you with the greatest benefits of branding. Ex: John Smith Company Incorporating your name within your business identity can be used. Ex: John Smith Arizona Real Estate Group Tying your brand name to your profession is a great way to get more search results. Ex: John Smith Biltmore Real Estate Group CREATE USERNAMES 1. Research names you would like to use for your real estate business Search for names on Register.com or GoDaddy.com. If they are not available cross them off your list Narrow down your list to 5 names and decide the best one (or ones) to use When you are happy with your name, purchase the domain name from Register.com or GoDaddy. com Once you develop a name, you will use this name across all of your marketing 2. Pick a name and use that name for all of your online marketing. Consistency is key in building your brand. 3. DO NOT RUSH - Take your time, and make sure you are happy with your new brand name 4. Facebook only allows you to change your username once. If you make a mistake or have buyers remorse then you will need to create a new page and start your likes from scratch. 14 BROKERAGE PAST SALES UPLOADS We will happily upload past sales on behalf of your agents to display on their Zillow & Trulia profiles. WHAT INFORMATION IS NEEDED? Please a CSV template directly to BrokerPastSales@Zillow.com with the following information for each individual past sale. If information is missing, or the file is not formatted correctly, we won t be able to add the sale and a report will be provided back to you with details. Agent Name Agent Full Property Address with Zip Code Sold Price Sold Date (mm/dd/yyyy) Side Represented (Seller or Buyer) DO S AND DON TS To ensure your agents past sales are uploaded as accurately and as quickly as possible, please follow the best practices below: DO provide the agent address associated with the agent s Zillow profile. This is how we will know which profile to associate the past sale with. DON T continue to send CSV spreadsheets with repeated past sales. Each CSV file should contain net new past sales for our team to upload. DO send an individual entry for each side if the same agent represented both sides. There should be two records for each side (buyer and seller). DO allow 4-6 weeks for our team to upload past sales as this process is manual. DON T include a sold price if you are in a non-disclosure state. If you are not, price is required. DON T provide this information to individual agents as this service is provided to you as a brokerage partner.
