4 Page 4 Getting Started This system requires that you use Internet Explorer 6.1 (or higher), latest service packs applied Connections: High speed internet, Processor: Pentium IV or higher with 256 MB RAM, Recommended Printer: Laser Jet with 4 MB RAM, downloadable True Type fonts, Operating System: Windows The first time you log on to on a particular computer, Login page, your system will be prompted to run a LDD Online utility. You can run the utility automatically, or you can save the utility and do a manual install. (This is preferred after the utility downloads to your desktop, close all internet explorer windows and then double click on the utility to run it) You will also need to click on the hammer. The hammer will bring your system current with any updates installed. By clicking the green checkmark, this will add the ATGF to your list of approved sites. Clicking on the hammer at the start of each day should keep any new updates posted to your computer.

5 Attorneys Title Guaranty Fund, Inc Page 5 After you run the utility: On your computer desktop open Internet Explorer, and go to the website The following window will appear: On the ATGF Login, complete the following information: Field Name Account User Password Description Type the account, provided by ATGF and supplied to you by your firm administrator Type the user, an ID provided to you by your firm administrator who created it Type the password, a unique password based on your firm s password criteria and provided to you by your firm administrator. Click

6 Page 6 Ordering a Title Search Report (Colorado Properties Only) On the main screen under controls click on create a new file. Be sure to answer both questions correctly. EPIC can be used if the file is going to another underwriter other than ATGF for a small fee.

7 Attorneys Title Guaranty Fund, Inc Page 7 Once you answer both questions, here is the next screen The file number can be one you create Click Transaction Type Insert address and zip. Town and County will auto populate, but if you change it, be sure the county is in all caps to calculate premium correctly Continue with the property details and click Create File.

8 Page 8 Request Title Search Click Request Title Search to order your TSR Complete Title Search Contact Person and info and click Proceed with Title Search Request It will then have a pop up asking if it s ok to proceed and if you click ok, the next screen shot will give you confirmation the order was sent. Your status will change to Requested.

9 Attorneys Title Guaranty Fund, Inc Page 9 When your order is in Search status here is the screen shot. Once your report is finished your status will change to Complete. Your TSR is now ready to retrieve.

12 Page 12 Once you answer both questions, here is the next screen The file number can be one you create Click Transaction Insert address and zip. Enter Purchase price, Purchaser Name and Seller Name, Be sure to check that the names match vesting and check box before issuing commitment. Policy date is the Closing date and commitment date is the effective date. Click on the Owner Policy Details This is the date the old policy was recorded and must have been within the last 6 years to get the re-issue rate. Continue on with the Lender Policy Section.

14 Page 14 Using your left mouse button click on the square box. As you enter different financing institutions this will build a data base for you going forward. Either enter your new financial info by clicking on Add or double click on one of the entries below. In the next example, I double clicked on Chase Home Finance and all their info was auto populated.

15 Attorneys Title Guaranty Fund, Inc Page 15 If you click on the Add Lender Policy by accident, just right click your mouse in the little square box and it gives you the option to remove the mortgage. You will notice at this point that EPIC has already calculated your premium for you.

16 Page 16 Click on the Exceptions/Endorsements Button. Here is where you will find over 100 s of your most used Exceptions, Requirements, and Endorsements. Let s start with Exceptions. The following information is for training purposes only and should not be used for setting up a specific commitment. A couple of the more common Exceptions would be for easements and covenants.

17 Attorneys Title Guaranty Fund, Inc Page 17 Click on Easements and here is the screen you will see. Let s click on General Plat Exception

18 Page 18 Here is your next screen. Be sure to check the commitment box. If you want the exception to appear on both your owner policy and your Mortgagee policy both boxes need to be checked. Click close and your exceptions will be saved to your commitment. You will now see the exception listed. You can edit or delete it at this point. You can continue to add the additional exceptions you need for your commitment. This information will be saved for your policy as well if you have checked the policy boxes

19 Attorneys Title Guaranty Fund, Inc Page 19 Let s look at the Requirements Section. We want to call for the Release of the Deed of Trust and a new Warranty Deed. Under the Requirements heading, click on Mortgage/Deed of Trust. Here you will find the Release of Deed of Trust along with other Requirements. Click on Release of Deed of Trust Here is where you want to click on the gray boxes and fill in your specific information. Click close and it will save it to your commitment

20 Page 20 Ok, Let s click on Endorsements. The most common endorsements used in Colorado are 100 and 8.1 Here you can see I have clicked on Common Endorsements, Clicked on the 8.1 and 100, closed the screen and they are now saved to my commitment. If you do not locate the exception or requirement you need, you can click on the Quick Type link at the bottom of the screen, and enter your specific one with a copy/paste command from your document Go back to the top of your screen and click on Commitment

21 Attorneys Title Guaranty Fund, Inc Page 21 You will have an option to preview or issue new commitment. When you preview, your form will be in a PDF format and will have DRAFT on it. Once you have previewed and everything looks correct you can click on Issue New Commitment and you will then see your commitment listed. Once you have issued your commitment, you can no longer edit this version. You will need to go back to the Exception/ Requirement screen and update your changes and issue a new commitment. They will then be listed in chronological order.

22 Page 22 Completing a Closing Protection Letter Once you have completed your Commitment, you can go to your main screen and click on the CPL tab. At this point you can search existing CPL s or create a new one. For the sake of this manual, let s create a new one.

23 Attorneys Title Guaranty Fund, Inc Page 23 Here is the new screen pop up: Everything looked good on the preview of our file so we clicked Issue. This is the link that needs to be given to your lender.

24 Page 24 Now your CPL has been generated. At this point, you can the hyperlink (see arrow) to your lender and they would need to click on the link to retrieve the document. If any information is missing a pop up will appear indicating what is needed. The most common error message we see will be the loan number is missing. If your lender is requiring a branch address to be on the CPL and you only see the drop down for your corporate address, please contact customer support at and they can add your branch address to your profile.

25 Attorneys Title Guaranty Fund, Inc Page 25 Typing a Policy Open File On GenInfo Page Proof your closing date this will be the dated date for your policies Proof your sales price this will be the owner insured amount Proof your buyer names this is the grantee on your deed and your insured owner Proof your lender, the loan amount and the loan number if available Click on Policies tab Click on Commitment Details, Click on Owner Policy Details, and Click on Lender Policy details to verify information is correct (For Schedule A)

26 Page 26 Be sure to check that the New Deed of Trust borrower matches new vesting deed and click the box. Click on Add Lender Policy IF NEEDED Enter the Reception Number or Book and page Information. The Deed of Trust info will auto populate but can be edited if needed. General Exceptions Your Survey Exception and Mechanic Lien Exception should be there from the commitment. Check the box for the policies that apply and select action if needed. The close button will save your information.

27 Attorneys Title Guaranty Fund, Inc Page 27 ISSUES/SPECIAL EXCEPTIONS Check the box for the policies that apply Your Deed of Trust will automatically populate for your owner s policy. ADD any additional documents recorded at the closing (agreements, easements, etc.) Modify Tax Language Accordingly. Pull in your policy tax language and check the box for the policies. Requirements No action is needed. Schedule C Typically no action is needed. Endorsements Check to see that they are selected. Click on the Policies tab. Click Preview to review each of the policies.

28 Page 28 You will notice while in Preview, the policies will have DRAFT written across the page. This is to give you an opportunity to print a copy of the policy to review for accuracy without having to issue. This is your final opportunity to make sure the policy is accurate. Once the Issue Policy button is clicked, that is your final policy and no editing or changes are available to the policy. Click ISSUE POLICIES button in top right corner. You can now view the policies to print, save to your computer or .

29 Attorneys Title Guaranty Fund, Inc Page 29 Monthly Statement Click on Tools and you will see the Agent Monthly Billing Report Your statement will appear. Please print and attach this statement to your payment. Note: If you have already remitted for any of the above items on the statement, click on the already paid box, enter the amount and check #, and subtract from balance due.
