1 Creating Your Own Documents in RealtiWeb To create your own document in RealtiWeb use the following instructions: 1. From the Tools menu, select Documents. 2. Click on the blue text at the top right hand corner of the screen that reads Add a new document The Add a new document wizard enables you to easily define the attributes of your new document by progressing quickly through 5 different steps: Document Wizard - Step 1: Document Name First, enter a name for the document into the field provided. When the document has been named, click NEXT to continue. Creating Your Own Documents in RealtiWeb Page 1 of 10

2 Press the Next> button to go to the next step of the wizard. Document Wizard - Step 2: Document Category The next window gives you two separate options regarding the placement of the document in the Docs list. Either the document can be created without being attached to a specific category (in which case it goes to the Other category), or it can be placed within a category chosen from the drop-down menu. 3 OR Document Wizard Step 3: Applicable Deal Types The third window outlines the deal type to which the document applies. The document can apply to one or all deal types. When the deal type(s) have been chosen, click on the NEXT button to continue. Creating Your Own Documents in RealtiWeb Page 3 of 10

4 Document Wizard - Step 4: Type of Document The fourth window determines what type of document is being created. A dropdown menu is provided where a document template must be chosen. Select the type of document template from the drop-down menu. Again, once completed, click the NEXT button to continue. Creating Your Own Documents in RealtiWeb Page 4 of 10

5 Document Wizard - Step 5: Document Looping The fifth window determines whether the document will be looped, and if so, what detail in the file it will be based on. Looping is required where there are multiples of a types of field or type of information such as mortgages, transferees, transferors, etc. A drop-down menu is provided to select the looping criteria if the document is to be looped. Once the selection is chosen, click on the FINISH button. Creating Your Own Documents in RealtiWeb Page 5 of 10

6 OR 3. Next, you will see the Document Setup window. At the top of the window, all of the attributes already chosen for the document in the Document Wizard can be edited by clicking on the Edit Attributes button. The Template chosen can also be edited by clicking on the ellipsis button to the right Creating Your Own Documents in RealtiWeb Page 6 of 10

7 of the Template Used field. Clicking on Click to Edit Margins, Fonts, etc heading opens a window with editing options for the margins, fonts, and paper sizes. This screen will allow format changes to be taken automatically from the template default, or you can manually change each setting. 4. The Document Settings provide the option to make changes manually, or to automatically generate settings and information with template defaults (note that the field options vary with the type of document requested in the Document Wizard). The changes can be made by clicking on the ellipsis and drop down arrow buttons. The checkboxes underneath the dropdown fields determine whether such items as the Legal Description and Closing Date will be included in the Re-line. 8 5. Below the Document Setup is the Document Body Section, where body text will be added. The text can have both manually entered, and pre-existing clauses. Manually entered text can be inserted be clicking on the arrow. Pre-existing Clause Selection Create Your Own Clauses You can also paste text into a new clause by pasting it into the Create your own clause space. 6. If the pre-existing clauses are chosen, there are a few options. The list of clauses can be displayed in one either of two ways, the Library view, or by Document view. Listing the clauses by Library sorts them into groups or related clauses, while listing them by Document lists and then by the document they can be found in. 9 7. Listed by Document View 8. There is also an option to display clauses only related to a Purchase, Sale or Mortgage, and whether or not to display the clauses by name, instead of in a grouping. Once a clause has been previewed and chosen, it will be inserted into the document when you click OK at the top of the window. Creating Your Own Documents in RealtiWeb Page 9 of 10

10 Clauses are listed by Name 9. At the bottom of the screen beneath the document body, fields regarding the options available for signatures to be included in the document will be provided (these vary depending on the type of document). In the instance of creating a letter, two fields (the signature and the electronic Signature) determine how the signature is to appear in the document. Click on the drop down arrows to display all possible options, select Use Template Default to automatically input the default setting. Once all fields have been entered and all options have been chosen, scroll to the top of the screen and click on the button. The document should now be available along with all other documents in the Docs section. The button can be chosen to make a copy of any of the documents provided.
